Analysis of the impact of conservation on the price of real estate in comparison with the real estate now located outside the reservation in Mikulov

The aim of the thesis is to asses an influence of a conservation on real estate price determined using comparative method and regular price and to define potential complications connected to using such real estate. Theoretical part of the work is focused on description of selected evaluation methods, basic concepts related to conservation and issues connected to real estate located in conservation. Following part of the thesis is description of selected area, specifically description of Mikulov city, Mikulov city conservation and protection zone of Mikulov city conservation. Practical part of the thesis is calculation of price of the real estate, subsequent comparison of the prices and evaluation of influence of conservation on real estate price.
Analysis of factors influencing the market value of houses in Šlapanice

The thesis presents the analysis of selected influences on houses valuation in Šlapanice, including the report on present state of the real estate market in the above mentioned locality. It involves expense method, comparative methods – both based on regulations and not, to find out the value of five family houses in Šlapanice. The work also considers the impact which the locality with its territorial plan has on real estate valuation. In the light of the acquired information the real estate prices are compared considering significant changes in territorial plan to join neighbouring cadastral area of Brno city.
Determination of the Difference between the Standard Price of a Detached Passive House and Selected Detached Houses in Chomutov and its Surroundings

This master´s thesis is focused on detterminations of the difference between the standard price of a detached passive house and selected detached houses in Chomutov and its surroundings. The theoretical part of the thesis describes the basic terms used in real estate valuation. The main task of this thesis is in Chomutov establish the standard price of houses with regard to their implementation, to evaluate land forming their accessories and assess standart value house without land, in order to eliminate the influence of land price to the price of the property. For valuation has been selected 10 houses from the Ústecký kraj of 3 districts (Chomutov, Louny and Most).

My diploma paper is focused on description of the ways of assessing, which are used in practice. The diploma paper should also make a comparison between those assessing methods and recognise the difference between them. Next aim of my diploma paper is to shortly mention the questions of International valuation norms (standards), but only those parts, which are related with assessing of real property. Practical part of my diploma paper is especially focused on assessing of family houses by chosen assessing methods, which are: cost approach, comparison method (nenašla jsem), standard price and price at present time. Whose resultant values will be compared. Partial task is recognition how the aspect of job opportunity is influencing the price of family house, which was counted by comparison method.
Anlysis of the Effect of Insulation on the Price of Flats in Žďár nad Sázavou

This thesis analyzes the impact of insulation on the price of flats in Zdar. In the theoretical part of the thesis deals with the theme of energy demand and pricing. The second part sets the prices of selected flats in different valuation methods, namely: direct comparison method, comparative method and cost method. Furthermore, the work deals with energy conservation, depending on the thermal insulation. The aim is to determine whether and by how much prices will rise flats due to the additional insulation, what are the savings in heat and what about payback to investment.
Comparison of Selected Methods of Valuation of Family House-type Real Estate in Bludov and Surroundings

The aim of my work entitled "Comparison of the valuation of houses in and around Bludov" is to describe the various valuation methods, which apply to selected properties. A great focus is on the issues of valuation porocedures. The practical part deals with the comparison of prices, resulting from the various valuation methods. The following section deals with the comparison methods of valuation which is applied to five houses in the district Šumperk. The essence of this work is to use the comparative (nevyhláškovou) method for obtaining property prices within the period of 2011-2013. I have created a database of properties from the surrounding area. The result is to reveal how did the price of houses vary during those last 3 years.

Real estate evaluation is a very attractive and up to date area of interest. Real estates can be evaluated for several purposes. Whether we talk about the evaluation by the certified valuer for purposes set by the law such as the real estate sale, tax purposes, and property settlement or appraisal by the assessor based on market approach for the market needs. Within the Czech Republic, we define two main ways how to evaluate a real estate. Those are the evaluation according to the price regulation and market approach evaluation. Each of these ways defines a lot of evaluation methods/ approaches such as cost approach, comparison approach or revenue approach. The question is how much the result of the evaluation correspondents with reality and how much different the prices are set based on those methods. And that is what this diploma thesis deals with. This thesis will compare potential differences between the values estimated by selected methods.
Analysis of the effect of reconstruction on the price of a rental apartment building in Brno - Židenice

This thesis deals with reconstruction of a specific apartment building in Brno-Zidenice. The aim of this thesis is to find out if the investment into reconstruction of the building in this specific area has paid off. To be able to look into this issue, the following method was used: All the reconstruction phases as well as the decision making process are described step by step. After analyzing the reconstruction itself, the cost and revenue valuation is done for both cases - for the building before and after the reconstruction. Having both values, the evaluation of the investment was performed. The results show that the value of the building increased substantially, the investment is profitable and the owner is achieving the expected revenue. Therefore it can be assumed that similar investments into similar building in this area will be profitable.
Detention Facilities for Immigrants in the United States of America in the Context of Compliance with Basic Human Rights

Immigration is a topic that plays an important role in American society, it manages to capture both the general public as well as the political world. Especially in the United States of America, it is a very complex issue that affects a large number of sectors which is why a specific area has been selected for this thesis in order to narrow the researched field and provide detailed information. The thesis seeks to analyze the situation in immigration detention facilities throughout the U.S. with regard to basic human rights violations. For this reason, the thesis focuses on international humanitarian law and the Constitution of the United States, which should protect both legal and illegal immigrants, however, their non-compliance is one of the main points interconnecting all chapters of this paper. Due to the availability of resources and greater relevance this paper focuses on the situation of the last 15 years (namely from 2008 onwards) and attaches great importance to the final 3-4 years and the administration of Donald Trump. The thesis finds repeated and long-term violations of domestic and international law concerning human rights as well as the rights of asylum seekers and shows wrongful criminalization and dehumanization of immigrants (documented and undocumented). The Relationship towards Country, Family and God in the Works of Teréza Nováková

Tato diplomová práce se zabývá postavami a jejich vztahem k vlastenectví, rodině a Bohu v průběhu celé tvorby Terézy Novákové. Pokouší se nalézt propojenost vztahu postav k těmto rovinám a vlastním životem autorky a také spojitost raných romantizujících próz a velkých románů. V raných prózách převažuje prvek vlastenecký a rovina romantické lásky, zatímco je zde oslaben prvek náboženský. Autorka hojně využívá hodnotícího pohledu vypravěče, postavy a jejich jednání působí nerealisticky, pateticky. Povídky inspirované Vysočinou jsou velkým posunem v tvorbě Terézy Novákové. Mění se nejen podoba próz, ale dochází i k posunu v nahlížení postav a jejich vztahu k češství, rodině a náboženství. Autorka se vzdává patetického vlastenectví a do centra lidského života klade rodinu, také se mění pohled postav na náboženství. Prezentované postavy jsou nyní psychologicky prokreslenější, plastičtější, realističtější. Oproti vlasteneckým povídkám ztvárňuje autorka "malé lidské tragédie" a intenzivněji vnímáme postupnou ztrátu lidských jistot. Ta je dovršena velkými romány, zejména dílem Děti čistého živého a Drašar. Teréza Nováková zbaví své postavy všech jistot a nechá je propadnout na samé dno. Powered by TCPDF (
