COMPARISON OF MARKET PRICES OF FLATS WITH PRICES SET BY COMPARISON METHOD ACCORDING TO VALUATION REGULATIONS WITH FOCUS ON REVIEW OF PARTICULAR QUALITATIVE PARAMETERS

PhD thesis solves problems of mutual comparison of real estate market prices with prices found out in a comparison way according to price regulations. The thesis is focused on real estates of type housing units, flats which are found within the area of former district city Havlíčkův Brod. From time point of view, years 2009 - 2014 were solved. Within this period, first of all data collection was under way followed by grouping information on separate trading in housing units, flats. Obtained market prices were consequently confronted with prices found out in a comparison way according to relevant price regulations. Obtained results were analyzed, this analysis was focused on chosen marks and their qualitative zones at separate indexes. Upon achieved results and newly gained knowledge, partial modifications or corrections in price regulations are proposed. Another output of this thesis is a proposal for introducing new coeficients. These make provision for difference of market and found out prices of housing units, flats in area of former district city Havlíčkův Brod in years 2009, 2010, 2011, 2012, 2013 and 2014. Thanks to this, common price is possible to estimate retrospectively with the help of price regulations. At the very conclusion of the thesis, these coeficients were applied in different former district city in Vysočina Region, in concrete terms in Žďár nad Sázavou. In this way, possible use of these newly proposed coeficients was introduced in other former district cities as well which is, nevertheless, necessary to be verified in practice or subject to other research.
Price Comparison of an Apartment Building in the Cadastral Area of Přerov According to the Valid Valuation Regulations

The aim of this thesis is to determine and compare the price of the apartment building as a whole provided a combination of cost and the valuation of yield and price of the apartment building, found the sum of individual apartments in the same house after the owner of the distribution statement. In both cases it is the valuation according to valuation regulations. But because today is often valued property for purposes of credit control, I will always be the direct comparison of the valuation according to the rules of valuation estimate just for the purposes of credit control. Furthermore, they address the issue of interpreting the concept of a block of flats (lot of flats together in one house), which is frequently used, but is nowhere defined. I found that the total price of flats according to the valuation rules, is higher by 32% compared house as a whole and the award for credit management, the total price of apartments increased by 31.4%. As can be seen from the preceding sentences, the price of the apartment building can be changed only by changing the way property, no construction-technical changes, as well as 32%.

The theme of the dissertation is design of new building of community center with a vicarage. The building is designed as a flat for a vicar, office of a vicar, new rooms for meeting of the churchgoers and new garden. The vicarage is designed near of church. The vicagareis designed in an area, which is prepare for building of cottages. The old vicacare is in old house in the other part of street Kostelní, than is the church. Existing flat for the vicar is unsuitable. Theobject is designed with one or two floors. The object is designed of tree parts: living part – a flat of the vicar and a flat for visitors, a community center – a parish hall and a hygienic rooms, an office part – an office of a the vicar and a clubroom. All parts of building are divide with fiction, design and used materials. The building is designed with a traditional materials as wood, concrete, masonry. The shape of building is designed from three diferent blocks. An parish hall i designed with rectangle layout, in the hall are designed two windows. The north-west corner of hal lis designed higher than other part sof room, because this corner is situated to church. This window is designed with frame in cross shape. The second window is connection between the garden and hall. The external fasade is designed from smooth concrete with links, that are designed in cross kapes. The links are designe as some crosses, that are designed in gold section. The office of vicar is designed with wood arc beams. The external fasade is designed from titanzinc sheets. The fasade is designed as wall and roof. The end fasades are designed from glass walls, because wood beams are a dominant of this part of building. The living part of building is designed with two floors. Th structure is designed with traditional technologies from masonry and concrete or wood slabs.

The bachelor thesis elaborates the project documentation for the construction of an apartment house in Ivančice, located in the South Moravian Region. The apartment building has two above-ground residential floors and one basement, with four residential units and common areas. The vertical loadbearing structures are made of ceramic brick technology. Horizontal structures are made of ceramic beams and inserts. The building is roofed with a flat roof.
Multifunctional building near little chapel - Židenice

This bachelor thesis deals with the design of a mixed-use building at a crossing of two streets, Táborská and Nezamyslova, in the district of Židenice, Brno. The aim of the work is to come up with a new architectural and urbanistic concept, which will also enhance the vicinity of the building. The house itself has four storeys. The ground floor is reserved for commerce, such as shops, and a future expansion with a small cafeteria is planned. The following three floors are residential. Part of the second floor serves as a roof terrace for the inhabitants of the building. The structure terminates with a flat green roof. There are two underground parking storeys, with places reserved not only for the inhabitants of the building, but also of the surrounding area, which improves rentability. The concept tries to unify the corner of the two streets and reacts to the surrounding structures. The last house on Táborská street is a three-storey house, while the one on Nezamyslova is a two-storey one. For those reasons, the floor plan of the building has the shape of an “L”, and there is an indent in the eastern part, which corresponds with the house on Nezamyslova street. This indent forms the aforementioned roof terrace. The concept also incorporates the public space in front of the house, which is dominated by a chapel. This area shields the building from the noisy streets. A large amount of greenery, especially birches, is proposed in this space, to improve the greenery coefficient of the plot. The façade consists of hung anodized aluminium panels, which are anchored into the walls of the structure. The object is located in a very busy area, which makes it obvious to use the ground floor for rentable commercial spaces. The apartments themselves are placed into the following three floors. The aim is to reduce the noise from the street as much as possible, and thus the sleeping and living rooms are all oriented into the private courtyard. There is a total of 14 apartm

This bachelor thesis elaborates the project documentation for the construction of an apartment building in the village Jemnice, located in the Vysočina Region. The apartment building has two residential floors (and one basement floor) and has four residential units and common areas of the house. The vertical loadbearing structures are made of ceramic brick technology Porotherm 50T Profi Dryfix with integrated mineral wool in cavities. Horizontal structures are monolithic. The roof is made up of a flat roof with extensive greenery. The design emphasized increased comfort in use and the overall modern concept of an apartment building.

ABSTRAKTNÍ Cílem předložené bakalářské práce je provést návrh a vytvořit projektovou dokumentaci obytného komplexu umístěného v Brně-venkově (Rajhrad). Budova má čtyři bytových jednotek v každém z pěti nadzemním podlaží. Byty v každém podlaží jsou umístěny symetricky vůči sobě a mají identickou dispozici. Sklepení je navrženo především jako úložný prostor, kočárkárna pro ukládání jízdních kol a kočárků, úklidová místnost prádelna a sušárna a toalety. Nosné stěny konstrukce jsou tvořeny z bloků z vápenného písku, dále příčky z vápenného písku, a monolitické desky. Sklepní prostory tvoří monolitické konstrukce. Střecha je plochá. Celá budova je funkčně i architektonicky navržena s ohledem Na danou lokalitu.

Content of this thesis is proces and structural layout design of subject „SENIORS’ BOARDINGHOUSE“. It’s a wide subject, which south wing is designed as single-storey with cellarage, central subject is two-storeyd without cellarage. Wooden shelters are connected to north and south wing. Architecture has been chosen in order to make a subject evoking calm and positive impression for retirement aged persons living. Roof structure is double-pitched shape with two main skylights. Roof is red coloured and a facade is white. Interior space of subject is designed to satisfy a demands for comfortable living of single persons (one-room flats) as well as retirement aged couples (2+KK flats). Round the subject there are situated further tinier subjects there designed for utilization by seniors, but for those who are still active. Subject is brick, founded on continuous footing and spreading slab. Roof structure is constructed of wooden bearing rafter framework which is, in case of main object, designed with central binding rafter and collar roof in case of north and south wing. Subject is insulated with External Thermal Insulation Composite System, roof is covered by ceramic roof covering in combination with folded sheet metal covering. Main living quarters is situated in first and second above-ground storey of central subject, restaurant with background lie in south wing and wellness available for public as well is situated in north wing. In basement of south wing there is technical background of whole subject situated there as is garage, technical room, service room, bicycle room and storage. Next the kitchen staff background including storages for kitchen lie here.

Main objective of my bachelor’s thesis is elaborating design documentation for performs of structures for apartment building in cadastre unit town of Velká Bíteš with almost zero consumtion. Object is located on the edge of the town in built-up area designated for living in apartment houses, on quiet flat plot number 2051. Apartment house is located on the edge of the plot and no its volume does not disrupt original charakter surrounding buildings. Object is designed like apartment house with a cellar and 3 above-ground floor containing 8 apartment units. Ground floor contains 2 apartment units and the other two floor contains 3 apartment units in each floor. 7 apartment units are designated for 3 to 4 members of families, 1 apartment unit in ground floor is designated like a accessible flat. To ensure parking space for transport is necessary to built a parking place, pedestrian walkway and space for waste storage. Structural system is wall and masonry system made from clay bricks HELUZ. Ceilings solved in the same construction system like a ¨put together¨ceilings HELUZ MIAKO with addition reinfored concrete slab in area of cantilever balcony slab and area of stairs. Roof is designed like a warm flat roof.

It describes state housing aid and its designation. It deeply describes savings and mortgage loans. Final part solves family’s housing need with the use of several financial sources and offers optimal solution based on multiple criteria.
