Analysis of the housing market in selected regions of the Czech Republic and evaluation of the advantages of investment in owner-occupied housing

Having a home is one of the most basic human needs and everyone attempts to accommodate this need as well as possible. We consequently decide what approach is most advantageous for our needs - whether to rent a home or whether to buy and own one. If we decide owning a home is the right option, we then have to decide, how to go about purchasing it. Not everyone can afford paying for a property upfront in cash and at that is when banks come into play, lending us money to buy property. This paper focuses on whether having a mortgage is the correct strategy for acquiring a home. This will vary individual to individual based on his or her life goals and other factors. Generally, it can be said that purchasing a home using a mortgage can be advantageous, but the difference between renting and buying on a mortgage might not be that significant. Renting a home does have its own specific advantages, and when one's financial plans are managed correctly, it can be a better option for accomplishing financial independence.
Analysis of the real estate market with restaurant premises in Kroměříž and its surroundings

Diploma thesis analyzes the real estate market of restaurants in the city of Kromeriz and its surroundings in 2015 and 2016. The objective is to identify and determine what factors influence the market price and the factors that affect the market rent of restaurants. Theoretical part defines basic terms related to the topic of the thesis. The practical part is divided into two parts. The first part is an analysis of the real estate market of restaurants in the city of Kromeriz and in the second part conducted a questionnaire survey. The result is a textual and graphical evaluation.
Simulations of the Tax Burden Development in the Real Estate Business

The thesis is focused on the simulation of the tax burden in the real estate business. The first part is devoted to the theory that describes the various taxes associated with this trade and their evolution. In the second part is simulated evolution of the tax burden and the tax burden is calculated for the year 2013 from the perspective of the seller, the buyer or tenant. This calculation is then divided according to whether the seller, buyer or lessor natural person, legal person or self-employed. At the end of the work are given further opportunities to acquire property and related taxes.
Suggestion Decision-Making Process Between Rental and Own Housing

The Master’s thesis deal with issues of deciding between rental and own housing. The attention is focused on the advantages and disadvantages of different forms of housing. For own housing the possibilities of financing are suggested. Cost are compared with particular forms of housing. It is created decision-making process dutiny choosing type of housing. In last part of this thesis comparison with financial difficulty of both forms of housing is realized on a model case and it is recommended more advantageous way of housing.
Apartment Rents in Hodonín and the Factors Affecting Them

This master´s thesis concerns in contemporary trade situation of flat and house rental in the city of Hodonín. It is focused on those factors that influence the amount of demanded rent and how the price gets changed due to their influence. It describes the historical development of housing in our area. Also, it considers flat and house rental in general and pays attention mainly to the mentioned area. It compares the amount of a usual flat rent of flats from the data collected in a market research and judges changes of its amount of flats type 1+1 and 1+kk, 2+1 and 2+kk, 3+1 and 3+kk, 4+1 and 4+kk. By data processing, overviews of rented flats and their summarization into charts and graphical as well as textual evaluation are set up. Maps marked with areas with the same rents are created for particular flat cathegories.

The subject of this bachelor thesis is an analysis of the price of a family house’s construction object while the purpose of using it is being changed to the administrative building. The bachelor thesis consist of a theoretical part, where the problematic of prices is cleared, the budgets and the defining of each term that is used in the second part of the bachelor thesis, the practical part. The practical part deals with the plans for building a family house and its price evaluation. It also deals with the collection of appropriate data for the determination of the price of the object on the market by the comparison method and then the subsequent finding the real price. The output of the bachelor thesis is to compare and then to choose the most convenient future evaluation of the building object.

Based on those facts, a formula for the analysis of the real estate market is created as well as investment modulation . The conclusion of this thesis is focused on recommendations for real estate companies how to choose an asset structure more effectively.
Rent Rates in Office Premises in Brno and the Influencing Factors

The diploma thesis describes the eal current estate market with commercial objects in selected city districts of Brno. At first, it offers a view of renting commercial buildings, then comparing the usual rental rates in individual urban areas. It evaluates which factors affect the amount of rent. Furthermore, a database of advertised office space in eleven districts of the city of Brno is being prepared. The resulting data is processed into graph and map charts. The conclusion of the diploma thesis is devoted to the evaluation of the results of the survey of the real estate market.

The main part of the thesis is the description of a development project from pre-investment phase to final sale or lease of real estate. It describes the course of construction project in the perspective of the developer. The final part is focused to an economic evaluation of the project, determining the profitability of rental and sale of individual parts of the building
