Differences between men and women in the Czech labour market

This thesis consists of five articles that apply current world research on labor economics at the Czech Republic and confirms the significant differences between men and women in this market. It shows that gender has a significant influence on the preference on the labor market and, consequently, on employment and health. First, the thesis shows that preferences are relevant determinant of career and then we study the difference in preference of salary for men and women. Subsequently it shows that gender plays a significant role in explaining the relationship between homeownership, and unemployment, as well as unemployment and health. The first chapter was able to demonstrate that the preference for a career has a positive influence on the choice of career. The influence of higher education on prioritizing career proved to be positive and significant. Probability of a career choice is reduced by the presence of children, however, is not dependent on their number, which is contrary to the theory of preferences. The second chapter shows that Czech women prefer more non-monetary rewards than men. It has also been shown that people with university education are same in the preferences of non-monetary rewards regardless of the gender of the respondents, however, compared to the world's research, the Czech higher education increases this preference. It turned out that women prefer risk less than men. The third chapter demonstrates that although the housing market undermines labor mobility and employment in the Czech Republic at the regional level, therefore, that in regions with a higher rate of home ownership is higher unemployment, at the individual level, the owners of housing are unemployed are less likely. The estimates are significantly different for men and women. Men living in owner-occupied housing have a higher likelihood of employment than women. At regional level, however, this thesis shows that the high rate of home ownership increases unemployment for both men and women, in the long run only to women. The fourth chapter showed that men transition to homeownership reduces the likelihood of unemployment next year. For women, this relationship has proved to be insignificant. In addition, as insignificant showed the opposite relationship, the transition from unemployment to the newly acquired home ownership. The last chapter shows that the change in the working status to unemployment will increase in the future probability of worse health. Influence in less than two years, however, proved to be significant. An important conclusion is that men have a significantly stronger relationship between health and unemployment than women.
The analysis of financing options for executing new thermal insulation of an apartment building including the proposal of optimal amount of repairs fund

The subject of the work is put forward and evaluate different financing options including thermal insulation of residential building list of essential criteria and generalization optimal procedure. Analysis of the individual components of long-term backup or repair fund, determining the optimum amount of funding inserted before insulation. Determine which folders and to what extent will be affected by thermal insulation of the house. Part of this work is to determine the normal price of a residential building as a whole and explanations of technical terms.
A Critical Analysis of Feasibility of a Development Project

Diploma thesis elaborates the issues of the development projects. One of the sections of this thesis brings out necessary description and break down of the development activities and risks that are part of the development projects. Substantial part of the thesis aims on the evaluation of the projected profits (revenues) from the sales of the residential apartment units. Section studies all factors that have impact on the cost, e.g. locality, architectural disposition and more. Practical section of the thesis explains and comments on evaluation of the development project "residential house" Pilot 3 and projection of the revenues of this project.
Narušuje trh bydlení pracovní mobilitu a zaměstnanost v České republice?

The main goal of the paper is to find out whether homeownership can have detrimental effect on employment in the Czech Republic. The Oswalds conjecture is tested on the set of panel data across Czech regions between the years of 2005--2012. By testing model similar to the Oswald's I receive the similar result that the rate of homeownership leads to higher rate of unemployment in following years. The second model tested in the paper does not support previous findings that regional rate of homeownership has negative effect on individual's probability of being unemployed. Possible refinements to the model are presented as inspiration for further research.
What is the price elasticity of demand for owner-occupied housing for region of Pardubice?

This bachelor thesis examines an assumption that a demand for owner-occupied housing is price-inelastic in the district of Pardubice. The data for the period from 2008 to 2012 are used in the thesis. The test has proved the demand for housing is truly price-inelastic; it means that 1% increase in housing prices causes a decrease by 0,85 % of demands. Some control variables are also added into the model. This expanded model estimates coefficients in range from 0,72 to 0,96 in absolute values.
Proprietary housing and current possibilities of financing

The main goal of this bachelor thesis is to analyze the use of instruments of housing finance through the financial market and housing policy and its instruments. The first part will focus on the general characteristics of housing, its peculiarities, classification of forms and financing instruments, focusing on building savings and mortgage lending. The individual objective is to analyze the current product offerings of the Czech financial market intended for housing and a comparison of their main properties. The analytical part will contain model example comparing the conditions and the use of housing finance instruments selected financial institutions in the current period and selection of the most suitable solution for the chosen model situation.
Possibilities of housing financing

Státní podpora vlastnického bydlení

Státní podpora vlastnického bydlení je zaměřena v České republice na podporu bydlení na poptávkové straně, tedy převážně na podporu stavebního spoření a hypotečního úvěrování. Pojem bydlení je vysvětlen obecně a charakterizuje bytovou politiku dle jednotlivých forem bydlení. Zhodnocen je i vývoj bytového fondu v České republice, z kterého vyplývá, že bytová výstavba neustále roste. Jednotlivé formy bydlení můžeme rozdělit na bydlení v osobním vlastnictví (vlastnické bydlení), družstevní bydlení a nájemní bydlení, které můžeme dále rozčlenit na soukromý a veřejný nájemní sektor a neziskové nájemní bydlení. Bydlení by mělo být finančně dostupné pro všechny domácnosti a výdaje za bydlení by neměly neúměrně zatěžovat důchod domácností. Za zdroje financování bydlení můžeme považovat hypoteční banky, komerční banky a stavební spořitelny, které nabízejí širokou škálu produktů k financování bydlení. Nástroje státní podpory bydlení dělíme na poptávkové a nabídkové. Nabídková strana je zaměřena na podporu investorů (obce, kraje) a nízko a středně příjmových skupin obyvatelstva prostřednictvím vládních subvencí a dotací. Poptávková strana se soustředí na podporu spotřebitelů, kde je státem podporováno vlastnické bydlení prostřednictvím individuálních subvencí. Státní podpora je zaměřena na podporu hypotečních úvěrů, stavebního spoření, ale je poskytována i nepřímo prostřednictvím daňových úlev. Jednotlivé instituce se předhánějí v nabízení produktů ze stavebního spoření a hypotečního úvěrování, díky nimž lze financovat vlastnické bydlení.
Effectiveness of the Ownership and Rental Housing

Práce se snaží zhodnotit vliv výběru oceňovacích metod na efektivnost vlastnického a nájemního bydlení. Na základě výpočtů na konkrétním příkladu se rozhoduje o tom, při jaké kombinaci metod je výhodnější si konkrétní nemovitost koupit a při jaké je lepší v ní zůstat jako podnájemník.
Financování bydlení

Práce pojednává o financování bydlení se zaměřením na tržní zdroje financování. První část se věnuje obecné charakteristice pojmu bydlení a bytová politika a dále se zabývá vývojem bytového fondu v ČR. Rovněž jsou zde vymezeny formy bydlení ? bydlení v osobním vlastnictví, družstevní bydlení a nájemní bydlení. Druhá kapitola je zaměřena na zdroje financování a podrobněji se věnuje popisu hypotečního úvěrování, stavebního spoření a některých druhů státní podpory orientovaných do sektoru vlastnického bydlení. Třetí část se zabývá vývojem stavebního spoření a hypotečního úvěrování v ČR. Poslední kapitola obsahuje porovnání stavebního spoření s Rakouskem a Slovenskem a věnuje se také hypotečnímu úvěrování v Dánsku.
