Cílem této diplomové práce je poukázat na rozdíl mezi skutečně sjednanou kupní cenou, cenou obvyklou stanovenou metodou přímého porovnání a administrativní cenou zjištěnou dle platného oceňovacího předpisu, a to u vybraných bytových jednotek umístěných v krajském městě Zlín. V úvodu práce jsou vysvětleny základní pojmy spojené s danou problematikou, některé právní pojmy, rozdíl mezi cenou a hodnotou, metody ocenění a charakteristika trhu nemovitostí. Druhá část obsahuje vlastní ocenění a popis vybraných bytových jednotek, které byly skutečně zobchodovány a dále porovnání sjednané kupní ceny a hodnot zjištěných metodou přímého porovnání a administrativním oceněním. The aim of this thesis is to highlight the difference between negotiated purchase price, standard price determined by direct comparison and lastly administrative price determined according to the applicable valuation regulations; specifically for the selected housing units located in the regional city of Zlin. The introduction of the thesis explains the basic and legal terms related to the topic, also adduces the difference between price and value, presents valuation methods and characterize real estate market. The second part of the thesis contains a description of the valuation of selected housing units, that were actually traded; and compares the negotiated purchase prices and the values, determined by direct comparison and administrative price.
