Design of the Investment Property Management Models

This Diploma thesis is focused on elaborating proposal for business plan for the company Get & Invest which consists the assembly model of management of investment real estate. Get & Invest is a young company focused on real estate and construction, financing. Among other things, for exapmle, provides legal services. In this thesis, I will deal with all aspects that are directly related to business plan. This is an analysis of the market, customers, suppliers and competitors. I also determine the price for rendered services. The objective of this thesis is to propose a comprehensive model of management of investment real estate. This model will include both the costs associated with the operation of these properties, as well as their economic evaluation in time.

Activities of Real Estate Agencies

The aim of this thesis is to point out the lack of legislation at the current local real estate market, analyze the issues clients may encounter and compare the advantages associated with trading in cooperation with real estate agencies. The theoretical part introduces the basic concepts of the real estate market and its activities to the reader. Its comparison with the UK real estate market is especially interesting. The second part follows a case study in the form of a questionnaire, which processes the public opinion on the activities of real estate agency. Arrangements are suggested based on the results of the questionnaire to reduce clients’ dissatisfaction. The thesis concludes with a practical example of showing the advantages gained through the cooperation with real estate agencies.
Real estate services and consumer protection

The aim of my bachelor thesis is to evaluate the current situation on the real estate market in the Czech Republic. To find out if consumers are protected enough despite the lack of legislative rules governing the real estate market. If there is an easy accesible information about their rights and duties which are enshrined in the contract. The method of this evaluation is to compare the domestic real estate market with real estate markets in the European Union. Theoretical part is aimed on the history of legislative changes in the Czech Republic, changes which are due to come and about institutions for consumers protection. Practical part of my thesis contains the list of services which are provided by real estate agencies including conclusions of intermediation contracts, misleading and agressive business practices and connected cases in which consumers were damaged. The conclusion evaluates interviews with real estate agents from the Czech Republic and results of questionnaires which were done by real estate agents from selected European countries.
Possibility of using social networks to support business in the real estate industry

The aim of the Master of Thesis is to recommend the most appropriate combination of tools of various social networks to support the business activities in the Real estate market. The theoretical part of the work acquaints with the principles of social networking and the reason for its use in business. In addition to the positive impact of using social networks while implementing business the work also describes their negatives. Despite the fact that social networks are very popular nowadays, their use is not suitable for presentation of all kinds of business activities. The work includes a chapter dealing with the specifics of the real estate market and a chapter introducing tools of the selected social networks, which are mainly used by the estate agents to support their business activities. This is due to ability to assess the connection in using social networks in the real estate business. The practical part of the work deals with analysis of using particular tools of four social network sites -- Facebook, Google Plus, Twitter and YouTube by twenty leading Czech real estate companies. Based on the received results and the author's own practical experience, the work suggests recommendation of an appropriate combination of the social network tools that in practice lead to the efficiency increase in communication with customers and to the transparency increase of companies in general.
The Real Estate Market Research in the Czech republic

The thesis deals with the real estate market research in the Czech republic, especially with the residential market. The main objectives are to create a survey about the development of the czech real estate and to identify and to introduce the main czech real estate specifics, to introduce and to compare selected real estate agencies and real estate servers. By using qualitative research there is defined behavior of the Czech people tending to buy or sell the realty. By using quantitative research, specifically by using questionnaire survey, there is examined knowledge of Czech real estate agencies and real estate servers and satisfaction with their services. This thesis also deals with the research of the the real estate perception. The objectives of these surveys are to identify behavior of the buyers and sellers, to identify their perspective and their knowledge of real estate agents. At the conclusion of the thesis there are shown the expert views on the current and future situation on the real estate market.
Entry Options of Foreign Companies into the Chinese Real Estate Market and Related Sectors

This thesis deals with the entry options of European SME companies into the Chinese sanitary market. The paper identifies four main objectives, which are: 1. Introduce the entry options of foreign companies into the Chinese market. 2. Summarize the development of China's real estate market. 3. Compare selected foreign companies in the Chinese sanitary ware market. 4. Evaluate whether the entry of a European SME into the Chinese sanitary market would be a strategically correct step. The thesis is divided into three chapters. These chapters are divided into two sections. The first chapter is the theoretical foundation of the thesis. It introduces motives and entry options of companies into foreign markets in terms of theory, and motives and general options of entering the Chinese market. The second chapter deals with the Chinese real estate market and related sectors. The related sectors are specified on furniture and sanitary market. The third chapter introduces foreign manufactures of sanitary ware on the Chinese market -- American company Kohler, Spanish company Roca and Czech company Ravak. The second part of the third chapter evaluates the felicitous target group, geographic location, marketing and sales options of the foreign companies in the Chinese market. At the end of this chapter a potential entry of European SME into the Chinese sanitary market is evaluated.
Urbanisation in Hong Kong - development and impacts

The aim of this Diploma thesis is to characterize Hong Kong real estate bubble which reached its peak in 1988 and to analyze housing shortage in Hong Kong. The secondary objective is economic development of Hong Kong and urbanisation trends in 21st century. The thesis is divided into three parts. The first chapter introduces main theoretical urbanisation concepts. The second part deals Hong Kong economic development from 1842 till 2014. The third part analyzes formation and evolution of real estate bubble and housing shortage in Hong Kong.

Determinanty cen nemovitostí v Brně a okolí

Hirš, P. Determinants of house prices in and around Brno. Diploma thesis. Brno: Mendel University, 2015. The aim of this thesis theoretically and empirically analyzes determinants which substantially affect the price of apartments in and around Brno. For the analysis of the prices of apartments are used selling prices of apartments from a database of a real estate. Data are processed by using the method of least squares (OLS) through program Gretl. The work also describes the current state of the property market and its functioning, including familiarization with the works of other authors. In conclusion, the results of the analysis of selling prices of apartments are evaluated including a comparison with existing works dealing with this topic.
