Draft Financing of the Revitazation of Block of Flats

Activities of the Managing Board of an Apartment Owners Association

The diploma thesis deals with the condominiums where apartment owners association is established. The first part of the diploma thesis summarizes basic terms essential for understanding the topic. Subsequently the history of flats ownership in Czechoslovakia and later in the Czech Republic are explained. The first chapter of the analytical part focuses on the foundation of the apartment owners association, the course of the assembly of unit owners and election of a chairman and committee. The last chapter analyses the housing law of selected European country, and its result is subsequently compared to Czech legislation. Lastly, we provide a suggestion for improvement of Czech legislation and answer the questions asked in the beginning. The hypotheses that were established at the beginning are confirmer or refuted and all the results are explained.
Condominium Hlinky in the city centre of Brno

In my bachelor thesis I further develop the architectural design I worked out during the fifth semester, at the subject AG034. My work was led by Ing. arch. Marcela Uřídilová. Now, I have elaborated the study led by doc. Ing. arch. Juraj Dulenčín, Ph.D., and Ing. Dušan Hradil, on the level of Documentation for building permit, and subsequently on the level of Documentation for Construction Execution. The theme of this work is the design of a multifunctional town house in a gap site between two existing buildings in Hlinky street in Brno. The 9.4-meter-wide gap is in a street with terraced houses, right next to the public transport stop, opposite the main entrance to the Brno Exhibition Center. The house has one basement and five above-ground floors, is based on a foundation slab and finished with a flat roof. It has a longitudinal wall construction system; the load is transmitted by reinforced concrete monolithic walls and ceilings. The house creates a height transition between both adjoining buildings. In the basement is located the technical facilities of the whole building, on the ground floor there is the main and secondary entrance, entrance for cars and the access to the parking stackers with eight parking places. On the 2nd floor is located a studio and office with a common hall. The 3rd, 4th and 5th floors contains two luxury maisonettes. The common partition between both apartments is located on the 4th floor. Across the entire height of the house pervades the inner core of vertical routes - staircase and elevator. The main mass of the house is aligned between adjoining buildings. On the south side, the last fifth floor is lightly indented from the street. On the north side, a mass of the space parking protrudes from the main mass of the building into the slope of Žlutý kopec. Because the building plot is enclosed by adjoining houses on two sides, the only free facades are oriented to the south and to the north.
Condominium Minska street, Brno

The subject of the bachelor thesis is the design of condominium in Brno Žabovřesky. The condominium in Minská Street is located in an extremely tight gap site created after the demolition of the original village house. The solved gap site is very lucrative, it has besides the excellent accessibility of recreational areas, a very good connection to the transport infrastructure and, therefore, very good connection with the center and the main transport route. The object is designed to fit very well despite the modern appearance into the surrounding area, which has a disunited character, style and height level. It is a six-storey residential building with one underground storey and five above-ground floors, where there are 4 luxury apartments and 2 small commercial spaces on the ground floor. A total of 7 private parking spaces are located in a quiet garden.
Condominium in Brno, Mlynska street

The subject of this bachelor thesis is the planning permission documentation and an extract from the project execution plan based on my previous studio work in the course of AG034 back in 2017. The work deals with a design of a condominium in Mlynska street, Brno. Mlynska street in the borough of Trnita is in close proximity to the historic centre. Mlynska street and its surroundings is an area that has become extremely popular with developers, is undergoing a massive renovation and holds a remarkable potential for future (like Vlněna Office Park complex or Ponvka business park). The building lot consists of allotments number 27/1-10 and 40/1, which are currently in possession of the company Rezidence PONÁVKA s.r.o.. The lot is not in any protected zone or area. The design aims at housing, commercial, administrative and educational functions. With a special aspect to the educational function, the building comprises a coffee shop with a bookshop and a study room on the ground floor and co-working centre with a conference hall on the 2nd and 3rd stories. All the educational spaces are inspired by the work of two scholars and education supporters František Šujan and Johann Heinrich Pestalozzi. A nearby square is named after those two men who both fought for education to be available for people of all social classes. The building should help this part of the town to develop fully and raise standards in this part of the town.

Contract for construction Abstract The topic of this thesis is the contract for construction as one of the legal instruments leading to the establishment or change of units in a condominium. The contract for construction is closely related to the concepts of units and condominium ownership, when its use in another legal framework is not possible. This thesis focuses on the legal instrument at a time of resolution of the housing crisis and therefore examines not only theoretical issues, such as the definition of forms of construction, but also practical aspects of the contract, including, for example, the appropriate application of the provisions of the Partnership. The purpose is, among other things, to provide a view on the possibilities of using the contract for construction precisely as part of the solution to the social problem. The issues raised in this thesis are examined from the perspective of the subject matter of the contract for construction, the status of the contracting parties and the content of the contractual obligation. The critical view on the enforced combination of the current legal regulation with the historical regulation of the Appartement Ownership Act is not left aside. The thesis focuses on evaluation whether the current state is usable by general public, that is by people not equipped with legal education and without the knowledge of related case law, as well as on pointing out the application difficulties that result from unclear or impractical settings in some areas. Such application difficulties are documented by discussions and faulty acts of public administration.
