This diploma thesis deals with the analysis of the real estate market in the Czech Republic and France with a focus on residential buildings, namely sale and rental of flats. The diploma thesis describes the basic concepts and methods used in real estate valuation in the Czech Republic and France. It also analysis database creation and market segmentation of selected localities. Consequently, both real estate markets will be compared.

Work based on the initial theoretical knowledge, followed by analysis of the current market situation and competition. Finally, it developed a detailed proposal on how it should look like accommodations, including a financial plan.
Energy evaluation of an administrative building

This master’s thesis deals with the energy assessment of an administrative building. The theoretical part is devoted to legislation for energy assessment – law, regulations and technical standards. The application of this legislation is provided in the calculation part as energy audit and energy performance certificate of the administrative building. The last part of this thesis is dedicated to application of computational softwares for analysing results of heat consumption in comparison with reality.
Assessment of feasibility of renovation of an industrial complex in terms of return on investment

I concentrated on assessing the suitability of the reconstruction of the industrial complex in terms of return on investment. For illustration and example, I chose part of an industrial complex in Nova Ves near Pohořelic. The solution was used knowledge from the field of investments, valuation of immovable assets and budgeting reconstruction. The result is both evaluation using economic indicators (in this case, the net present value of the investment), which demonstrate the appropriateness (or inappropriateness) and the extent of reconstruction in terms of return on invested funds. This thesis is beneficial for the homeowners who are considering reconstruction and want to rent a property.
Analysis of the highest and best use of a former warehouse area in Brno

This diploma thesis focuses on the highest and best use analysis (HABU) of property. In first chapters there is mention about current legislation, theoretical terms and methods of property valuation in Czech republic. The next chapter describes a methodology for the highest and best use analysis. The analysis itself was applied to real case, specifically to a former storage area of the construction company, which is located in Brno - Maloměřice. For this area were designed scenarios of possible use and four of them were chosen using tests of HABU analysis. In the end, one of them was chosen which is being considered the highest and best use for this property.

The aim of the thesis is to create price maps of rental flats in Brno . This maps are elaborated in graphical and electronical form. There is also description of obatining and evaluating of data concerning rents of flats. Data are membered according to the type of flat and city parts of Brno. Analysis of data is a part of the thesis as well.

Legal regulation of taxation of income from leases The aim of this study was to explore the legal issues of taxation of rental income, mainly from the perspective of income tax and value added tax. The paper points out the various specifics and problematic provisions relating to the application of these taxes on rental income. In the work are utilized descriptive and analytical methods that best suit the focus of this work. The work is divided into four chapters, which deal with various aspects of taxation. The first one deals with the general theoretical introduction to the taxation, the short historical excursion is included. The second chapter deals with the taxation of income from lease income taxes. It shows the different possibilities of this tax in case of individuals and are not omitted legal persons with which the legislative regulation clearer. In the third chapter, you can find a legal assessment of the rental income from the perspective of value added tax. This issue is particularly important for business persons, whether individual or legal, as it directly affects them. In the final part of the paper is the comparison of the Slovak and Czech legislation above mentioned taxes. Slovak Republic was selected because in the past, joint development of both countries. The bachelor thesis deals with the evaluation of established investment models and the subsequent formulation of recommendations on investment strategies focused on real estate investments, especially for the purpose of short-term and long-term lease. The thesis compares models of long-term and short-term rentals in the Czech Republic in terms of profitability and designated locations. Within the literary search, real estate investment options and factors influencing real estate prices will be defined. In the next chapters, Airbnb's shared economy will be characterized and tax and insurance issues will be explained in detail. At the end of the thesis the results are formulated in recommendations for investors and expert interviews with investors.
Faktory ovplyvňujúce cenu prenájmu kancelárskych priestorov na východnom Slovensku

KUDRAČOVÁ, D. Factors affecting office rent in Eastern Slovakia. Brno: 2018. Bachelor thesis. Mendel University, Faculty of Business and Economics The subject of the bachelor thesis is to identify factors which affect office rent in Eastern Slovakia with the use of a regression model. The analysis was concluded for the second biggest city in Slovakia - Košice. The data was collected from currently available rental offers on a real estate portal. The thesis is divided into three parts. The first part of the thesis defines important terms of the real estate market. The second part describes the methodology of the thesis. The third part deals with description and analysis of variables and with the creation of a regression model for Košice using the least squares method (OLS). The model was modified until it fulfilled the assumptions of linear regression and achieved the best quality. The resulting model pointed on the impact of distance from the centre, availability of its own parking space, presence of air conditioning and reception in the building on the office rent. The conclusion of the thesis assesses the relevance and usability of the model results for real estate agencies.

Purpose of bachelor's thesis is suggestion to a management of company, manipulation of housing unit placed in commercial property. This work contains literal research of development in real estate market, macroeconomic and microeconomic factors affecting value of property, methodology which consists of used formulas and finally own work. Recommendations presented in work are based on the findings of individual calculations and after consideration of the current market situation. Comparison of options is determined by: yield, payback period and risk.
