The Impact of Gentrification on the Price of Real Estates

Tato diplomová práce se zabývá procesem gentrifikace ve dvou katastrálních územích Brna – Židenice a Zábrdovice. Na základě teoretických poznatků o gentrifikaci předpokládáme, že tento proces byl v těchto dvou katastrálních územích zahájen v nedávné době. Tento předpoklad vychází z vlastního pozorování autorky. Teoretická část diplomové práce shrnuje, co je gentrifikace, kdy se poprvé objevila, jaká jsou její fáze a pozitivní i negativní důsledky. Praktická část se zaměřuje pouze na vybraná katastrální území, která jsou porovnána se srovnatelnými katastrálními územími Maloměřice a Trnitá. Výzkum se zaměřuje na vývoj cen nemovitých věcí, brownfieldy a rekonstrukce objektů na nich stojících, novostavby či úpravy pozemků, které nejsou označeny jako brownfieldy, sociodemografickou strukturu a vývoj kriminality ve vybraných oblastech. Cílem praktické části je dokázat, že proces gentrifikace již začal.
Naturkulturstadt Brno Židenice - Urbanfarming

The subject of the diploma thesis is the elaborated conceptual design of an urban farm building. The proposal follows on from the pre-diploma module, which addressed the urban concept of the defunct area around the river Svitava in Brno - Židenice and began collecting information on food production and cultivation, which is the basis of the theoretical part of this work. The main goal was to raise the currently degraded area, which has the potential of a very strong point within the city and therefore seemed suitable for the location of the proposed construction. The work is based mainly on current socio-cultural and environmental issues of society, such as land use, sustainability and water use. The resulting building is designed to allow not only food production, but also to meet the needs of the individual and the community, its functions are cultivation, sales within the market and community gardening. The resulting form is chosen to allow a rapid response to socio-cultural changes in society, especially related to population growth, and thus can ensure any additional demand for local food.
Manufacturing of designer made clothes Brno

The bachelor thesis deals with desig of an industrial building – production of branded clothing in Brno's Židenice. Production of branded clothing is focused on the production of branded women's Calvin Klein clothing. The area is located in Brno in brownfield no. 3602 at Rokytova Street. It is located bewteen a cemetery and The forest park Akátky. The work follows the architectural study AG034. The work is further elaborated as a design study and construction solution for construction. The basic concept of the mass solution is based on the functional content, operation, topography, surrounding buildings and visual understanding of one of the company logo. The dominant material of the building is reinforced concrete face concrete, which also reveals the same material of the bearing structure of the combined system. The barrier-free industrial building is designed as a two-storey building with a green walkable roof freely passing into the terrain.
Condo near Little chapel

The aim of the bachelor thesis is to design a mixed use apartment building on the corner of the streets of Táborská and Nezamyslova with a dominant chapel. The land is located in Brno - Židenice. There are two buildings on the plot, following the surrounding area, which is predominantly residential. Both of these objects have a simple, cubic form with a brick facade, which features extended window jamb lining with a segment window shutter system. These envelopes combine multiple windows in some places to break a uniform raster created by the regular arrangement of the elements. On the ground floor of both buildings are commercially available spaces. On the above-ground floors of the buildings are located flats of size 3 + kk, 1 + kk and 2 + kk. Underground spaces of one of the buildings are used by an automatic parking system. Buildings have a different flooring, which is given in relation to the building in the adjacent street. Within the bachelor's thesis, only one of these objects was elaborated.
The Swimming cetrum Brno Zidenice

The main theme of this project is a concept of the Swimming centrer in Brno—Židenice. The plot in question is extremely complex. It is located on the edge of a hillside near the Health center at Viniční, which naturally dominates the area by the shape and size of its structure. The underlying idea was to use orthogonal shapes to create a building, that would not compete with the Health center but would add up to its surroundings instead. Every single part of the project was designed to delicately fit into given terrain and surroundings. Most of the functions of the building are set on the 1st floor (e.g. locker rooms, two bars, water world and wellness). The 1st underground floor features technical services rooms. On the 2nd floor, there is only a swimming pool and a terrace with whirlpools on one part of the roof. The roof top offers an excellent view on the city of Brno. South and west facades of the pool hall are made completely out of glass. It is covered by vertical curved aluminum lamellar system. That is because of the thermal technical requirements of the building, however, it is also a dynamic piece of the facade that adds up to aesthetic finish of the building. The construction is based on a combined system of monolithic reinforced concrete columns and walls and glue laminated timber beams and frames. The roofs are compact and green. In the part above the locker rooms is intense green roof planted intensively green fully-grown greenery.
The Multifunctional building in Brno Zidenice

This thesis deals with the construction of two multifunctional houses in the district Židenice in Brno. The existing unsuitable one-story residential building will be completely replaced. The dominant feature of the place is a chapel, located right in the middle of the crossing of the streets Nezamyslova and Táborská. The proposed buildings are connected both construction-wise and functionally by an underground parking lot spanning the area below both buildings and between them. Both objects react with the height to the mean number of stories of the streets on whose ends they are located, and they increment them by one, as more intensive city density is expected in the district in the future. The northern building has four, the southern three stories. This difference is emphasized but harmonized at the same time by the skewing of both buildings under the same, but opposite angle. This creates perfectly sunlit terraces at the southern facade of the northern building, while the southern building increases the area of its floor plan with height. The twelve appartment units in the northern building all have their own balconies, with extra acces to the communal exntensive green roofs. In the southern building, there are two duplex flats with access to their respective section of the roof by their own staircase. The additional functions apart from housing are a small administrative unit, two rentable commercial spaces and a café located in the lucrative street crossing. Together with the proposed trees, the buildings create a „canvas“ for the chapel, which allows it to become the true dominant element of the street and the vicinity.
Swimming Centre Brno

The swimming center is located on the very end of the district Brno – Zidenice on the slightly sloping parcel with irregular shape. As a reaction to the proportions of the lot, the mass of the building can be described as a complex of two blocks which creates “v” form. In the one of the wing there is a swimming center with the light height of two floors. In the second section, the fitness is placed on the first floor and the wellness on the second floor. Entrance hall with a reception desk is the main connecting element from which you can enter all of the described areas. There is also a staircase and an elevator for an access to the second storey. On this level it is possible to walk on a gallery that allows visitors to enter wellness, snack bar or office but optical connection with lower floor as well. The roof above the swimming pool is proposed as made of wood tie beams. It is creating sloped surface that helps building to merge with surround. The rest of the construction is proposed from a reinforced concrete with an additional truss construction. Façade is designed from perforated metal plates in combination with glass façade.
Apartment building in Brno

Bachelor's thesis is based on the studio project of residential buildings. The building plot is located on flat terrain in urban area and it is bordered by streets Táborská and Nezamyslova. Currently there is a building, which is intended for demolition. The target was to design a building that will cooperate with the surrounding buildings shape and size. The building follows the street line. The building is composed of three cubic masses. Northern part is designed with four overground floors, southern part is designed with three overground floors and the last part which unites other parts is designed with two overground floors. In the building is space for a cafe and shops.
The House nearby little chapel

The aim of this thesis was a proposal of new multifunctional house in the cadastral area Brno-Židenice. On this topic was made proposal in the AG32 subject. The building is located on the corner parcell of Nezamyslova and Táborská. The main objective in the design was to create a high-quality and full-fledged housing despite the hectic place where the building is located. The shape of the building is based on the street lines of streets mentioned above. Another factor taken into consideration is the chapel right on the junction of streets. The proposed house is trying complement chaple by its simple cubic form. Space between the house and the chapel should become more busy meeting place for locals. This action are supported by café located in front face of the building, which can expand outdoors during the summer time. An important element is the passage to a quieter area in the yard, where there is semi-public zone shielded from the bustle of the street used for rest. This duality is emphasized by the use of expanded metal facades only from the street side, which serves as a shading element. Conversely, in the yard of the house shows its milder form using white facade. Diverse height of the building respond to the increasing assumption of buildings and busy the street. Street Táborská is intended tram and car traffic, connects Židenice with Julianov and the surrounding area gradually undergoing renovations at which raises the height of surrounding buildings. On this side object has 4 storeys. Street Nezamyslova is only served by tram lines, the surrounding area are the family houses, which gradually decrease from the building. In this street object has only 3 floors. Proposed building becomes corner building that closes the block with the connection to the surroundings. Apartments in the building are designed to cover the widest possible the requirements for housing.
House at the chapel

This work deals with elaboration of project documentation, adjustments of architectural study and processing architectural detail of a House next to the Kaple svatého Františka z Assisi. The task was to design a polyfunctional building on a corner lot, which is a part of the housing estates of Táborská Street and ends the housing estates of Nezamyslova Street, in the city district Brno-Židenice. The goal of this project was to create an object that would be attractive by it's content for the whole district.The design is composed of two objects. The object that would be a part of the Táborská Street housing estate is a five storey building. The ground floor is used for commerce, specifically a library with a coffe shop. The other three stories are dedicated to residential accommodation for young. The first floor contains two smaller and two larger flats, where each of them is composed of two residential compartments and a shared kitchen joined with the living room. One of these flats is barrier-free. Trough the second and third storey pass six duplex flats. The second object that is a part of the Nezamyslova Street housing estate is a three storey building. The ground floor is again used for commerce, specifically a paper shop. The first floor houses one two floor flat and one four room flat. Due to the shortage of parking space an underground parking lot is situated below the objects which is accessed from the Nezamyslova Street.A significant element of this project is an object formed by an intersection of cubical shapes laid partially on the residential objects. This object creates a vertical garden accessible not only to the tenants, but primarily to the public. This object adds an otherwise absent green space in an unconvientional vertical form. It is a two storey object made of a steel contsruction, overgrown by green vines, whose irregularity allows the visitors increased view of the surroundings and at the same time allowing relaxation while surrounded
