Assessing the Impact of Planning on Land Prices in the district of Brno - Soběšice

This diploma thesis deals with the valuation of selected land in the city district of Brno – Soběšice. In the introductory part of the thesis there are mentioned important terms and methods related to real estate valuation, which are necessary to know for land valuation purposes. Furthermore, the thesis provides information on the valued land, which is currently applied for a territorial change in its use, this process and the whole process of territorial change in the city of Brno is briefly described in a separate chapter. Then the determined and market price is determined for the assessed land in three stages of land use in the land use plan. Individual stages, price effects and possible reasons for price differences are commented. The conclusion is devoted to the evaluation of results.
Urbanistic analysis of the city with a focus on public spaces - urban interventions

The bachelor thesis deals with town and country planning and public spaces. The problem of town and country planning is briefly explained in the bachelor thesis according to the Act on town and country planning and building code and also on the specific example of local zoning plan. This is followed by the main part of the bachelor thesis, which will focus on public spaces. This part contains the definition of the term “public spaces” and current knowledge of creating quality public spaces. From this knowledge comes out the practical part, in which the analysis of the existing public space is performed with the aim to evaluate public space from several views and eventually to offer possibilities for its improvement. The analysis and specific examples are applied to the town Žďár nad Sázavou, which is described at the beginning of the bachelor thesis.
Legislation protecting undeveloped land

This thesis deals with the matter of regulation concerning undeveloped landscape protection. The focus here is an analysis of the legal regulation and instruments governing serving to protection of land in terms of its quantity and quality both from the perspective of environmental law and in terms of town and country planning. Land as a key resource is not unlimited and its unreasonable and irresponsible exploitation might have serious impact to the future generations. In this thesis, which is divided into three chapters I focus on various aspects of legal protection of undeveloped landscape from the perspective of different laws governing the matter. The first chapter contains definitions of key terms used for the purpose of the thesis. The second chapter focuses on different instruments of undeveloped landscape protection, which are town and country planning, general protection of nature, special protection areas and protection of soil, especially on farmlands and forests. The third chapter analyzes the conflict of the right of ownership and the Constitutionally guaranteed right to a hospitable environment. Special attention is given to expropriation for the purpose of nature protection.
Assessment of the Impact of Planning on Land Prices

This diploma thesis describes methodology background for price evaluation of real properties. The case study presents the evaluation of selected land in cadastral area Podolí u Brna, town Podolí in different conditions of town and country planning. The administrative price and market price are obtained from evaluation in three different steps of country planning. The obtained results are interpreted and changes in prices are outlined with an effect of town and country planning changes.
The building Act and the protection of archeological heritage

The aim of diploma thesis titled The Building Act and the protection of archeological heritage is the introduction of preservation of archeological sites related to contemporary building boom. Sources of law devoted to this topic are primarily the Building Act which regulates town and country planning as the instrument of preventive protection of archeological heritage and secondly the Preservation of Monuments Act that enshrines rights and duties of builders concerning to their activities due to the protection of archeological sites. Causes and consequences of alterations of municipal plans in Prague suburb Abstract The diploma thesis is concerned with town and country planning after the "Velvet revolution" in 1989. The surroundings of the capital are places where suburbanization takes place at present. Instruments, which can control the process of suburbanization, are very limited. Moreover there is a problem, that capital and its surroundings lay each in different administrative region. The municipal plan is currently key instrument by which can spatial development be influenced. Municipalities are therefore under pressure of private companies calling for extension of a built-up area. The aim of this thesis is to analyse causes and consequences of alterations of the municipal plans, which were procured in municipalities in the suburban territory of Prague, and to discover who are the main participants of these alterations. The task of the thesis is to assess the impact of spatial planning on land prices in the selected location in Prerov. The work is divided into two parts. The theoretical part deals with legal aspects of the spatial planning and a description of the selected site. The practical part will deal with the analysis of the evolution of land prices in the selected location. The assessment will take place in recognition of one of the selected estate in the area at all stages of urban planning. Land will be valued as agricultural, agricultural determined for building up with the landscape plan, building plot - not build on and bulding plot build-up with the building.
Evaluation of the Impact of Town and Country Planning on the Land Prices in Brno

This thesis deals with evaluation of the impact of town and country planning on the administrative land price and the market land price in cadastral area Medlánky in the corporate town of Brno. By a case study it is simulated that the selected plot is an agricultural land, a land designated for building-up according to ground plan and finally a building land. The land prices are determined by the applicable valuation rules and by market price at each step. The influence of land networking on the final land price is solved as a part of this thesis. Based on the obtained results it is evaluated, how the various stages of planning affect the price of land and what is the difference due.

The task of this thesis is to assess the impact of down and country planning on the price of land in Brno in the form of case studies. The study will be compiled from publicly available information, primarily from the laws of the Czech Republic and data on land prices, which were obtained using real estate sites. The thesis is divided into two parts. The theoretical part is mainly concerned with the description of the selected sites, legal aspects of planning and clarifying the basic concepts associated with planning. The second part of this thesis compares the impact of planning documentation for the development of land prices.
Complement landscape problems in document Politika územního rozvoje on the basis compare landscape problems in Czech republic and Great Britain

This thesis is to evaluate and compare some approach of the solution spatial aspects of landscape problems among choose Czech and Britain documents. This study is oriented on Czech policy dokument Politika územního rozvoje (2008 {--} 2012) and other similar document of the single regions Great Britain. Partial goals of thesis have to been searched out the documents for planning in Czech republic and Great Britain, explored and described hierarchy of planning of both countries. Subsequently compare similar documents accordance with degree attention, which devote the define spatial aspects of landscape problems. Primary objective have to been determined poorly places in solution landscape problems in document Politika územního rozvoje and propose their inclusion for up-dating document in 2012.
