Real estate market analysis in selected location

The bachelor thesis provides an analysis of the real estate market. The subject of the analysis is the sale of flats in a specific parts of Jihlava, within all its cadastral areas. The main focus is the average prices of flats divided according to several parameters, primarily the flat layout. At first, the basic terminology is determined, including technical and economic terms used to process collected data. Consequently, the basic pricing methods of the estate are explained. The rest of the thesis describes in detail the real estate market including objects that are being traded and participating subjects. Factors affecting demand and supply are also mentioned here. In the practical part, the data are processed in order to show the results in the form of the average price for a square meter. Considering changes of rules in mortgage offer, which is the most used source of financing, the alternative, in a form of flat rental, is demonstrated.

The principal objective of the thesis is to provide the reader with information related to the subject matter of preparation and management of a construction contract from the perspective of an investor. The task of the thesis is to desrcibe the process of the particular stages of life cycle of a certain construction contract from the point of view of an investor and to analyze the issues of environmental protection and its impact on the preparation of constructions. The required outcome of this thesis is the creation of respective documentation for management of a construction contract.

Realisation of Selected Speech Acts by Foreign Learners of Czech

The aim of this thesis is to conduct a pragmatic analysis of speech acts as salutation, request, apology, offer and farewell in a written correspondence. The accent is primarily on expressions of politeness in each speech act. The analysis is researched in beginner students of the Czech language in a questionnaire before a lesson, in a written assignment after the lesson and then in the same assignment written by native speakers. The aim is to discover a proper way to teach the expression of the given speech acts as part of Czech for foreigners. The questionnaire filled before the lesson was compared with the assignment written after the lesson. Implementing the comparison, it is defined to what extent had the students improved their pragmatic competence in written correspondence. The same work was assigned to native Czech speakers and the expressions used in the lesson are evaluated based on their results compared with the results of non-native speakers. Through the research we concluded that the difference between the results before and after the lesson are striking. Uninstructed students have frequently expressed unintentionally less politely than it is customary to Czech language, sometimes even impolitely and these errors were predominantly eliminated in the written assignment. Analýza cenové nabídky pozemků ve zvolené oblasti

This bachelor thesis is divided into theoretical and practical parts. The theoretical part deals with basic concepts related to types of land, their valuation and factors that affect the price of land. Furthermore, the bachelor thesis deals with an over-view of the offered land in the selected locality of Kasejovice and describes the territory of the town. The thesis contains information about the examined land plots, how their price has evolved over time, etc. It shows the offered land owned by the municipality of Kasejovice and how the municipality treats it. Through the cadastral office, I have found price data for land traded in the cadastral territory of Kasejovice in 2022 and 2023. As a point of interest, I compared the land prices with the similarly sized municipality of Žinkovy.

Analysis of Mortgage Loan Offers at Various Banking Houses

This bachelor thesis deals with the area of mortgage loans. These are one of the possibilities how to obtain your own housing nowadays. Based on the available sources, the basic knowledge concerning the issue of mortgage loans, including the development of mortgage banking in our territory, is described. The thesis also includes an analysis of the current situation in the mortgage market. The aim of the thesis is to describe the currently offered variants of mortgage loans for selected banking houses. Based on the market share, the five largest banks in the mortgage market were chosen. Specifically, it concerns Hypoteční banka, Česká spořitelna, Komerční banka, Raiffeisenbank and UniCredit Bank. The main goal of the thesis is to choose the most advantageous solution in the form of a mortgage loan according to the specific requirements of fictitious applicants based on the comparison of individual offers of the mentioned banks. In the final part, recommendations for model situations are processed.

Project Management of the Bidding Process for an Automated Warehouse in a Manufacturing Company

Since the preparation of the automated warehouse solution offer has defined resources, a time limit and a defined scope, its nature can be perceived as a project and the process can therefore be effectively controlled by the rules of project management. The first part of the thesis deals with the theoretical basis of the issue, the second part deals with the current situation in the corporate and local environment of the selected company and the third part analyses the current state of management of this type of projects. On the basis of a detailed description of the process, the problems subsequently identified and the connections established with the help of a "fishbone" diagram, areas and specific points for improvement of the current state of affairs were identified with the graphical tool of force field analysis. These specific suggestions for increasing efficiency and reducing the time required were presented in the fourth section, including a proposal for tracking and monitoring key performance indicators and conditions that need to be taken into account for successful implementation of the suggestions.

The problem is divide into two separate sections: theoretic section, alluded to position and definition of the school canteen in educational system and practical section focused on the canteen users expectations and the contemporary operation of the organization. The main idea of this Thesis is to bring a valuable information about users contentment with canteen operation, observation of their needs and requests for subsequent planning and development of the organization.

It presents an analysis of travel agency Periscope Skandinávie, s.r.o. and examines Finnish travel agency Lapland Safaris' range of winter sport activities. This thesis also describes the outdoor activities available in Finland. Methods: The data presented in this thesis has been acquired by analysing documents produced by travel agencies (reports, figures, catalogues sold). The questionnaire method of research has been used to assess the level of interest future clients show in the offers promoted by the travel agencies. Details about working in travel agencies have been acquired through structured interviews with the general managers of the travel agencies. The bachelor's thesis is an analysis of the real estate market in selected locations. Specifically, the city of Olomouc, Zlín, Liberec and Hradec Králové. The main idea is to compare average house prices according to dispositions and then compare them also in the territory to which they belong. In this case, the territory of Moravia and the territory of Bohemia. In the first part, it defines the basic technical and economic concepts that need to be known. In the second part, the work deals with property valuation, where its basic methods are described. The third and final part of the theoretical area is focused on the real estate market and introduced by its participants. The market for apartments or rentals is also mentioned. The practical part more closely represents the selected sites and processes the data collected, which is then analysed.
