Bakalářská práce se zabývá analýzou realitního trhu ve vybraných lokalitách. Konkrétně se jedná o město Olomouc, Zlín, Liberec a Hradec Králové. Hlavním záměrem je porovnat průměrné ceny bytů dle dispozic a následně je porovnat i na území, kterému přísluší. V tomto případě území Moravy a území Čech. V první části vymezuje základní technické a ekonomické pojmy, které je potřeba znát. V druhé části se práce zabývá oceňováním nemovitostí, kde jsou popsány jeho základní metody. Třetí a poslední část teoretické oblasti je zaměřena na realitní trh a jsou představeni jeho účastníci. Je zde zmíněn i trh s byty či nájmy. Praktická část blíže představuje vybrané lokality a zpracovává nasbíraná data, ze kterých je následně provedena analýza. The bachelor's thesis is an analysis of the real estate market in selected locations. Specifically, the city of Olomouc, Zlín, Liberec and Hradec Králové. The main idea is to compare average house prices according to dispositions and then compare them also in the territory to which they belong. In this case, the territory of Moravia and the territory of Bohemia. In the first part, it defines the basic technical and economic concepts that need to be known. In the second part, the work deals with property valuation, where its basic methods are described. The third and final part of the theoretical area is focused on the real estate market and introduced by its participants. The market for apartments or rentals is also mentioned. The practical part more closely represents the selected sites and processes the data collected, which is then analysed.
