Assessment of the Impact of Planning on Land Prices

This diploma thesis describes methodology background for price evaluation of real properties. The case study presents the evaluation of selected land in cadastral area Podolí u Brna, town Podolí in different conditions of town and country planning. The administrative price and market price are obtained from evaluation in three different steps of country planning. The obtained results are interpreted and changes in prices are outlined with an effect of town and country planning changes.
Evaluation of area and changes of the agricultural land in Czechia 2006 - 2012

Evaluation of area and changes of the agricultural land in Czechia 2006 - 2012 Abstract This thesis deals with the evaluation of area and changes of the agricultural land in selected regions in Czechia on the basis of the data from the years of 2006 and 2012, using the available international and national databases of land cover and land use. In the practical part, firstly the compatibility of classification systems of the surveyed databases is compared, then the state and changes of individual classes of agricultural land are analysed on two levels - national and regional - using functions of ArcGIS software. The overall result confirmed the assumption that the proportion of permanent grass cover in respect to agricultural land is increasing at the expense of that of arable land. Certain discrepancies between the results, however, point out different purposes of the surveyed databases and thus differences in their parameters and classification systems. Remote sensing, which enables to determine the real state of agricultural land and its classes, seems to be auspicious. Evaluation of specific factors in the valuation of agricultural land in conditions of the Czech republic

This dissertation is focused on the identification and evaluation of specific factors affecting the price of agricultural land. It should be mentioned that the market for agricultural land, especially arable land and permanent grasslands, is not fully developed in the Czech Republic and this area is not fully explored. The thesis describes the factors on the basis of which the investor decides when buying these plots. The data needed for this work have been obtained from professional literature, real estate servers, two polls, actual sales, etc. In the conclusion of this thesis all findings are summarized and evaluated. It includes the development of prices in the years 2014 – 2016 based on sales actually realized in the Olomouc Region, Moravian – Silesian Region, South Moravian Region and Vysočina Region. The outcome of the thesis is a proposal of an expert standard. It is necessary to realize that, above all, agricultural land is a specific commodity, as it is unreproducible, indivisible and its offer is limited.
EVALUATION OF AGRICULTURAL LAND LOSSES IN THE CZECH REPUBLIC AFTER 1990

The work is focused to evalution of trends in the decline of agriculture land in the Czech Republic in the period 1990 - 2012 using data from CORINE Land Cover database. Assessment agriculture land decrease was done in terms of the total area of land occupation and in terms evalution of Agricultural land resources quality decrease on based on the soil protection classes available from VÚMOP SOWAC-GIS geoportal. Another objective was to find out whether Agricultural land resources losses are related to the physical geographic and socio-economic characteristics of the surveyed territories (districts). In the period 1990 - 2012 was seize 45,135.44 ha of agricultural land in Czech Republic which 38,324.42 ha of land could be assigned to the category of Agricultural land resources soil protection. It has been prove that the dynamics of agricultural land occupation are steadily increasing. In addition it was confirmed that the most valuable agricultural land from protection categories 1 and 2 was a lot occupation. The participation of these protection classes was 44.14 % over the whole monitored period. Most of the agricultural land was transformed into a rosy type of development (83.41 %). The master's thesis deals with methods of land valuation in France. The thesis contains the definition of basic terms and the legislation related to the land valuation. In the text the types of lands are defined and the division of areas according to the territorial plan is indicated. The thesis clarifies the requirements of the expert opinion and specifies who can qualify as an expert in France. It also includes an overview of the most commonly used valuation methods in France, an example of land valuation according to these methods, and a comparison with the Czech Republic. Additionally, the thesis deals with the situation on the land market in France.

Resume Rights and obligations of owners the agricultural land The purpose of my thesis is to describe rights and obligations of owners of agricultural land. The thesis is composed of four chapters. Chapter One describes the historical evolution of the ownership of the land in Czech republic and impact of this evolution on current structure of ownership to land. Chapter Two describes the specifics of land ownership. This chapter is subdivided into five parts. Part One deals with the subject of land ownership, part Two discusses object of land ownership, part Three discusses content of land ownership, part Four discusses limitation on land ownership - the legal relations between neighbours, easements, expropriation, and part Five deals with the tax obligations of the land owner. Land - use rights (Summary) The purpose of this thesis is to complexly discuss history, development, contemporary state and the future of the land-use rights, especially with respect to specific attribute of land as being an object of civil legal relationships. This paper can be divided into three parts - history and the development of usage rights, description and analysis of valid legal regulation of usage rights and finally comparison of this regulation with the draft of new Czech civil code and Slovak regulation of lease relationships. For the sake of better arrangement, the comparative part does not constitute a separate chapter, but is included in particular chapters related to relevant usage institutes instead. The first part of this thesis concerns the history of land reforms in Czech lands, demonstrating a close connection of land legal relationships with social and political changes in our territory. After the year 1948, the institutes of usage rights became one of the dominant instruments of building the socialist society, where the principle "land belongs to those who farm on in" applied. Energy from Agricultural Land

Thesis is concerned with relation of usable energy and space as it's widely spread source. For this purpose are introduced not only a few indicators suitable to energy management description, but also principles of environmental assessment thinking are expained, as these help to distinguish the really sustainable ways of deriving energy from space. As examples of energy-from-space extraction are introduced photovoltaics, liquid biofuels and fast growing energy plants. After a brief entry to heat supply problematics, focus is remains on a simple case study: quantifying relationship between local heat demand and local potential production of solid biomass from short rotation coppice. This so far rather hypothetic relation is examined at the municipal level, while Central and South Bohemia regions are the target area. Soil characteristics and population census data (2001) about residental habitats are used.
Factors affecting market rent of agricultural land in Bolehošť and its surroundings

The aim of my master’s thesis is to determine the factors, that influence the market rent for agricultural land in Bolehošť and its surroundings. The theoretical part discusses ways to obtain the basic price of agricultural land. Followed by derivation of market rent as a percentage part the of the price agricultural land. Another part of this work is the practical part, where are individual factors influencing the market rent analyzed first generally and then there is described the influence of individual factors directly for agricultural land in Bolehošť and its surroundings. The influence of these factors on the market rent is documented by calculations derived from a database of rent in the contracts. Followed comparison of rents depending on individual factors and their evaluation.

A market research was made within the thesis and the collected data were sorted by the source and cadastral area. Subsequently all factors are investigated, whether and how they affect the market rent level.
