Příprava Firmy na Expanzi na Čínský Trh

This master thesis is written as a guideline for successful business expansion to Chinese market. It describes the regional characteristics, which are important in order to understand the Chinese culture, since without proper understanding of the culture, all of its aspects and concepts such as Guanxi, no foreign firm will be able to succeed in China. Apart of the cultural analysis it also deals with the theory of expansion, how to correctly approach it, what are the possible entry modes and financial sources. I used three case studies, which provide real life experience with this issue from different points of view. The practical part of the thesis is primarily focused on financial industry in China, specifically on investment funds and what should be the necessary steps for any investment fund, which would like to expand to Chinese market.

A Study of the Feasibility of Business Plan of Pre-paid Model Tasting of Moravian Wine

The thesis aims to assess the feasibility of the business plan of pre-paid model of tasting of Moravian wine and judge whether it pays off to invest into this business plan. The feasibility study serves to confirm the execution of the business plan. The study describes the establishment of limited liability company and activities that are related to its establishment. It analyzes the environment through PEST analysis and Porter's five forces model. Market research is conducted via a survey, which serves as a basis for determination of an estimate of potential customers. Marketing mix allows to describe the product, pricing, distribution, promotion plan and marketing communications. The final price is determined using the calculation formula. The opening balance sheet of the company is prepared within this thesis. The amount of capital, the costs and sources of funding are determined. The financial plan includes estimated revenue, profit, return on equity and cash flow plan for the first two years of the life of the company.

Leasing nebo spotřebitelský úvěr při financování osobního automobilu ve firmě

Cílem práce je porovnat efektivnost dvou možností pořízení majetkové části - a to buď na leasing nebo na úvěr; tento cíl se opírá o sledování základního cíle podniku, kterým je růst hodnoty firmy. V první části je obecné vymezení leasingu, jeho historie, předmětu, typů, stavu současného trhu v ČR. Zvláště je zaměřena na finanční leasing z pohledu české legislativy. Druhá část je věnována bankovnímu úvěru, zvláště pak spotřebitelskému úvěru. Třetí část má za cíl porovnat leasing se spotřebitelským úvěrem a vyvození závěrů, která forma je výhodnější za daných okolností na příkladu - pořízení osobního automobilu. Dále si klade za cíl zjistit, zda leasingový trh disponuje potencionálem usnadnit malým a středním podnikům financování investic.

Cílem této diplomové práce je připravit jakousi metodickou příručku pro zájemce o leasingové financování, která spotřebiteli usnadní rozhodování o této variantě financování investic a přinese mu maximum užitku. Zároveň obsahuje určité řešení, které přispěje eliminovat problém všech společností, což je míra krytí rizika spojeného s finanční operací. Proto je zde návrh klasifikace rizikovosti, který bude možné použít jako metodický model pro leasingové společnosti.V dnešní době je již leasing jedním z neodmyslitelných fenoménů rozvinutých tržních ekonomik. Leasing lze definovat jako formu pronájmu výrobních prostředků nebo výrobků dlouhodobé spotřeby za sjednané nájemné. Tento způsob financování přináší nájemci různé výhody. V první řadě představuje jeden z externích zdrojů pro pořízení investic, kdy financování cizím kapitálem nevyžaduje mobilizaci vlastních prostředků a umožňuje podniku využívat finančně náročnou investici bez úměrného zadlužení. Leasingové financování, tak jako každá jiná forma financování, je po dobu obchodního vztahu mezi leasingovou společností a nájemcem ovlivňováno řadou faktorů, které přináší realita podnikatelského života. Diplomová práce je rozdělena na část teoretickou a část analytickou. Teoretická část pojednává o významu, definici a historickém vývoji leasingového financování v Českých zemích. Jsou zde popsány základní formy leasingu a skladba leasingové smlouvy. Nechybí ani daňová problematika tohoto financování z pohledu daně z příjmů a daně z přidané hodnoty. Pro zájemce o leasingové financování je zde zařazena také kapitola týkající se teoretického rozboru výhodnosti leasingu. Je zde rozebráno zajištění těchto obchodních operací, se kterými se leasingový nájemce může při sjednávání leasingových obchodů nejčastěji setkat. Analytická část obsahuje seznámení s firmou S MORAVA Leasing, a.s., která se na trhu leasingového financování pohybuje již řadu let. Nechybí postup uzavírání leasingových smluv krok po kroku. Prakticky je zde předvedeno účtování leasingu, jak z pohledu nájemce, tak ze strany pronajímatele. Daňové aspekty daně z příjmů a daně z přidané hodnoty jsou zde podány v přehledných příkladech. V závěru analytické části práce je provedeno hodnocení způsobů pořízení investic, mezi kterými se investor může rozhodovat a pro potřeby leasingových společností je zde navržena klasifikace rizikovosti komodit, které bývají nejčastěji předmětem leasingu.

Evaluation of the travel agency Expecta, s.r.o.

The goal of the thesis "Evaluation of the travel agency Expecta, s.r.o." is to determine the investment value of the company for the purpose of the future sale. Firstly the strategic analysis is applied, on which basis the future turnovers are estimated. Afterwards the company is analyzed from the financial point of view. The classical methods (ex. Horizontal and vertical analyses of the financial statements) and also analysis of EVA along with the diagnostic system of financial indicators "INFA" are used. The information arising from both analysisses serve as a basis for the construction of a planned profit and loss statement and a planned balance sheet. In the last part of this thesis the investment value of the firm is calculated by using a yield method based on the indicator EVA.

National model of social-economic reforms of Uzbekistan and cooperation with countries of European Union

The presented dissertation is devoted to the problems of transition economy efficient functioning of Uzbekistan based on the Uzbek model of economic reforms and distinctive futures, and factors which are impacting to form national models: mentality, religion and confessional orientation, integration and participation in the world community, national treasure and political structure of government, geopolitical and economical situation, communication, culture and tradition. The key problems, such as reaching macroeconomic stability and social orientation of economy, strengthening plural economy, integration of Uzbekistan to the world community are discussed in the theme. Economic reforms in Uzbekistan begun due to real opportunities of national economy and mentality of the nation. National construction model of the economic reform of Uzbekistan relied on the principal positions such as social orientation, problem solution of economic stabilization, macroeconomic increase, economic regulations based on market principle, liberalization of economy by minimization of government control ("invisible hand"), keeping the government to play an active role in solving social problems and having a chance to select potential foreign investment. World economy and international policy come out in the united block, changing with places as the subject and the object. Thus, international economic relation represent by itself the alloy of the economy and policy, brought to the level of adoption and realization of the administrative solutions and rivalry in modern world, determination of forms and methods of development and improvement of the market economy, that became an important factor of social development and solution of the crucial problems of economic and social progress. Taking into consideration all these, the work is built by the logic and contemporary principles of international economic relations. The dissertation begins with the introduction part, where the importance of the theme is substantiated, the purposes and tasks are formulated, the object is selected, and the subjects of experiment, scientific novelty, theoretical and practical significance of work is reflected; continuing the study with the further main parts of the dissertation that analyze and evaluate the key problems to be solved. It is formed taking into account the logical sequence of the theme and solution of both theoretical and systematic problems of the formation and reformation under the contemporary conditions. The first part of the dissertation, under the title: "Theoretical-methodological bases of the national model of the economic reforms of Uzbekistan", analyses the survey of the international experience of transition into the market relations, and also special features, principles and stages of forming the national model of Uzbekistan. In part "Foreign economic policy of Uzbekistan - the mechanism of their realization" the special features of commercial and economic reformation, change in principles and priorities of foreign economic policy, their interrelation taking into account by world financial and economic crisis are investigated. The third part assesses the geopolitical situation, prospects for the development of collaboration and strategy of the European Union towards the CA region and evaluates the significance of Afghanistan. In the further part "Uzbekistan and the European states: priorities and directions of their collaboration", the export relations of the republic with the European Union countries is investigated, and also the future prospect for the development of collaboration is evaluated. To conclude the main challenges of transition economy of the country on the base of Uzbek model of economic reforms are identified and the proposals are formulated, that occurred as a result of a study. It is necessary to point out that the years of independence became the time of the active entry of Uzbekistan into the international arena, the dynamic conduction of independent policy. The collaboration of young Uzbek state with the countries of Europe with the qualitatively new content was filled. Being located in the heart of central Asia, sovereign Uzbekistan actively participates in the European program of strengthening stability and safety in Europe and Asia, strengthening democratic values. Commercial and economic, political, cultural and scientific connections consecutively deepen. They contribute in forming and development of the democratic state with free market economy in Uzbekistan, steady integration of the country into the world community, to increase its respect, significance and authority in the international arena.

Real estate market in the Czech Republic and Great Britain

This diploma work is about real estate market in the Czech Republic and Great Britain. For comparison of these two markets and understanding how the current economic crisis has influenced them, I tried to compare the following indicators: house prices, inflation, average earnings, balance of trade, interest rates, homeownership and mortgage approvals. Housing bubbles in the USA have deliberately created the damage inflicted by companies shifting production abroad in an attempt to boost profits. As these bubbles burst, economic growth in many developed countries will inevitably tumble. Interviews with real estate and development Company in the Czech Republic and Great Britain helped me find out trends affecting property investment and its potentials. The marked factors which, I believe, will affect property investment prices now and in the future, are socio-economic trends, demographics, infrastructure, jobs and regeneration of the area. The property market has been changed from the market of supplier to the market of demander. Real estate and development Companies have to change their way of selling and offer complex and professional services. It is expected the real estate market will recovery slowly.

Real Estate Market of Russia

The aim of the thesis Real Estate Market of Russia is to analyze the real estate market in the Russian Federation with a deeper exploration activities of foreign investors in the Russian real estate market. Thesis theme is very topical and interesting, because among other things, examines the impact of the financial and economic crisis on the real estate market and changes in the interests of foreign investors in the Russian investment projects in real estate and interests of Russian companies abroad. Currently, the real estate market in the Russian Federation is developing very dynamically, it can be said that over the years of crisis and financial instability signed on aggregate supply and demand for real estate in Russia very little. However, at the moment it is merely a statement - proof of this statement is to provide this thesis. The thesis analyzes not only the interest of foreign investors in the real estate market of Russia, but also the interest of Russian investors in the Czech real estate market. Already in the nineties of the twentieth century has seen a significant interest of Russian citizens on housing and commercial real estate in the Czech Republic. It is interesting to explore whether this interest persists to this day and the extent to which the Czech real estate owned by Russian citizens or legal entities whose members are Russian citizens. Another objective of this thesis is to evaluate the real estate market in Russia, with a focus on international development company. This objective will be gradually implemented through the analysis of the current real estate market and evaluate the activities of foreign investors of their share of development projects. The operational objective of the thesis is to evaluate the interests of the citizens of the Russian Federation on real estate in foreign countries (for example, the Czech Republic). Czech Republic was chosen as analyzed state due to good orientation of the author of the thesis in the Czech environment and find out the appropriate options detailed information about the problem. Sub-objectives will be achieved through a detailed analysis of the statistical data of the Czech Statistical Office and also the author's own analysis carried out "in the field". The main hypothesis of this thesis is the claim that the interest of foreign developers in the Russian real estate market is increasing. During the meeting the objectives of the thesis should be stated hypothesis to prove or disprove. The methodological basis of the thesis will consist primarily statistical analysis of data from the Czech Statistical Office and the Russian Federal Statistics Service, as well as data from the media and Russian companies. After selecting the appropriate data and information to analyze existing and ongoing development of real estate markets. Another method used in this thesis, the method of synthesis. With the synthesis of the work will examine the influence of individual factors (financial crisis, negative fluctuations in the economy of Russia, migration processes in Russia) on the real estate market of Russia. In the context of the activities of Russian citizens in the real estate market in the Czech Republic to examine the impact of the liberalization of laws and overall trends in immigration and migration policy of the Czech Republic in question increased interest of Russian investors in real estate projects. The work is logically divided into two parts: theoretical and practical. The theoretical part is focused on general characterization of the terms used in the thesis and their relationships. The theoretical part is to explain the main factors affecting the price of real estate and its variations. The practical part of the thesis focuses on the description and analysis of the current state of the property market in Russia and the Czech Republic. Among other things, describes the current development and privatization processes in Russia in 1990 - 2000. These analyzes and research are part of the practical part.

Evaluation of investment oportunities in the real estate market

This thesis contents the evaluation of the different investment oportunities and their risks in the real estate field against the macroeconomic area of the Czech Republic and the current financial crisis (speculative purchase of lands, comercial real estate, residential real estate). The actual situation on the real estate market is described with the help of the statistic data of the current building-up, average prices, interest rates etc. It is targeted on the particular risks, which can appear during the development proces. To each risk is described the instruction how can we handle them. At the end of the theoretical part are specified the singles financial indicators which are most used practically. In the practical part evaluate we the concrete investment oportunity in the residential build-up from the view of developer.
