Valuation of goodwill of construction company

The diploma thesis is focused on the comparison of goodwill values of two construction companies. The theoretical part describes the basic knowledge and principles they are required to terminated the value of goodwill. Furthermore, terms such as marketing planning and questionnaire creation are explained. In the practical part, selected methods are used to terminate the value of goodwill. Subsequently, five questions are set and the questions are tested. Based on the analysis results is proposed marketing strategy at the end of the thesis.

Software support for cost estimating of construction works

This bachelor thesis will focuses with the issue of building prices and budgets in construction. The first part is devoted to the terminology associated with building prices in construction. Here is also mentioned the theoretical approach to budgeting and calculations. The second part is devoted to the practical part, which sets the budget for the new biulding of the family house in the village of Babice u Rosic. Firstly, will be described in detail the territory in which the construction project it intends to, then will be described the project of the new building. Based on the project documentation will be prepared two versions of budgets – the first in KROS 4 and the second in euroCALC3. The basics of budgeting in these programs will be described in each step. Both programs will be compared with each other, benchmarking criteria will be selected during work with these programs. Lastly, the two budgets are compared from the price point of view.

This thesis deals with the issue of determining the causes of defects and failures, focusing on a specific property and their significance in determining the price of the property. The first part focuses on the theory explaining the basic concepts used in the valuation of real estate, basic methods of property valuation and classification of construction defects and failures. This chapter includes an analysis of the real estate market in the years 2008 - 2013. The second part is devoted to determining the amount of property damage at a specific property, the calculation of this particular property which is based on technical surveys and subsequent valuation of the property with regard to the results of the survey. The aim is to create a design procedure for reducing the price of the property with the defect.

It analyzes the current situation and using value stream mapping for a selected product it identifies bottlenecks of the production process. Further it proposes remedial measures to improve current situation.

The thesis presents the analysis of selected influences on houses valuation in Šlapanice, including the report on present state of the real estate market in the above mentioned locality. It involves expense method, comparative methods – both based on regulations and not, to find out the value of five family houses in Šlapanice. The work also considers the impact which the locality with its territorial plan has on real estate valuation. In the light of the acquired information the real estate prices are compared considering significant changes in territorial plan to join neighbouring cadastral area of Brno city.

The aim of this thesis is to highlight the difference between negotiated purchase price, standard price determined by direct comparison and lastly administrative price determined according to the applicable valuation regulations; specifically for the selected housing units located in the regional city of Zlin. The introduction of the thesis explains the basic and legal terms related to the topic, also adduces the difference between price and value, presents valuation methods and characterize real estate market. The second part of the thesis contains a description of the valuation of selected housing units, that were actually traded; and compares the negotiated purchase prices and the values, determined by direct comparison and administrative price.

The aim of my diploma thesis is to outline the issues of finding out the prices and differences between the prices at the property market and also to clarify the basic terms from the field of property evaluation and the property market. In the introductio of my theses I will be defining the basic terms connected with the given topic. After that I will introduce the readers to the issues of differences between the price and value and also into the issues of the real estate market. I will describe particular types of prices and values, subjects of the property markets and the relationship at the property market. In the following part of my work I will mention the essence of evaluation of properties, I will define the basic terms, methods of evaluation and description of evaluation. However it is not only a blunt list of operations connected with this topic, but it is help to the reader to be better orientated on proceeding and to be familiar with the bacis terms connected with this topic. In the last practical part I will focus on the various types od finding out prices by using different methods.
Comparison of Selected Methods of Valuation of Garage-type Real Estate in the Locality of Písek and its Surroundings

The introductory part of the thesis deals with the overall issue of valuation, explaining the basic concepts that are necessary for the valuation. Then followed the analysis of market with the real estates and characteristic description of the specified location. For the purposes of the valuation was selected 10 real estates of type garage, which are valued at cost and comparative manner according to the announcement and comparative manner with the database. The real estates were selected around the city Protivin. A local investigation was carried out and the documentation was made for the each garage. The acquired data are evaluated and the result describes the effect of the location on the price of the property.
