This thesis is about problematics of easements stalling in the real property and about possible approaches to their evaluation. In the theoretical part the current legal regulation of the basic terms is explained first, then the division of easements and possible evaluation methods. In the practical part this knowledge is applied into the model examples of the evaluation of the utility networks servitude and the servitude of the usage, where the possible approaches are used depending on the purpose of the evaluation and the type of servitude.
Valuation of Real Estate for the Needs of Insurance Companies

This diploma thesis deals with the valuation of real estate for the needs of insurance companies. First the terms that are associated with the valuation of real estate and insurance are defined and the individual valuation methods are described. Problems related to the aim of this work are further formulated here. This is followed by an analysis of the city of Břeclav, a detailed description of selected real estate for valuation. The following are calculations of cost valuation of individual buildings, direct comparison method of the housing unit and determination of minimum insurance values from individual insurance companies and these findings they are then compared. The final part contains a summary and comparison of the results.
Determination of the Amount of Indemnity for a Wooden House

The subject of this thesis is to determine the insurance indemnity after a storm on real estate. The first theoretical part is focused on definitions of basic terms in the field of real estate and insurance. The second part is practical, which deals with the valuation of the assessed construction cost method, ensuring the necessary costs for repair. Subsequently, the amount of the insured property value is determined.
Analysis of the real estate market price in border regions (CZ-PL-SK)

The aim of the bachelor thesis will be to analyze a selected segment of the real estate market in a particular locality (CZ-SR-PL) and to analyze the factors influencing the real estate market. Based on the collection of the necessary data on available properties and locations databases are created, in which the properties are divided according to the type, layout and size of the location in which the property is located. The average market price for a given location is also created from this database. The main roles in the evaluation are the parameters of the properties, area and civic amenities of the site, which may affect the final market price of real estate.
The valuation of the building before and after the reconstruction

The subject of the bachelor thesis is the valuation of the building work before and after the reconstruction. The thesis is divided into a part theoretical and practical. The theoretical part defines the basic concepts of valuation and valuation methods. The practical part deals with the valuation of the property before and after reconstruction by the comparative method according to the regulation n. 441/2013 for making the law about the valuation of property in the version of later regulations and market valuation by the comparative method. The itemized budget is the basis for determining costs and assessing the reconstruction of the property.

Master’s thesis deals with the determination of the amount of insurance benefit after the fire of holiday cottage in Luleč. The theoretical part focuses on the basic definitions of concepts from the area of real estates and insurance. The practical part is concerned with the valuation of judged building by cost method, determining costs of the required repairs and also finding out the new insurance value of the holiday cottage.

Superficies solo cedit The topic of the presented diploma thesis is the principle of superficies viewed from its historic development and its place in current law. The principle stipulates that whatever is found on a land or has arisen from it, becomes parts of it. The superficies principle has been in employment since ancient Rome and has been reintroduced in our legal system after the recodification of private law in 2012 The thesis begins with the historical development of the superficies principle not only in Roman law, but also in the Czech lands, especially with its 1811 AD codification in AGBG. The historical development is followed by a brief description of the departure from the superficies principle following political and societal changes in post-war Czechoslovakia. The denial of the superfecie solo cedit principle survived until the recodification of private law in 2012 by act n. 89/2012 Sb, of civil code. The core part of the thesis analyzes the superficies principle in the Civil Code and related statutory instruments, especially those regulating the cadastre problematics, as this area is most impacted by the principle of superficies. Real estate taxation Abstract The aim of the diploma thesis is to introduce in detail Act No. 338/1992 Coll., On Real Estate Tax, as amended. The structure of the chapters is usually divided as well as the real estate tax itself on land tax and building and unit tax. A detailed analysis of individual tax elements and an examination of possible de lege ferenda proposals for potencial changes that could be made in the Czech real property tax law are provided. The thesis consists of 8 chapters. In the introductory chapters, the thesis deals with the general characteristics of taxes, the various constructional elements of the tax and the changes made by the recodification of private law, which influenced more than just the title of the real estate tax. The main content of the thesis is in Chapter 3, which gives insight into the theme by giving a detailed introduction of the various elements of the tax. The object of the tax, subject of the tax, tax basis and tax rate are presented. Chapters 4 to 7 deal in detail with tax exemption, tax rate issues, tax administration, and the comparison of the revenue from real estate tax and the revenue from the real estate acquisition tax. Comparative study of the czech and spanish legal regulation of the sale of real estate belonging to obligated party within the execution proceedings

The submitted thesis deals with the legal issues of execution proceedings of the sale of real estate belonging to obligated party from a comparative point of view. The thesis compares the Czech and Spanish legal regulations of the chosen narrower topic in the field of execution. The comparison relates both to legal regulation included in the OSŘ and EŘ reciprocally, but also OSŘ, EŘ to LEC as the foreign legal regulation. The first part of the thesis deals with executions generally and the execution proceedings with particular principles of the execution proceedings and the particular ways of distrain. This section also provides examples of the executions illustrated by the sale of real estate and compares particular legal regulations related to the course of the execution of judgment up to chosen particular way of distrain - the sale of real estate belonging to obligated party. The second part of the thesis deals only with the comparison of selected legal regulations about the sale of real property belonging to obligated party in the terms of execution proceedings.
