1 Abstract Release of a security interest The aim of this thesis is to provide comprehensive view on the institute called release of a security interest, which has been reintroduced in Czech law system within the process of recodification of private law. My intent is to introduce this legal form of the security interest not only in the context of the historical and legal development but also to include the basic provisions of law which currently applies to this institute as well as main attributes of released pledge, conditions of its creation and perfection within the context of general terms of the pledge. The thesis is divided into four parts, introduction, actual work is then divided into two blocks, thus the pledge (as a type of security interest), the security interest released and the final part. The first section is devoted to the right of the pledge such as the security instrument, its basic features, functions and very own existence of the pledge. The second part is dedicated to release of the security interest itself. This part is showed in with a historical excursion outlining the beginning of development of this institute. Mortgage markets and their comparison in Czech Republic and Russia

This bachelor thesis was focused on a topic that is undoubtedly very important nowadays - it is a mortgage market. The first part of the bachelor thesis is focused on the mortgage market theory, its key aspects and description of several different mortgage types.. The second part of the bachelor thesis was already dedicated to research on mortgage market in the Czech republic and Russia underlying the capital cities of both countries and its comparison. The aim of this thesis is to analyze mortgage products in the Czech Republic and Russia, analyze the development of interest rates for a given product and to define differences between products between the two countries. The work clearly pointed out that the situation in the mortgage market is much better in he Czech Republic than in Russia (resp. in Prague than in Moscow) - the proportion of the payment of average salary, interest rates, or inflation expectations are lower than in Russia. Furthermore, it is concluded that the volume of mortgage loans and interest rates is affected by the local GDP.
Reactions of Czech Mortgage Market on Changes in Rules of Providing Loans from June 2016 to May 2017

Through the last year, czech bank morgage market was influenced by three diferent changes. First was change in paying of tax for transfering real estates, and the others were new law about consumer´s loan and recommendations of Czech national bank for banks providing morgages. This thesis describes thoose changes and specifies sections, where banks had to react. The main goal is to monitore development of conditions offered to consumer and find some banks which are able to do some kind of loan, that the others aren´t. You can read, which last two banks offer morgages without verifying of incomes (mBank, Equabank), which are able to provide higher loan than 90% LTV and how do banks appraise providing loans for real estate for further renting.
Consumer protection in the context of financial products

The aim of this work is to evaluate the situation on the Czech market in the financial products. The author chose only provider of banking and leasing loans, mortgages and leases. The work is divided into two parts: theoretical and practical. To the theoretical part, the author has included the history and current legal regulations in the Czech Republic and future changes in the financial market. Furthermore, the work given state or non-governmental organizations that deal with consumer protection in the financial market. The practical part presents the most successful banking institutions and leasing companies providing loans, mortgages and leasing. The thesis also deals with the contract and necessary documents to request financial products. At the end of the practical part is evaluated your research, which is focused primarily on the above products.
Mortgage Loans and Methods of Their Financing in the Czech Republic

This bachelor thesis deals with mortgage loans in the Czech Republic. Its goal is to characterize the mortgage loan, include it among banking products and outline the perspective of a client, a bank and a regulator. Other goals include analysis of the mortgage market development and selected influencing determinants. The first chapter describes the progress of mortgage lending especially on development in the Czech Republic from 1990 to the present. The following chapter includes the theoretical definition of the mortgage loan, explaining its significance and inclusion in the system of banking products. There is an example of rescheduling with tables - explaining the influence of the interest rate and the repayment period on the total cost of the mortgage loan. The third chapter deals with the financing of the mortgage loan from the bank point of view, focusing on mortgage bonds. The last chapter focuses on performance determinants influencing the evolution of the mortgage market. Subsequently, an econometric model is used to study their impact on the development of the mortgage market.
Statistical analysis of mortgage market development in the Czech Republic and its tendencies

This thesis tends to analyse development of mortgage loans in the Czech republic, where due to decreasing interest rate in few past years is wanted way of purchasing real property. Using statistical timelines analysis is set main structure of mortgage purchasing development by number of approved morgages loan, in the period from 2002 to 2015. Based on this analysis, it is forecasted the future development of the number of mortgage loans, volume of mortgage loans and number of hans according to the provided purpose. Prognosis depicts presumed development of indicators in 2016 and 2019 and brings common suggestions for banks overall.
Housing financing in the Czech Republic

The thesis solves possibilities of housing finance. The economic needs are explained on the basis of professional literary sources. The thesis also characterizes housing policy of the European Union, housing policy of the Czech Republic and present situation of real estate market. The practical part is devoted to common method of housing finance. It is about housing financing through a mortgage loan and a building savings. The comparison of offer of mortgage loan and building savings is performed for fictitious client. The best loan is recommended to the client on the basis on the results. The last part of the thesis contains necessary documents. The client is obliged to provide these documents to the bank.
Analysis of mortagage credits on the market in the Czech Republic

The thesis deals with analysis of Czech mortgage market. Main goal of thesis is to compare the analysed mortgage products according to the most important criterias, followed by recommendation of the most suitable product in model situations. The theoretical part describes the relevant basic concepts, starting by clarifying the basic concepts around mortgage from applicants profiles up to the very process of mortgage acquiring. The results of questionnaires used in the second part of thesis have determined the criterias which are the most important for applicants while choosing the product and also which criterias are essential for other stakeholders - mortgage providers. The relevant questions from questionnaire were then used to define the model situation. The thesis also analyses the mortgage market in years 2000 - 2015, its development of products, interest rates and its share between providers. Specific banking institutions were chosen for comparison purposes - Hypoteční banka, Česká spořitelna, Komerční banka, Raiffeisenbank, UniCredit Bank and Sberbank. From each bank was chosen one product which corresponded to predetermined criterias. The individual products have got their information gathered from banks' pricelists, while individual mortgages were compared using the scoring method of multi-criteria decision analysis. Based on this method, the best product named Hypoteční úvěr Plus by Komerční banka was selected with an average fixed interest rate of 3,6 % p.a., but with very low charges from bank. The best mortgage product within the model situation was Hypotéka na bydlení KLASIK by Raiffeisenbank with fixed interest rate 2,19 % p.a. for 5 years with bank charges 128 832,- CZK at 264 instalments (22 years mortgage).

The thesis deals with bubbles in financial markets, causes these bubbles and the ant model. The aim is to reveal the causes of bubbles in financial markets. Researched bubbles are dot-com, mortgages and crypto-currencies. In the first teoretical part are described the financial markets, investment instruments, theory of the business cycle, investment analysis and historical speculative bubbles. In the second practical part are identified the causes examined speculative bubbles. In the third part are summarized the results of the practical part.
