Execution by sale of real estate
Žďánský, Michal ; Sedláček, Miroslav (advisor) ; Pohl, Tomáš (referee)
This rigorous thesis conducts a detailed analysis of one of the most effective methods of execution - which is, certainly, the sale of real estate - and it does so from the very beginning (meaning the issuance of execution order) to the satisfaction of the plaintiff's (or other creditors') claims. Although the involuntary auction of real estate is accurately determined in legal act as the ultimate option for satisfaction of creditors' claims, the frequency of real estate auctions is, in fact, relatively high. Therefore, the control over the fundamental steps that the bailiff must take strictly according to the letter of the law cannot be neglected as it may result in an illegal process otherwise. And it is more than appropriate to have an awareness of your rights. This work is a suitable material for the purpose. The principal case law of the courts, professional literature, monographs, various professional articles and other sources were synoptically processed by the author in the course of which they were subject to a thorough analysis that simultaneously incorporated the author's practical knowledge. The outcome of this is a clear and comprehensive text, which aims to provide a foundation for orientation in the complicated legislation not limited to the various legal professions that regularly...
Methods of Public Property Sales in the Czech Republic
Titl, Vítězslav ; Skuhrovec, Jiří (advisor) ; Vaško, Dan (referee)
The aim of this work is to compare common methods of public property sales in the Czech Republic - it compares sales through public auction with sealed-bid auction. Public auctions with more regulated publicity standards show much lower rate of failed auction, which might make them preferable method of sale. Revenue of both methods is found to be similar, which fits the auction theory predictions, despite demonstrated bias in official price estimates and institutional frictions. The difference between the methods is reflected in the fact that the revenues from the sales through sealed-bid auctions have lower variance than the sales through public auctions.

PAVLŮ, Anna
The Institute of lien is often used by banks. It's the way to secure the repayment of the claim. The creditor can be, in case of defaults, satisfied by the monetization of the pledged thing. Empirical research was carried out by two types of questionnaire surveys. The first type was for consumers and the second one was for institutions providing loans. Both questionnaires were focused on mortgage loans and their specification e.g. the most requested amount or the most frequent repayment period. The results of the first questionnaire show that there is 13,6% unsuccessful mortgage loan in surveyed sample. Banks were asked about situation of a debtor's default, especially which steps the bank will take.57,1% of them said that there is 0-3% of mortgage loans which ends with an execution, rest of them answered 0-4%. Most of the respondents said that 0-3% of mortgage loans ends in auctions.
Fine Watches as an Investment: Index Creation and Portfolio Selection
Harant, Evžen ; Chytilová, Julie (advisor) ; Malířová, Tereza (referee)
This thesis performs a risk-return analysis and examines portfolio diversi- fication opportunities of fine watches. To provide the reader with a basic understanding of the watch market and its functioning, main incentives, price determinants, and risks are studied. To effectively analyse price dy- namics on fine-watch market, the dataset including data from major auction houses and encompassing the period between 2006 and 2017 is created. Due to the unique nature of fine-watch market scene, the price index is then estimated with repeat sales method using original, three-stage, and three- stage flexible methods. Beyond the creation of price index, the portfolio analysis is performed and the thesis further focuses on potential benefits of watch index's inclusion in optimal portfolio. We find evidence that fine watches are potentially a good diversification tool due to its close-to-zero correlation with other chosen asset classes. However, computed risk-return characteristics shows a suboptimality of watch index relative to all selected assets except for two equity indices, NIKKEI 225 and EURO STOXX 50. As a result, we find no evidence of beneficial effect of fine watches' inclusion in portfolio. The first chapter deals with the concept of a contract and a typical way of closing it. The second chapter summarizes how to deviate from a typical way of concluding contracts and what arrangements are then used for this procedure. Since this work is aimed at entrepreneurs, so it deals with the specific ways of closing a contract particularly from their point of view.
