Bachelor´s thesis „The Capital Cost Repayment Period of the Reconstruction of Multiple-function building“ deals with the reality of investing financial resources into improvement of conditions for use of multifunctional buliding. In the theoretical part it deals with specification of basic terms from the domain of building lifespan, calculation of financial costs and investment decision-making. In the practical part it judges contract cost of reconstruction, lowering the costs of heating by technical changes of construction and also return of investment in different forms.

The diploma thesis on „Optimizing of shopping center energy demands“ deals with the reduce of the energy demand of the shopping center. The theoretical part describes the possibilities of reducing the energy intensity in terms of renewable resources, the potential of renewable resources. In practical part the energy audit of the existing building is designed, then the possibilities of reducing the energy intensity of the building, the budget and expressed return on investment by means of the net present value, the internal rate of return and simple payback period.

The focus of this thesis is the optimization of material flow by changing the layout of racking systems and production lines. The theoretical part describes lean management and its use in internal logistics. Gained knowledge along with practical operating experience leads to the elaboration of analytical and design part, which provides a new solution to the presented problem and related savings in warehouse machine equipment and its staff.

Kaizen as a management tool applied to a specific trade company

This thesis provides an overview of the Japanese management system called Kaizen. It is divided into two parts, a theoretical one and a practical one. The theoretical part focuses on recent changes in trade and business. It further continues with explanation of the term Kaizen and some of its principles. The practical part contains a description of a particular trade company and its structure. A specific challenge of this company has been detected and a Kaizen solution to the problem suggested.
