Apartment Rent Rates in Brno and the Factors Affecting them

The diploma thesis describes the current situation on the rental housing market in selected city parts of the Statutory City of Brno and describes and evaluates the basic factors that influence the rental price. Part of the thesis is a market research in four different locations in Brno, namely Žabovřesky, Bystrc, Líšeň and Bohunice. Market research is conducted for different layouts of apartments, namely 1+1 and 1+kk, 2+1 and 2+kk, 3+1 and 3+kk. All collected data are compared and described in text and graphics. In order to compare the rental market with foreign countries, the thesis also includes a market survey in Bratislava, specifically in the district of Petržalka.

This bachelor's thesis focuses on the issue of housing affordability in the Czech Republic, Germany, and Poland. It analyzes and compares the approaches of these countries to enhance housing affordability. The thesis begins with an analysis of the current housing situation in the Czech Republic, followed by a comparison with relevant approaches in Germany and Poland. The primary objective of the thesis is to identify elements and practices abro-ad and determine their potential applicability in the Czech context. Based on the analysis, recommendations for implementation or improvement of approaches in the Czech Republic are formulated. The recommendation to support the affordable social housing project and the support for the rental housing project of this thesis can serve as a basis for policy-makers or other professionals working to support housing in the Czech Republic.
Rental housing as a way of fulfilling the right to housing and the current difficulties of its availability

RENTAL HOUSING AS A WAY OF FULFILLING THE RIGHT TO HOUSING AND THE CURRENT DIFFICULTIES OF ITS AVAILABILITY Abstract This thesis deals with a few current issues of fulfilling the right to housing by rental housing. Firstly, it aims to find out how sufficient is the valid law. Secondly, it tries and answer the question of whether there is a change in housing - from owning a house or a flat to renting one instead. In the first chapter, housing as one of the fundamental human needs is outlined and is pointed out to the importance of this subject not only in law but also in human life in general. In the second chapter, I describe the basics of the law most relevant to the explored object, including filling the topic into public (international and constitutional) law context. Followed by the explanation of the key parts of the Czech Civil Code. What is more, the state housing policy as a tool for housing development and the availability of flats is not left behind. I consider that policy as one of the results of the fundamental human right to housing. Although one is not entitled to housing, there are state duties resulting from that fundamental right. The aim of the thesis is to define the basic terms used in the real estate market and rental housing, to describe the basic principles in determining rental housing prices and factors that may affect rental housing prices. In the practical part of the thesis is processed an analysis of rental housing in Brno is prepared for the observed period. The analysis is processed for individual city districts and divided according to the layout of the apartment. At the end of the work, all outputs are compared, the development of the real estate market is determined, and it is determined where the biggest changes took place.
Evaluation system of prevention and assistance to persons at risk of losing their homes in the Czech Republic

This thesis covers the main problems related to loss of housing in the context of the institutional setting in the Czech Republic. The aim of this thesis is explaining the institutional setup of the system of prevention and help people / households that are at risk of losing housing and evaluate the system in terms of the possibility of prevention of social exclusion.The introductory part describes the characteristics of the key concepts in housing policy in relation to social housing and various approaches to social housing in selected countries (Sweden, Germany, Great Britain). The thesis focuses on the institutional analysis of the existing legal framework and possible solutions to the current housing shortage (welfare, social work, social services). In the research part of this thesis a case study of Louny municipality has been chosen as a model sample of resolving the current shortage of housing. Results of the analysis had been confronted and evaluated by perspective of people solving housing problems and relevant social workers working with poor people. In the end of the thesis, a SWOT analysis is delivered identifying strengths, weaknesses, opportunities and threats of the system.
Legislation providing for the regulation of the lease of flats - regulated rental

- RESUMÉ The need for housing is undoubtedly one of the basic human needs of each individual. Not everyone, however, is the owner of the house or the apartment. To address this situation, when do not have their own housing, serves the institute of the tenancy. Here, however, the two interests conflict groups clash, landlords and tenants, who represent completely different interests. This is one of the reasons for states to actively intervene to the tenancy to ensure the right to housing for the tenants and also to protect property rights of the landlords. Many states came to the way of the housing policy, which is based on the belief that the tenant is the weaker party to the lease. In this way, this is a legal regulation of the rent and the lease. My thesis, entitled "The legislation regulating tenancy - a regulated rent" aims primarily to describe developments in this area in the Czech Republic in the last 20 years, noted that the regulation of the rent is definitely not just a phenomenon of this decade. Analysis of housing in a selected location

The bachelor’s thesis deals with the topic of housing with focus on the residential market. The first part describes the possible ways of acquisition and subsequent financing of given property (apartment). The second part focuses on analysis of the current situation in the housing market in the Czech Republic and specifically in the South Moravian Region and in Brno. It compares a selected type of apartment within the costs associated with the acquisition, from the perspective of the selected person. The result is a comparison of two options for acquiring a stated apartment, either into personal ownership or through a tenancy agreement.

This bachelor thesis deals with the issue of rental housing in the Czech Republic. The first part evaluates the current situation of the housing stock of the Czech Republic and the availability of housing. It focuses on rental housing including its legislation. The second part deals with own housing needs, in which the cost of attainment of rental and owner-occupied housing is compared. This part is focused on Brno and its city district Brno-Líšeň. The whole analysis of the solution of both forms of housing is carried out on a model example. The result is a comparison and selection of a better option for future housing.

This project deals with the completion of a city block in the Brno city center and proposes an apartment building design for an in-fill on Francouzská street. The principles of the design are founded on the pillars of sustainable development. The proposed building will offer spacious rental apartments for families in a close proximity to the historical city center.
