Rekonstrukce nemovitostí je komplexní a nákladnou záležitostí. Z hlediska investičního hraje velmi důležitou roli ekonomický aspekt (nákladnost a následné výnosy), s čímž úzce souvisí účel užívání, umístění a stav objektu. Nemovitost řešená v této práci je řadový rodinný dům rozdělený na 3 bytové jednotky. Byly vypracovány 2 varianty rekonstrukcí rozdělené podle jejich rozsahu. K posouzení návratnosti investice do nemovitosti bylo použito standardních tržních ukazatelů – nákladový, porovnávací a výnosový způsob a dále byla oceněna dle oceňovacího předpisu. Real estate renovation is a complex and expensive affair. From the investment point of view, the economic aspect (cost and subsequent revenues) plays a very important role, which is closely related to the purpose of use, location and condition of the building. The property solved in this work is a terraced family house divided into 3 residential units. Two variants of reconstructions were developed, divided according to their scope. To assess the return on investment in real estate, standard market indicators were used - cost, comparative and revenue methods and was further valued according to the valuation regulation.
