Factors affecting market rent of agricultural land in Bolehošť and its surroundings

The aim of my master’s thesis is to determine the factors, that influence the market rent for agricultural land in Bolehošť and its surroundings. The theoretical part discusses ways to obtain the basic price of agricultural land. Followed by derivation of market rent as a percentage part the of the price agricultural land. Another part of this work is the practical part, where are individual factors influencing the market rent analyzed first generally and then there is described the influence of individual factors directly for agricultural land in Bolehošť and its surroundings. The influence of these factors on the market rent is documented by calculations derived from a database of rent in the contracts. Followed comparison of rents depending on individual factors and their evaluation.
Dependence price of rent on common flat price

Main objective of this thesis is to determine the process for rent calculation of flats in line with presumptions influencing dependence of rent on common flat price. Proposed methodology is based on presumption of investing in property and possible yields or risks of this investment. The work studied the effects of correlation rentals and flat price.
A Critical Analyse of Investing in Apartments from the Perspective of Individuals in the Czech Republic

The thesis deals with analysis of the residential market with a focus on housing, the current situation and in particular the issue of return on investment to purchase an apartment with his subsequent hiring. On the basis of statistical methods and economic indicators using the findings from a critical analysis of current developments will be made and estimates of rate of return of investment risk in buying and renting apartments. Economic indicators for assessing the profitability of investment are the net present value at the selected discount rate and internal rate of return.

Financial leasing versus bank loan in determination purchase of effects

The main goal of this study is to compare two forms of asset financing i.e. leasing and bank lending. At the very beginning, there is a description of leasing, its history, benefits and disadvantages. Second part of the project provides definition of bank lending as a source of financing. The third part of the study compares either of financing options through discounted cash flow method patterned after a practical example. Finally, there is an evaluation of options and financial analysis so I”ll be able to find out the impact on the company.

The bachelor thesis is concerned with the issues of the lease agreements, it is particularly focused on the lease agreements of flat. The introductory part deals with the historical development of the institute of a lease contract. The main part is dedicated to the current legislation of the lease agreement, rights and obligations of the contracting parties. The thesis clarifies next special types of the lease agreements and also the most frequent problems arising during the lease of a flat from the side of a lessee as well as from the side of a landlord. The practical part is devoted to the analysis of the lease agreements commonly used in practice.

Thesis outlines the history of lease agreement, the influence of the new Civil Code on the law of contract and clarify the difference between lease, leasing and tenancy. Main chapter is devoted to an analysis of lease agreement for an apartment or house. The practical part of the thesis analyses selected issues and problems arising during negotiating of contract or during the lease.
Deregulation of rents, the effect of 2 specific cooperatives and the recommendations to the Czech republic.

The bachelor thesis deals with a problem of rent deregulation, which is currently in progress in the Czech Republic. In the theoretical part we get to know what actually the regulation is and why the deregulation was launched in the Czech Republic. Further there are discussed the problems associated with deregulation, continued by the question of maximum and minimum prices and the general view of economic regulation according to particular economic schools. In the operative part, the bachelor thesis seeks to analyze existing data of 2 cooperatives, whereas one is a subject to the deregulation and the another one is not. In the end, the thesis seeks to give an economic advice, to analyze the advantages, disadvantages and potential deregulation. The thesis analyses not only the impact of deregulation on cooperatives, but also on the ordinary citizens.
