New Ruralism as an Inspiration for Czech Rural Planning

New Ruralism represents an effort to extend the familiar principles of New Urbanism to non-urban areas with an emphasis on farmland protection. Various sources dealing with New Ruralism (mainly from the North American context) were analyzed using the desk research method. The regulatory and economic instruments of land development were described in detail. Using the example of New Ruralism, it was shown that economic instruments can appropriately complement standard landuse planning instruments even in the case of rural and agricultural planning. This finding can be an inspiration for rural planning in our environment.
Assessment of the Impact of Spatial Planning on Land Prices in Hranice na Moravě

The diploma thesis deals with spatial planning and its impact on market value of land in Hranice na Moravě. The thesis is divided into two parts. The theoretical part defines fundamental terms related to land valuation and spatial planning, which are crucial for understanding this field of study. The practical part focuses on valuation of selected plots in three levels of spatial planning documentation. The valuation is based on analysis of real estate market in Hranice na Moravě, which consists of a database of comparable properties. The method of direct comparison was used for determination of market value. The last part of the thesis summarizes the results and evaluates the impact zone planning makes on market value of the land.

Territorial Decision-Making Processes Abstract The thesis deals with the territorial decision-making from the perspective of the Act No. 183/2006 Coll., on Town and Country Planning and Building Code (Building Act), and provides the reader with the comprehensive, logical and structured overview of the different territorial decision-making processes. Chapter 1.1 defines terms Area, Developed Area, Area with Development Potential, Ground without Development Potential and Non-developed Area. In chapter 1.2 the territorial decision-making is placed into the structure of construction law, administrative law and public law. Attention is being given to spatial planning, its objectives, tasks and legal sources. In the rest of the chapter the planing materials, spatial development policy, planning documentation and planning measure on building ban and on redevelopment are briefly introduced. Chapters 2.1 to 2.7 are subsequently devoted to the territorial decision- making itself as the executive instrument of the spatial planning. Investments in residential areas with an impact on the development of the territory

The diploma thesis deals with the evaluation of investment with regard to the development of the territory. The theoretical part focuses on investment evaluation, spatial planning and the conclusion is devoted to territorial development. The practical part discusses two variants of investment in the preparation of areas for housing in the town of Holešov. In the first, the investor is the city of Holešov, in the second is the developer. The conclusion of the practical part connects the mentioned investment with the development of the territory.

The legal nature of spatial planning instruments Abstract This thesis analyzes the legal nature of spatial planning instruments in the context of the sustainable land development, both in the general level as a structured system of spatial planning instruments and in the specific level of individual types of spatial planning instruments. The thesis provides a comprehensive picture of the system of spatial planning instruments, their interconnectedness and connections that are applied in this system. The thesis also analyzes the various spatial planning insturments, whose legal nature is defined by the purpose and conditions of their use, by the process of their formation and by the subject of their regulation. The emphasis in this work is mainly put on their legal form and the resulting aspects of the individual spatial planning instruments. Comprehensive urban analysis of selected public space

This bachelor thesis deals with spatial planning and public spaces. The first part is focused on the historical development of the town of Hodonín and general spatial planning. The spatial planning problematics are defined by the Act of 183/2006 Coll., on the town and country planning and building code (Building Act). In the next part, the work deals with the basic public space terminology and describes its types and elements determining its quality. The practical part of this thesis is dedicated to the functional and spatial analysis of the selected public space in the town of Hodonín, and its planning documentation. From the analysis performed, the strengths and weaknesses of this public space are defined.
Assessment of the Impact of Planning on Land Prices in Vyškov

The diploma thesis deals with the influence of spatial planning on the market price of land in Vyškov. The first part deals with the theoretical background needed to understand the issue. The following chapter describes the problems, sets out the hypotheses and goals of the solution of this work. Furthermore, the methods used to fulfill the goal are described and justified. At the end of the first part there is a chapter where the solved locality is described together with selected plots. The following is a part of the solution itself, which contains the valuation of selected plots in three stages of spatial planning documentation. An analysis of the market of the city Vyškov is used here and subsequently a comparative database for land valuation using a comparative direct method is created. Finally, the achieved results of the solution are summarized and the effects of spatial planning affecting the market price of land in Vyškov are interpreted.
Conceptual tools of spatial planning and its specifics in specially protected areas in Šumava

Conceptual tools of spatial planning and its specifics in specially protected areas in Šumava The thesis concerns with the relation between nature and landscape protection and spatial planning in Šumava. In Šumava we find Czech biggest national park and the whole area is protected with some other territorial protection tools of landscape and nature. Simultaneously we find in Šumava a large number of villages some of them located in the most strictly protected areas. In 2017 an amendment to the act no. 114/1992 Coll., on nature and landscape protection, was approved. The thesis was created at the turn of 2019 and 2020 when some territorial protection tools, such as quiet zones in national park, national park management plans and national parks zoning systems were redefined based on the 2017 amendment. This amendment has changed significantly the protection tools of landscape and nature and strengthen its role in the national parks. The mayors of municipalities were outright against the amendment and argued that as a result of this amendment the development of the villages would be limited. The new national typology of the historical cultural landscapes is created by 34 types of the historical cultural landscapes that exist in the Czech Republic. The typology is based on three categories of the cultural landscapes that were defined by the World Heritage Committee (UNESCO), i.e. designed, organically evolved and associative landscapes. The typology of the historical cultural landscapes could be used for identification, classification and evaluation of the historical cultural landscapes on the national level. The typology is applicable for the spatial identification of landscape with important cultural values that serve to the public interests in landscape protection. The typology could be also used for identification of the cultural landscapes in analysis for the spatial planning.

The Adaptation of Industrial Heritage in the Context of Existing Urban Structures

Two industrial sites are compared on the basis of a collective case study – a former textile factory complex belonging to Vlněna in Brno which has been demolished, together with the Löwenbrau brewery, which has been converted into a viable site with apartments, offices and a gallery (thanks to the reconversion and completion of new contemporary layers). The fundamental difference was found to be a result of the respective public sector’s differing approaches, especially in the sphere of spatial planning. Due to the long-term strategy, identification of qualities and potential based on discussions with developers and the further involvement of other participants, Zurich city is about to revive its industrial quarters whilst also preserving important traces of the past. The example of Brno is different. The spatial “zoning” method causes a specific development without maintaining any existing spatial qualities. Another reason is the attitude of the National Heritage Institute, which does not take the importance of the Vlněna complex into consideration in its decisions altogether with its reference to the former development of Brno city as a part of the local industrial heritage.
