in English The Concept of the Conquest in the Letters of Hernán Cortés and in the Writings of Bernal Díaz del Castillo Keywords: The Aztec Empire, Bernal Díaz del Castillo, colonization, conqueror, Hernán Cortés, conquest, the New World This bachelor's thesis deals with the portrayal of the Aztec Empire's conquest in two literary works from the 16th century, namely The Letters of Hernán Cortés and The True History of the Conquest of New Spain by Bernal Díaz del Castillo. The thesis is divided into a theoretical and a practical part. The theoretical part deals with the historical context of the period of the discovery of the New World and focuses on the conquest of the Aztec Empire by the Spanish soldiers led by Hernán Cortés. The theoretical part is followed by the practical part, where the literary part is analysed. It relates the historical context to both works and provides basic biographical data of both authors. It also mentions the intentions they pursued in writing their works. The aim of this thesis is to find basic similarities and differences between the two works by comparing the findings.
Assessment of Housing Affordability in Brno and Surrounding Municipalities

The diploma thesis is focused on the assessment of housing affordability in Brno - the city and surrounding municipalities. The theoretical part of the thesis deals with the division of land, etc. The practical part deals with the assessment of housing affordability, including the possibility of financing on a model example. The model situation is focused on a family with an average income in the Czech Republic with a view to long-term financing.
Building design optimization

This diploma thesis deals with the possibilities of optimizing the design of the building and the effect of this optimization on the realization price of the building. Part of this work then is the creation of a practical overview of the principles of the concept, divided into basic categories, so that it is possible to use these principles for the building as a whole, but for a specific part of it. Part of the work is then a comparison of the standard concept with the proposed solution and their resulting price comparison of the realization prices.
The asssessment of reconstruction of damaged building by tornado disaster.

The diploma thesis deals with the assessment of the reconstruction of a building damaged by a tornado. The first part is focused on basic terms from the field of real estate valuation and describes the issue at a theoretical level. It deals with the general procedure for dealing with property damage. It also considers a concrete solution to the situation of damage to a house by a tornado in the Czech republic in 2021. The practical part deals with the assessment of the feasibility of reconstruction or construction of a new house. The requirements for the reconstruction of a specific object are stated in the work. Subsequently, an itemized budget is drawn up, which calculates the costs of the reconstruction of the assessed building. For comparison, the second option is proposed, namely the demolition of the remains of the house and the construction of a new house. The goal of the work is to evaluate whether it is more profitable for the owner of the building to invest in the reconstruction of the damaged building, or rather to remove the damaged building and build a completely new building.
The development of residential real estate and construction costs in relation to the development of the czech economy

This master's thesis deals with the price development of the residential real estate market and house construction costs in relation to the development of the Czech economy. The goal of this work is to investigate relations using common and accessible information between sales prices, bid prices, house construction costs, and the economy and approximately assess the affordability of housing. The theoretical part of the work is focused on supply and demand, economic development, sales prices of properties, their bid prices, house construction costs, demographics, housing inventory, income, and the amount of mortgage loans granted. Then the needed data is statistically processed using correlations with lags, linear regression and compared by their indices. Outputs from this procession are used to answer the hypothesis.
Valuation of defects in real estate

The aim of this thesis is to describe the basic legal defects on immovable property that in some way affect the right of ownership, use or enjoyment. Furthermore, their influence on the value of the property and its marketability is described. Specifically, easements, liens, construction rights, pre-emption rights, prohibition of alienation and encumbrances, leases, sale of shares, foreclosures, leaseholds, auctions, liens, and permanent residences are mentioned. These defects are categorised according to their effect on the value and marketability of the property. Basic property values and basic valuation methods are also described. Some of the valuation methods are applied to the fictitious case of valuing a house with land that is successively encumbered by a conservation easement, an easement of way in perpetuity, an easement of way in perpetuity, a right of way without an established structure, and finally a right of way with an established structure.
Special Cases of Property Valuation

The subject of this diploma thesis are properties that are currently considered non-standard in the regime for property valuation. It is determined the most suitable valuation method for these property types to ensure their maximum market value. Therefore, this work contains approaches, methods and techniques used not only in the Czech, but also in the Anglo-Saxon environment. One of the special cases of property valuation are properties bound to intangible asset. The experimental part of this work therefore studies the influence of goodwill on the property value for two selected locations, the town Hluboká nad Vltavou and Jiří z Poděbrad Square in Prague. The studied effect is tested via mathematical statistics and its rate is then quantified.
Investment efficiency of a home for the elderly in Ivančice

The subject of the diploma thesis is the assessment of the investment efficiency of a new retirement home in Ivančice. For this purpose were analyzed the input data of the local real estate market, the costs of construction of the building and all factors influencing their amount were determined. In next step were determined incomes from renting of bed rooms. Alternatively, the original layout of the building was redesigned into an apartment building. Units – flats and non-residential premises were created on the individual floors. Similarly, for the apartment building variant were determined construction costs and subsequently the income approach value was determined in the case of renting individual apartments and non-residential premises. In the next step was determined total market value of the building using the sum of market values of each apartments and non-residential premises. In the final evaluation, all assessed variants were compared and their investment efficiency was determined.
Right of Superficies in the Context of Valuation

The master thesis "Right of Superficies in the Context of Valuation" deals with an analysis of institute of the right of superficies as defined in Sec. 1240-1256 of the Civil Code as an exception to the principle of superficies solo cedit which allows to build a building on or under land of another owner without this building becoming part of this land. The thesis deals with the current legal regulation of this institute but it contains a historical excursion into the previous legal regulations governing the right of superficies on the territory of the Czech Republic as well. Second part of the thesis deals with an issue of valuation of the right of superficies, both according to the Property Valuation Act and the Valuation Decree, as well as market valuation. The final part of the thesis contains a model valuation of a selected right of superficies according to the valuation legislation, including the interpretation of the findings.
