Income Approach of Property Valuation and Financial Modelling

The purpose of this diploma thesis is to clarify partial techniques of real estate income approach valuation. The object of this thesis is to create a complex overview of valuation techniques and methods used in income approach valuation. First, basic methodologies from field of market economy, valuation, financial mathematics and statistics, will be defined. In next section of this thesis, the income approach valuation methods and techniques will be defined as well as contribution of financial modelling to this approach. Following, several properties will be generalized in terms of cash flow inflows and outflows and exact techniques will be applied accordingly.

The goal of this diploma thesis is to determine the insurance payment that should be paid to the insured person in case of fire of a detached house in Louka. The theoretical part defines basic terms related to valuation of real estates and insurance industry. The following practical part focuses on the valuation of the immovable property in Loučka using the cost approach in three different periods of time. Subsequently the expenses for repairs are determined by using the method of itemized budget, using BUILDPower S. Lastly the determined insurance payment is compared to the insurance contract.

This dissertation thesis determines market prices of apartments in various cadastral areas of Brno city, based on market research. These are compared with the prices identified by current valuation rules. The differences are subsequently analyzed. Based on the knowledge gained, a new approach to the process of property valuation is suggested.

In the doctoral thesis is an analysis of comparative method for family houses according to the valuation regulations. The analysis focuses on individual characteristics and qualitative zones and their impact on set price. The analysis is made by specially created database of offer prices of family houses and by comparing with the cost method according to the valuation regulations. Based on the results of the analysis is designed a new form of characters and qualitative zones. The thesis is concluded by summarizing and discussion of results and their contribution.
The valuation of construction in implementing and operating phases of the life cycle

This thesis treats about evaluation of construction in the operating phase and in the implementing phase of the life cycle, too. The thesis is e.g. about theoretical and practical budgeting of building object, real estate evaluation and implementing costs of concrete object. The main aim of this thesis is compilation of price concrete object with the help of budget and valuation by methods for real estate evaluation. In this thesis is done the valuation of object in the actual price level and in the price level of 1976. The price and the material development is illustrated between these ages, too. The real operating costs of object and their development and comparing with average wages are illustrated since 1980 until today.
Assessment of the Suitability of Investment in the Refurbishment of a Building with Unsuitable Layout

Real estate renovation is a complex and expensive affair. From the investment point of view, the economic aspect (cost and subsequent revenues) plays a very important role, which is closely related to the purpose of use, location and condition of the building. The property solved in this work is a terraced family house divided into 3 residential units. Two variants of reconstructions were developed, divided according to their scope. To assess the return on investment in real estate, standard market indicators were used - cost, comparative and revenue methods and was further valued according to the valuation regulation.
Analysis of the Real Estate Market in the Czech Republic and France Focusing on Residential Buildings

This diploma thesis deals with the analysis of the real estate market in the Czech Republic and France with a focus on residential buildings, namely sale and rental of flats. The diploma thesis describes the basic concepts and methods used in real estate valuation in the Czech Republic and France. It also analysis database creation and market segmentation of selected localities. Consequently, both real estate markets will be compared.
Analysis and design of the use of the existing building in Brno

The thesis deals with the analysis and design of a new use of an existing building using the highest and best use method, also known as HABU. The first part focuses on the current state of knowledge and describes the issue in theoretical terms, mainly explaining concepts from the field of construction and real estate valuation. This chapter is supplemented by a research describing the use of the HABU method in the Czech Republic and abroad. In the following sections, the problem is formulated, the objectives of the solution are set and the procedures used to achieve them are also defined. In the design part, individual variants of possible use are presented, which are subjected to tests of the mentioned method. The option achieving the highest evaluation represents the highest and best use of the building.
Evaluation of specific factors in the valuation of agricultural land in conditions of the Czech republic

This dissertation is focused on the identification and evaluation of specific factors affecting the price of agricultural land. It should be mentioned that the market for agricultural land, especially arable land and permanent grasslands, is not fully developed in the Czech Republic and this area is not fully explored. The thesis describes the factors on the basis of which the investor decides when buying these plots. The data needed for this work have been obtained from professional literature, real estate servers, two polls, actual sales, etc. In the conclusion of this thesis all findings are summarized and evaluated. It includes the development of prices in the years 2014 – 2016 based on sales actually realized in the Olomouc Region, Moravian – Silesian Region, South Moravian Region and Vysočina Region. The outcome of the thesis is a proposal of an expert standard. It is necessary to realize that, above all, agricultural land is a specific commodity, as it is unreproducible, indivisible and its offer is limited.
