Causes of problems in housing quarters and suggestions for effective development of dwelling in them on an example in the Ostrava region

The paper tackles in detail panel neghbourhoods whose regeneration or humanization are ones of the main problems in contemporary Czech cities. It is focused especially on the Ostrava agglomeration which is one of the redions with their greatestst concentration within the Czech Republic. A project of regeneration of this type of housing quarters was launched in 2001 ů steered by government adn supported by legislation-which looks both at an active conceptional technical activities and at a development of participation of all parties interested including inhabitants of these residnetial areas themselves. A more detailed complex research is carried out in twenty housing quarters (with over 2500 appartements each) of the Ostrava agglomeration. It is focused on developmental trends of housing quarters within the transformation (improvement of housing environent, infrastructure, changes of owners structure, price differentiation) and on the general evaluation of changes in the dwelling environment of residentioal areas.

Residential Complex in Brno - Komín

With regard to the surrounding buildings there are designed two-storey houses in rows, connected by embedded terraces. Each floor is used as a residential unit. The orientation of the parcel is designed so the home has an interesting view, while allowing the use of passive energy from the sun. Roofs of the houses are flat with greenery that serves as insulation against noise, absorbs dust and simultaneously creates space with stunning views designed for relaxation. The purpose of the project is to create a universal space available for all stages of life, so that might not lead to its transformation. The interior of the house is designed so that one room has access to all of the others. From one room you can acces to any other room and so go through maximum two doors.

Transformation of the city and it's technical networks in the years 1913-1952 Abstract The Prague's evolution into capitol of the new republic is divided into three stages, split by two wars. The progress of the city begun deep in the era of the Austria-Hungary imperium - in the middle of the 19th century, when the new town council was elected from czech townsman upper classes. It led into the process started with series of construction and administration projects. The city was upgraded with new bridges, railwaystations. On the place of the fortified walls, which were cancelled in the year 1866, shortly after Prussian- Austrian war, was quickly built piles of houses that bound inner Prague with it's suburbs. The administration were trying to connect the Prague's suburbs with the inner city but only few of them this procesess accepted. The foursome of the inner satellites (Žižkov, Karlín, Královské Vinohrady and Smíchov1) this projects declined and until the World War I remained on their own. Building of the logistic sites city underwent from the middle of the 19th century. Real Estate Market of Russia

The aim of the thesis Real Estate Market of Russia is to analyze the real estate market in the Russian Federation with a deeper exploration activities of foreign investors in the Russian real estate market. Thesis theme is very topical and interesting, because among other things, examines the impact of the financial and economic crisis on the real estate market and changes in the interests of foreign investors in the Russian investment projects in real estate and interests of Russian companies abroad. Currently, the real estate market in the Russian Federation is developing very dynamically, it can be said that over the years of crisis and financial instability signed on aggregate supply and demand for real estate in Russia very little. However, at the moment it is merely a statement - proof of this statement is to provide this thesis. The thesis analyzes not only the interest of foreign investors in the real estate market of Russia, but also the interest of Russian investors in the Czech real estate market. Already in the nineties of the twentieth century has seen a significant interest of Russian citizens on housing and commercial real estate in the Czech Republic. It is interesting to explore whether this interest persists to this day and the extent to which the Czech real estate owned by Russian citizens or legal entities whose members are Russian citizens. Another objective of this thesis is to evaluate the real estate market in Russia, with a focus on international development company. This objective will be gradually implemented through the analysis of the current real estate market and evaluate the activities of foreign investors of their share of development projects. The operational objective of the thesis is to evaluate the interests of the citizens of the Russian Federation on real estate in foreign countries (for example, the Czech Republic). Czech Republic was chosen as analyzed state due to good orientation of the author of the thesis in the Czech environment and find out the appropriate options detailed information about the problem. Sub-objectives will be achieved through a detailed analysis of the statistical data of the Czech Statistical Office and also the author's own analysis carried out "in the field". The main hypothesis of this thesis is the claim that the interest of foreign developers in the Russian real estate market is increasing. During the meeting the objectives of the thesis should be stated hypothesis to prove or disprove. The methodological basis of the thesis will consist primarily statistical analysis of data from the Czech Statistical Office and the Russian Federal Statistics Service, as well as data from the media and Russian companies. After selecting the appropriate data and information to analyze existing and ongoing development of real estate markets. Another method used in this thesis, the method of synthesis. With the synthesis of the work will examine the influence of individual factors (financial crisis, negative fluctuations in the economy of Russia, migration processes in Russia) on the real estate market of Russia. In the context of the activities of Russian citizens in the real estate market in the Czech Republic to examine the impact of the liberalization of laws and overall trends in immigration and migration policy of the Czech Republic in question increased interest of Russian investors in real estate projects. The work is logically divided into two parts: theoretical and practical. The theoretical part is focused on general characterization of the terms used in the thesis and their relationships. The theoretical part is to explain the main factors affecting the price of real estate and its variations. The practical part of the thesis focuses on the description and analysis of the current state of the property market in Russia and the Czech Republic. Among other things, describes the current development and privatization processes in Russia in 1990 - 2000. These analyzes and research are part of the practical part.

Architectural and technological project of a residential building in Brno

The thesis contains analysis earthworks, foundations, carcass substructure of residential house on the street Kopečná 9 in Brno. The work also includes gradual changes in site equipment, detailed schedule of work for selected works, rough schedule of the whole building, construction budget, site equipment budget and details of construction. Specialization in the work addresses the specific use of roads and traffic signs.

Contemporary state and perspectives of garden allotments in agglommerations of Czechia

5 ABSTRACT The research on garden colonies in Czechia follows an ongoing focus of the Department of Social Geography and Regional Development (Faculty of Science, Charles University) on specific forms of recreation in Czechia, specifically on projects concerning individual short-term recreation and secondary housing. The goal of this diploma thesis is to provide a comprehensive image of gardening in selected model regions of the Czech Republic, offer possible outlook, compare and evaluate current state and changes in functional use of garden colonies and analyze causes of their transformation. To accomplish this goal, we analyzed results of questionnaires and terrain investigations conducted in the individual model regions. One of the most important items of the study was the analysis of changes in functional use of the gardening colonies. We also evaluated selected characteristics of the gardening colonies and compared results from individual model regions. The conclusion of this analysis and evaluation is that in addition to the continuing production function of gardens and their substantial social-economic function, gardens also serve as a place for both psychic and stamina regeneration and a place of recreation. The old house - Ruin or Home?

The main topic of this diploma thesis is the reconstruction of an old house. This is concepted in the perspective of "material culture studies", where the material object (a house) works as a starting point for the understanding of the human values, relationships, feelings and attitudes. These characteristics were studied in the qualitative research (the fieldwork), in the area near Prague. The dynamics of this area corresponds to the context of my work which is based on the background of the relationship between "the Old and/ versus the New" and the relationship between "Town and/versus Country". The work starts with the theoretical part, which is orientated on the actual phenomenons of "suburbanization" and "dream about the family house" and on the contrast of an old and a new house. Then a study of the "ruin" (and its social signals and contexts) follows. The "core" of the work can be found in the practical part. It describes the stories of the concrete reconstructions and with the analyses of the meanings that have emerged on the surface. We observe a specific "transformation of the ruin in the home", a mutual "taming" between the man and the old house and the inner dynamics of this process. Reconstruction of Restaurant with Housing Facilities Extension

Diploma thesis "Reconstruction of Restaurant with Housing Facilities Extension" is processed in the form of project documentation for building construction according to the applicable regulations (Act No. 183/2006 Coll., On Zoning and Building Regulations, including subsequent amendments). The project deals with the reconstruction of the existing restaurant building in the village Lísek, No. 89. The building is located on plot No. 49 in the cadastral Lhota u Lisku. Floor plan of the existing building is in rectangular shape with almost the unused basement and a deck above. The 1st underground floor is currently used only technical room and garage. In the 1st floor there is the sales area of restaurant, large kitchen and rooms for staff. Existing structures do not show signs of major damage. Reconstruction is not due to the technical condition of the building, but due to operationally unsatisfactory disposition and investor requiring to create an accommodation capacity. The requirement was to build new rooms to accommodate 24 persons. The supporting structural system of the 2nd floor is designed of ceramic bricks and 3rd floor due to the resistance of existing constructions is newly designed as wooden sandwich. The window openings are fitted with a six-chamber windows with triple insulation. Horizontally extension of the existing building corresponds to the current object. The roof of the building is gabled with dormers lighting the rooms in the 3rd floor. The building is designed so that even after the reconstruction match an existing installation. Part of building construction works is also landscaping. Due to the partial change in purpose of the building was necessary to design a suitable parking space with adequate capacity.


Betterment of building by investment into smart building system

This thesis deals with investments issue for smart house systems. The theoretical part describes the definitions of the economic area, the area of intelligent systems and real estate valuation. In the practical part, there is detected the real estate price, accomplished a survey of public opinion and designed particular smart house system. The proposed solution is divided into sections and evaluated from economic and non-economic aspect. In the conclusion there is determined the value of the real estate after the completion of the investment.
