Evaluation of Investment into Brownfield Redevelopment in Prague

This Master's Thesis deals with the evaluation of investment into residential redevelopment of a former Libeň's harbour in Prague. The Thesis' aim is to decide whether the planned project creates enough profit and to find what is the maximum price the developer should be willing to pay for the land. The theoretical part focuses on key words definition, specification of investment decisions and describes evaluation methods including the definition of input parameters. The practical part includes strategic analysis evaluating macroeconomic situation of Czech republic, Prague's real estate market and describing the forces, which determine the competitive environment of the project. The investment evaluation is based on the data ascertained in strategic analysis using the methods described in the theoretical part. The risk analysis is finally applied on the evaluation methods' results.

Determinanty cen léků na předpis v České republice

This master thesis analyses factors that determine the prices of prescription medicine. The theoretical part is outlining the fundamentals of pharmaceutical market, identifying the main price components and determinants with main focus on pricing and reimbursement policies in the world. The empirical part is dedicated to the pharmaceutical market in the Czech Republic. It explores the impact of state regulatory measures such as internal and external reference pricing on the prescription medicine prices. A regression analysis was conducted to determine what factors have significant impact on the prices. Furthermore a t-test was performed to discover differences in price levels between regulated and unregulated drugs as well as between originator medicine and generics.

Models of time structures of interest rates and their use in valuation of liabilities of life insurance Company

This master thesis aims to describe problematics of the stochastic modeling of time structures of interest rates with Vasicek, CIR and Hull-White models and the use of these models in valuation of liabilities and time value of options and guaranties in life insurance. In the theoretical part of the thesis there are fundamentals of stochastic calculus, stochastic models of interest rates and introduction to problematics of life insurance defined. Furthermore, the last practical part of the thesis demonstrates impact of particular models on the value of liabilities in relation to clients and on the value of TVOG of real European life insurance Company.

Methods of exchange rate analysis and an application of the equilibrium exchange rate model on selected currencies

The thesis deals with the fundamental analysis of exchange rates of CZK/EUR, GBP/EUR and PLN/EUR. First, the validity of uncovered interest rate parity is tested in the empirical part using the method of least squares. The same econometric method is applied for testing of the validity of the relative version of purchasing power parity. The tested theories are rejected based on the outcome of the empirical models. Another part of the study is estimating the equilibrium exchange rate using the vector autoregression model. The data of inflation, real exchange rate, and interest rate of treasury bills are utilized. The model is statistically significant in case of the Czech Republic and Poland. The real exchange rates of these countries have similar deviations from the equilibrium level in the period before the financial crisis and in at the beginning of the crisis. However, for the UK the model is not statistically significant.

Dopady Transatlantického obchodního a investiční partnerství na Evropu a Spojené státy americké

This master thesis is focused on the Transtlantic Trade and Investment Partnership and its possible impact on the EU and the US. The aim is to examine the economic and geopolitical implications that could come out of this deal. Closer look on this issue should bring a complex overview on the most discussed trade agreement in international relationship in the 21st century. Comparative approach will be used for detail analysis. Thesis deals with the comparison with current state of bilateral trade between EU and US. In more details TTIP negotiations are being described in this thesis as well its basic concept, advantages and disadvantages for both parties and impacts on Europe and US markets.

Master thesis "The Possibilities and Perspectives of International Sales in Reference of Czech Audiovisual Works" tries to mention the theme from general perspective. Focuses on the current situation; analyzes some Czech films in the means of international trade and tries to reach conclusions. The master thesis is structured in basic chapters: the current situation of czech cinematography, international sales, and the possibilities and perspectives of international sales. The entire problem is seen from the sales agent´s point of view. International trade is been introduced in a practical way, focusing on backstage of markets and all activities bounded with attending such a market, presents the basic contracts, analyzes some Czech films and at last but not least endevours a view in the future.

The Use of Artificial Intelligence on Capital Markets

The objective of this thesis is to evaluate the possibility of creating a tool capable of predicting commodity prices. Along with other business strategies, tools and markets analyses for financial and capital markets, this tool should help make the best estimate of future developments on the observed markets. The main market, on which this work is focused, is the agricultural commodities market, namely corn and its related markets. The fundamental basis upon which the arguments in this thesis are built, is the use of artificial intelligence, particularly neural networks. The whole application is presented using a graphical user interface that allows even those with little or no understanding of this field to delve deeper into the interesting area - using modern computer systems to support trading activities.

The Bachelor thesis is focused on the inspiration of Albrecht Dürer in paintings of Rudolphin's painter Hans Hoffmann with a particular consideration to his painting The hare in a forest (1585). Based on what will be the centroid of the work, I would like to outline broader contexts of the role which Dürer's art played on the Rudolph's court. Next to the fundamental chapter containing an compendious characteristic of the A. Dürer's personality and art will be the part of work an epitomize disquisition about Rudolph II.'s admiration to this Renaissance master and about his successful efforts about an acquirement of his arts into Caesarian collections. The labor will also include an epitomize disquisition about Dürer's inspirations by another artists of Rudolph II.'s sphere.

Tax and social security systems in selected EU countries

The aim of this master thesis is the comparison of selected elements of the tax and social security systems in the Czech Republic, Slovakia, Austria and Germany, which are related to employees and employers and it is counted with them in model examples, then evaluation of advantages and disadvantages of employees´ migration under the structure of posting between the Czech Republic and other countries and finally the comparison of employees´ incomes after receiving benefits from social security system of each country (especially old age pension and parental allowance). In the first part of the thesis there is explained problematics of double tax treaties and EU coordination of social security. Then there is the comparison of above mentioned elements of the tax and social security systems in each country. In the last part I apply findings on model employees and I make a conclusion from amount of their net incomes. Migration to another EU member country is the most profitable for employee who is subjected to taxation in other EU countries but he remains under the Czech social security system. In terms of social benefits, retired people are supported the most in Austria and families with children in Germany.

Management balastní vody – aktuální vývoj a ekonomický vliv přijímaných opatření na trh námořní přepravy

This master thesis deals with the very current topic of ballast water management, a very specific field in the maritime shipping industry. The aim of the thesis is to introduce the subject clearly and to sum up the main issues which restrain a smooth implementation of new regulations that emerged from a recently adopted international treaty. This treaty, the so-called Ballast Water Management Convention, will possibly have immediate impact on the seafreight market rates and thus on the entire international trade. So purpose of this thesis is to estimate what the result might be like.
