The aim of the thesis is a description of the planning, establishment and implementation of development project of IRBOS, s.r.o. company. The thesis is divided into theoretical and practical parts. The work is divided into theoretical and practical parts. The theoretical part explains and describes used terms like business, business, entrepreneur, business plan, financial plan and organizational structure of the company. The practical part is already covered by the project itself and contains information about the business plan,staffing, marketing and business strategy and financial aspects of the project.
Postup a hodnocení developerského projektu

The aim of the thesis is to explain main aspects of the development and elaboration of a real project of mountain apartments on the level of a feasibility study. The thesis is divided up into two parts. Theoretical part describes individual stages of the development, involved entities and the procedure of obtaining building permit, which is all necessary for the implementation of the project. The emphasis is laid on funding, namely financial resources and tax optimalization. The second part deals with the develoment project itsef, which is the construction of weekend apartments in the mountains. The project aims at finding the right use of a specific piece of land, the concept of construction and its funding. Further on the thesis contains sensibility analysis, market and competion analysis and SWOT analysis and identification of main risks including their solution and possible preventive measures. The final part of the thesis focuses on evaluation of this project and its comparison with several competitive projects.

The theoretical part of this thesis explains the process of real estate project financing, describes its main features, characterizes participants of the process and main forms of project loans. It also depicts the feasibility study as a key source of project bank loan application, describe collection of loan documents, guarantees and hedging agreements and provide an overview of the methods used to evaluate the effectiveness of the project. The analytical part describes a particular project of development of a residential real estate and its project finance funding. Furthermore, the final section analyses the effectiveness of given project and the parameters of provided project bank loan.

The analysis of apartments market is applied to Pilsner city. The study also specifies some possibilities of financing of development projects. The study focuses on evaluation of prospectus for an investor who entered the business of apartments development. The study also presents several possibilities of financing including tax issues for such investor.
