Evaluation of Efficiency and Risks of Investment Project

This bachelor thesis evaluates the efficiency and risks of an investment project of a family terraced house in Slatina, Brno. The aim is to analyze four options of the building use: reconstruction with rent, new building with rent, reconstruction with sale and new building with sale. The theoretical part defines the basic concepts and methodologies for financial analysis and risk assessment. The practical part deals with the case study and financial analyses of each option. The conclusion offers a comparison of the options and recommendations for investors.
Workplace reconstruction project

This master's thesis focuses on managing a workplace reconstruction project, from which the company anticipates opportunities for growth and improvement of individual processes. The selected company has been dealing with issues of insufficient production capacity and the segregation of its workplaces for a long time. One potential solution is relocating to another facility, however it requires reconstruction first. The thesis contains a proposal how such a reconstruction could take place.
Strengthening study of a reinforced concrete plain girder

The subject of my bachelor thesis is to analyze existing reinforced concrete plain girders according to the current standards with a variety of strengthening solutions. The roof girders are located in industrial building in Lanškroun in the Pardubice Region. Its original design dates back to 1998, therefore the roof girders were designed according to the standards valid at that time. The strengthening of the roof girders will be designed using additional external prestressing and composite reinforcement followed by verification of the ultimate limit state, serviceability limit state and fire resistance. A digital model for checking the calculation was created using software Scia Engineer. For the verification of the composite reinforcement software Sika CarboDur was used.
The technological stage of the rough substructure of OÚ Ostrá

The bachelor's thesis is focused on the implementation and reconstruction of the lower gross structure of the municipal office in Ostrá. The original building has one underground floor, one above ground floor and a non-residential floor. The building is based in a flat manner on the foundation strips, the vertical load-bearing structures are made of full-burnt bricks, the horizontal load-bearing structures above the 1.PP are formed by a monolithic beam ceiling and a reinforced concrete slab supplemented with a steel beam. The extension will have one above-ground floor and one underground floor. The extension will be based on a base plate supplemented with foundation belts around the perimeter of the base plate, which, however, will not have a load-bearing function. The vertical supporting structures will be completely covered with the POROTHERM system, the ceiling above the 1st PP extension will be ŽB monolithic. The work contains a technical report with a focus on the selected technological stage, the situation of the building with wider traffic relations of the transport routes, a list of measures, a technological regulation for the implementation of foundation structures, a drawing and report of the construction site equipment, a time schedule, a design of the machine assembly, an inspection and test plan for the implementation of the foundation construction, safety and health protection at work.
Appreciation of an investment in housing

The bachelor thesis deals with the economic evaluation of an investment in housing. The thesis describes the technical condition of the property and the proposal for its subsequent reconstruction for the purpose of rental housing. Furthermore, the market value of the property before and after reconstruction is determined using the comparative method. In the next step, the reconstruction costs and the possibility of drawing on the NZU's energy-saving housing subsidy were determined. The economic evaluation is then carried out for two baseline situations in two variants. The first situation is from the point of view of an investor who wants to invest his funds in a property. The second situation is from the perspective of the person who has inherited the property. These situations are then assessed in the variant of immediate sale after renovation, where it is examined whether the increase in the market value of the property caused by the renovation exceeded the costs incurred. The second option considered is a long-term lease with subsequent sale of the property, where the net present value (NPV) is the evaluation factor.
MODETA JIHLAVA

The topic of my Master‘s thesis is an architectural study of the reconstruction and revitalization of the former MODETA factory building, located near the Jihlava Zoo. The building is designed to have multifunctional use for the zoo. The construction program defines the building as a complementary facility to the functional complex of the Jihlava Zoo. The location is near the historical center of the city of Jihlava, along the Jihlávka river. The project was preceded by a pre-diploma project, in which I focused on the design of mobile containers for the Jihlava Zoo. In the building, there will be an animal exhibition connected to the zoo. The new section will be fully functional even in the winter season. You will find here the Water World with an exhibit of a small crocodile - the Dwarf Caiman. There will also be an Orangutan exhibit and a Night World, where mammals will have an opposite regime (night during the day). The exhibit of small monkeys is located on the 2nd floor, where there is also a 2nd observation point for orangutans. You can also observe them from a bridge that connects the building to the zoo. For zoo staff, there is a facility with offices, a workshop, and sanitary facilities. A self-service restaurant with a capacity of up to 150 people on the 1st floor serves both the public and employees, whose facilities are connected to the restaurant. The public will also have access to a congress and exhibition hall, where it is possible to create two separate events or combine spaces by sliding mobile partitions to increase capacity. The halls are connected by elevators and stairs to accommodation on the 3rd floor and the restaurant for refreshments on the 1st floor. Accommodation can be used by the public as well as educational institutions. The IQ Park is located on the 2nd floor, accessible by a separate entrance or directly from the Night World. There will be interactive equipment with animal themes and a screening room with a capacity of 60 people.
Assessment of the reconstruction of an existing family house and the construction of a completely new one in Žabovřesky

The diploma thesis addresses the design and assessment of the advantage of reconstruction of an existing family house and construction of a new house on its site in Brno-Žabovřesky. The aim of the thesis is to evaluate whether it is preferable for the owner of a particular building to invest in the reconstruction of the existing family house or to remove it and build a entirely new house. The thesis includes a practical analysis that focuses on the location of interest, describes the object in detail and specifies the requirements and documents necessary for the implementation and evaluation of each design options. On the basis of this analysis, drawings are prepared for both design options within the scope of the architectural and construction design documentation for the joint permit. The textual part of the thesis contains a verbal description of both design variants and also deals with the theoretical background of the examined issues. The thesis concludes with a comparison and evaluation of the individual proposals. Detailed itemized budgets are also prepared as a basis for assessing the costs of both the reconstruction and the construction of the new building.
Design of the load-bearing RC structure of the existing building

The bachelor thesis deals with the assessment and subsequent strengthening of the existing ceiling structure in a civil building, where numerous failures were detected by a structural-technical survey. The ceiling structure consists of both beamed ceilings and simply laid slabs. The beamed ceilings were reinforced with an overconcrete slab and shotcrete with additional reinforcement. The simply laid slabs were bonded together with the overaly slab. The work also includes the design of a new reinforced concrete monolithic staircase.
Nexus in Opočno - Transformation of the school campus into a modern inclusive district in accordance with the development directions of the city and the region

The current appearance of the former high school in Opočno has been unsatisfactory for a long time and has a lot of functional and aesthetic problems. The proposal comprehensively solves the use of the whole area, namely after consultation with the town management and also according to its requirements. The historical and architecturally valuable buildings are supplemented by new habitable buildings, which cultivate the space between them. It also separately deals with the new use of a block of flats. Thanks to that, the abandoned and enclosed area becomes accessible and a living part of the neighborhood. The renovation of the historic building is proposed in more detail, gaining a new function as a small health facility and also major building modifications to the gym. The entire design was developed according to the teachings of the Austrian architect Dietmar Eberle and his book 9x9.
Restoration of the renaissance town hall in Hostěradice

The aim of the bachelor's thesis was to prepare the documentation for the building permit and part of the documentation for the execution of constructions based on the architectural study, which was processed in the subject BGA036 - Monument restoration studio. The theme of the studio work was to reflect on the appropriate use of a valuable and important building in the historical core of the village of Hostěradice and to create an architectural study. I proposed the following concept. The building should serve as a multi-functional object, that's why I focused on the corresponding function: hairdresser, club rooms, manicure, pedicure, gym and gym. When restoring the object, they proceed synthetically. I am looking into quality and preservation individual elements. I try to highlight the best of each element. If an element has not been preserved, but still had its quality, I recall it in a new light. Either a replica or in a modern concept.
