Apartment building

The bachelor’s thesis deals with the preparation of project documentation for the construction of a new apartment building in Blansko. The standalone object in flat terrain has four above-ground floors with the last one receding and one underground floor. The underground floor is designed with parking spaces, storage boxes, technical facilities, and waste facilities. All above-ground floors are designated for living, where there are a total of 23 residential units. The first above-ground floor has 6 residential units (including one residential unit for people with limited mobility and orientation), the second and third floors have 7 residential units, and the fourth floor has 3 residential units. The residential units are designed in the form of 1+kk to 3+kk. Access to the residential units is from the main corridor, which leads to the vertical communication core, which has an elevator and a two-arm staircase. The structural system of the building is designed as a transverse wall. The building is based on reinforced concrete piles. The ceilings are made of monolithic reinforced concrete slabs. The roofing of individual parts of the building is designed with flat single-shell roofs, where the roof over the 1st floor and terraces are walkable and the roof over the 4th floor is designed as a membrane with a covering of softened PVC. Residential building

The subject of the bachelor’s thesis is the preparation of project documentation for the new construction of an apartment building in Brno. The proposed apartment building will be three-story, without a basement, and with a floor area of 305 m. Operationally, the building is divided into ten housing units. On the first floor, there are three apartments with layouts of 1+KK, 2+KK, and 3+KK. One of the apartments with a 2+KK layout is designed as barrier-free. The first floor is further equipped with a utility room, cellar cubicles, a room designated for cleaning, and a pram room. The elevator shaft is made of reinforced concrete with a thickness of 200 mm and is separated from the building by basalt wool with a thickness of 25 mm. The shaft is coated with a dust-free paint and is equipped with a hydraulic elevator, which is not intended for fire evacuation. On the second floor, there are a total of four apartments. Two are designed as 2+KK, while the other two apartments have a 3+KK layout. On the third floor, there are three apartments. One of them is designed as above-standard with a usable area of 148 m. The load-bearing structural system will be solved as masonry made of ceramic blocks, which will be placed on foundation strips of plain concrete. The ceiling structures are designed as monolithic reinforced concrete slabs with a thickness of 250 mm. The balcony slabs are designed as an embedded reinforced concrete cantilever with a slope of 3%. The roof is designed as a walkable flat structure, which has an integrated vegetative layer. The building is thermally insulated with contact basalt wool with a thickness of 160 mm.
Apartment building Blansko-Písečná

The subject of the bachelor's thesis is the development of project documentation for the new construction of an apartment building in Blansko. The building has four above-ground floors. The main entrances to the building are located on the first floor above ground. There are sixteen apartment units in the building, which are connected by a common corridor. On the ground floor there are garages, cellar boxes, storage, carriage house, technical and cleaning room. The other floors are intended for living only. The structural system of the object is designed as a wall system. The foundation will be solved with foundation passes made of plain concrete. The ceilings are monolithic reinforced concrete slabs. The roof is designed flat with a coating of polyolefin film. The bachelor's thesis contains project documentation for the implementation of the construction.
Analysis of the Real Estate Market in the Selected Location

This bachelor's thesis deals with the analysis of the real estate market with apartments in the city of Brno in the given period of time in 2022 and 2023. First of all, it defines the basic concepts terms related to this issue. Subsequently, it briefly presents the environment in the form of the basic characteristics of the city of Brno and a brief introduction to the market and its development. It establishes criteria and divides them into two basic groups – main and minor. Based on these criteria, it then evaluates their influence on the unit price of the apartment for individual years. In the last part, it compares the two evaluated years in terms of the influence of the criteria and in terms of price. And last but not least, it advises future apartment buyers on what parameters to focus on when choosing an apartment.
Comparison of Properties Currently Offered on the Real Estate Market and Their Problems

The current real estate market has experienced a major boom in recent years. The prices of real estate for housing have increased by several percentage points, and own housing is thus becoming less and less attainable for the general population. What has not disappeared from the market, however, are the problems that appear in housing units. The work deals with the survey of the offered units, revealing certain shortcomings and opens the topic where friction arises between the participants.
Residential Building - Lesná

Residential house is located on site sloping to the south. Main access road is from the street ‘Tomečkova’. The place is located in the south-eastern part of the housing estate ‘Lesná’ and it is also close to the group of small houses, called ‘Divišova kolonie’. Building is designed as two separate units connected in one functional block. The intention was to use the sloping land to create a terraced house with gradually diminishing material, for better exposure to sun and the formation of terraces. Proposed white façade, with dark window frames complements object’s gradation. The southern part of the site was designed as a front place with vegetation and access roads for pedestrians. All footpaths around the building are paved.
Apartment Rent in Brno and the Influencing Factors in the Years of 2016 and 2017

The diploma thesis describes a rental market in selected localities of the city of Brno. It finds out how a rent is changing according to a location equipment and size of an apartment. The thesis acquires information about a flats from market analysis. These data are then divided into disposition categories 1+1, 1+kk, 2+1, 2+kk, 3+1, 3+kk and so on, then the data are recorded into a price map with the same rental amount per m2 of floor space and then evaluated.

The building

The subject of the diploma thesis is to prepare project documentation for the construction of a multifunctional building with almost zero energy consumption. The multifunctional building is located in the South Moravian Region on the outskirts of Rosice. It is a five-storey detached multifunctional building in a slightly sloping terrain, with one underground floor and four above-ground floors. The underground floor serves for the most part as a collective garage and also for the technical background of the building. There is a gym and showroom on the first floor. On the second and third floors there are office spaces with the necessary facilities. The remaining fourth floors are used for living, there are designed four residential units, with storage space for each apartment. The building is designed as a combined construction system, while the perimeter vertical load-bearing structures are lined with ceramic hollow blocks. The perimeter load-bearing walls in the basement are made of lost formwork. The vertical load-bearing structures inside the building consist mainly of reinforced concrete monolithic columns. The ceiling structures and longitudinal girders are also monolithic reinforced concrete. The perimeter masonry is insulated with the ETICS contact thermal insulation system. The building is based on reinforced concrete monolithic foundation strips. The roof consists of a flat single-skin vegetation roof.
Apartment Rent and Factors Affecting it in selected areas of the city of Brno

This diploma thesis describes elementary factors affecting real estate rental market. The thesis includes a market research in two different localities in the city of Brno. The result of the research determines a usual rent amount. The collected data is separated by the number of rooms 1+1/kk, 2+1/kk a 3+1/kk and bigger (number of room + the kitchen or a kitchenette) and plot into a map. The usual rent amount defines three levels on each of the groups. The conclusion of the thesis evaluates the research results.
