Development Pojects Financing

The aim of the diploma thesis is to describe suitable options for financing the development project. The thesis is divided into the theoretical and practical part. The theoretical part focuses on the description of the issues used in this environment, as well as on their forms of financing, in which products and finances procedures are described. The practical part describes the financing f the development project and its subsequent analysis when the financial instruments were used. Trough the analysis of the project, we have obtained results that we an evaluate and then choose a better financial instrument whit financial instrument. At the end of the paper, the benefits and benefits that would come from the design used are outlined.
Assessment of the Impact of Social and Environmental Factors on the Real Estate Prices in the Mladá Boleslav District

The goal of the thesis is to assess the impact of chosen social and environmental factors on the real estate prices in the Mladá Boleslav district. The aim is to assess data that can influence the offer and demand on the real estates market. Especially it’s focused on data about purchasing power of the habitants, jobs market and unemployment, environment, the size of the place. Those data are interpreted from the following type of real estates – residential houses, flats 1+1 – 3+1 from real estates servers’ database. The construction of new residential houses and flats and the development of the district are also shortly mentioned.
Financial law aspects of collective real estate investments in the Czech Republic

v anglickém jazyce Financial law aspects of collective real estate investments in the Czech Republic The primary objective of the thesis is to analyse how the financial law regulating collective investments and their taxation is applied to collective real estate investments in the Czech Republic. In the introduction, the thesis positions the relevant legal regulation within the framework of the theoretical classification of the financial law system and demonstrates the importance of collective real estate investments by pointing out the number of entities operating on the market and the volume of assets managed within this investment activity. The thesis discusses the main sources of law, both formal and material, relevant to the field of collective investment and its taxation. With regard to key legislation, the thesis emphasises in particular Act No. 240/2013 Coll., on Investment Companies and Investment Funds, as amended, and the subordinate legislation implementing this regulation. The development of residential real estate and construction costs in relation to the development of the czech economy

This master's thesis deals with the price development of the residential real estate market and house construction costs in relation to the development of the Czech economy. The goal of this work is to investigate relations using common and accessible information between sales prices, bid prices, house construction costs, and the economy and approximately assess the affordability of housing. The theoretical part of the work is focused on supply and demand, economic development, sales prices of properties, their bid prices, house construction costs, demographics, housing inventory, income, and the amount of mortgage loans granted. Then the needed data is statistically processed using correlations with lags, linear regression and compared by their indices. Outputs from this procession are used to answer the hypothesis.

This thesis focuses on the design of paid advertising using the Meta Business Manager platform for a selected company INBIDO s.r.o., which focuses on the mediation of online sales and rentals of real estate through auctions. The thesis consists of three parts. The theoretical part describes marketing with a closer focus on online marketing, the real estate market, and the auction system. The analytical part focuses on the analysis of the paid advertisements that have already taken place within Meta Business Manager, identification of the target group, and competitor analysis. Based on the analysis, the advertising is proposed in the form of a precise procedure in the Meta Business Manager platform environment, together with a time and financial estimate for the proposed advertisement and any existing ones.
Establishing of the Small Company

The diploma thesis deals with the establishment of a small company focused on the presentation of real estate using a drone, 3D scanning and video tours. In the theoretical part, the basic concepts for the establishment of a business are elaborated, the methods of enviromental analysis and the procedures for the creation of a business plan are characterized. In the practical part, first the current state of the sector is analyzed and then a detailed business plan is developed including a step-by-step schedule for its implementation.
Real Estate as a Hedge against Inflation

In recent years, real estate has gained vast popularity as an investment tool, as it has exhibited attractive returns both in its direct, and indirect form. Investments are generally sought after for their potential for profit generation as well as protection from the loss of purchasing power of one's capital. The extent to which individual assets hedge investors from inflation has become a widely discussed topic with conclusions varying across different studies. This thesis endeavors to update the research by observing asset returns and inflation in 4 countries, the Czech Republic, Switzerland, the USA, and China, and analyzing the performance of individual assets in terms of inflation hedging by employing the latest data in a regression model. The studied period covers Q1 2009 - Q3 2022, where all data are in the form of annual returns, benched by individual quarters. With the main focus on real estate, comparison with the performance of other assets is included, namely bonds issued by governments of the observed countries, REITs performance, represented by the FTSE EPRA Developed Index, and stock returns, in the form of the S&P 500 index. Pre-emptive right on real estate

Pre-emption right to immovable property Abstract This rigorous thesis concerns the institute of pre-emption right in the contemporary Czech legal system, specifically in relation to immovable property. The thesis examines the theoretical essence of pre-emption right, however for the most part it focuses on the analysis and interpretation of the applicable legislation. The thesis draws widely on the literature and case law originating from the 1990s to the present. Consistently throughout the thesis, a historical comparison is also made with the legal regulation in force in our territory until the year 1950, drawing numerous incentives especially from interwar case law and legal commentary. Peripherally, although not insignificantly, a comparison is made with the legislation from the socialist period. Occasionally, comparisons are also made with the current legislation on pre-emption right in the Federal Republic of Germany. The thesis concerns both contractual and statutory pre-emption rights. The regulation of the contractual pre-emption right in § 2140 et seq. of the Civil Code is examined comprehensively and in detail, as well as the statutory pre-emption rights contained in § 1124, § 1187, § 1254 and 3056 of the Civil Code. The bachelor's thesis addresses the issue of financing development projects. The first part of this thesis defines the basic concepts necessary for understanding the general issues of project financing. Furthermore, an analysis of the current state of the real estate market is conducted. The key part of this thesis is the design section, where all the knowledge gained during the writing of this thesis is applied to a specific model development project.

This master's thesis examines the impact of marketing on property purchase price. The thesis consists of two parts. The first part is a theoretical literature review which describes basic definitions of marketing, marketing strategies and factors that influ-ence the purchase price of a property and conditions for doing business in the real estat industry specificallly in terms of real estate agents. The second practical part focuses on a selected real estate agency, its structure, functioning and marketing tools used. The development of prices of apartments and houses in the Czech Republic over the last four years was described. Subsequently, the practical part compares two similar properties during the period of the coronavirus pandemic and after it in terms of marketing tools used for their sale. At the end of this section a comparison was made between the real estate market and different marketing tools used in the USA and the real estate market and marketing tools in the Czech republic.
