Nexus in Opočno - Transformation of the school campus into a modern inclusive district in accordance with the development directions of the city and the region
Rusiňáková, Katarína ; Františák, Luboš (referee) ; Palacký, Jiří (advisor)
The current appearance of the former high school in Opočno has been unsatisfactory for a long time and has a lot of functional and aesthetic problems. The proposal comprehensively solves the use of the whole area, namely after consultation with the town management and also according to its requirements. The historical and architecturally valuable buildings are supplemented by new habitable buildings, which cultivate the space between them. It also separately deals with the new use of a block of flats. Thanks to that, the abandoned and enclosed area becomes accessible and a living part of the neighborhood. The renovation of the historic building is proposed in more detail, gaining a new function as a small health facility and also major building modifications to the gym. The entire design was developed according to the teachings of the Austrian architect Dietmar Eberle and his book 9x9.

The high demand for housing nowadays carries the potential for creating new architecture and urbanism that will reflect modern society. The city of Kroměříž has been facing with aging of population and leaving of young people for a very long time. However, the city owns a builiding site that could possibly reverse this trend if used correctly. How to fulfill this potential? And how to integrate the new housing complex into the rest of the city?"

The work The Same Place deals with the issue of social and commercial housing in the statutory city of Brno, which is affected by rising housing prices, the limited resources of the city to regulate them, and the expansion of the group of residents at risk of homelessness. The aim of the thesis was to create a sustainable concept of social housing that would reduce the problem of segregation of residents, would help the inclusion of social groups and would also contribute to the maintenance of the city's housing stock. The title of the thesis Same Place can be interpreted in two senses. The first is that people in social need are gathered in the same place. And the second - the coexistence of different social groups in the same place, which is the concept I am trying to achieve. The concept is then applied to a plot of land located on Hlinky Street, with the intention of demonstrating the possibility of combining social and commercial housing into a single apartment building.

The project is centered around architectural design of a mixed-use building primarily tailored for residential purposes, with a specific focus on student accommodation. This decision is grounded in a thorough analysis of the surrounding area. I am proposing a design that integrates tennis club already existing on the site while introducing new functional elements. These include a café/bar, study spaces, interior sport hall with a padel court and a hostel. One of the tennis courts is on the ground and one is on a roof of the building. In my proposal, I am opening the site more to the public, allowing anyone to enjoy the views and atmosphere it offers, thereby creating a place for a community.

The main goal of the bachelor's thesis was to propose a new use for the premises of the former high school in Opočno. Currently, the area is used only minimally and in this state does not have the potential to be integrated into the running of the city. In the proposal, I would like to make the area accessible to the public and at the same time create the possibility of greater housing variability in Opočno, which I want to achieve by integrating the new structure into the urban environment.

Contemporary large cities are facing a housing crisis, which includes insufficient residential units, soaring rents, and insufficient capacity to meet the demand for affordable living. One pressing issue is the scarcity of temporary accommodations for students and living spaces for recent graduates embarking on their careers amidst steep rental prices. The project explores innovative housing solutions tailored to specified social groups. Implemented in the gap between two existing structures on Hlinky Street, opposite the Brno Exhibition Centre in the historic Old-Brno district, it presents affordable communal living for students, accessible housing for graduates, and integrates commercial amenity, which can thrive in the urban structure of the area.
A NEW SPACE FOR LIFE - KROMĚŘÍŽ - LUTOPECKÁ

The bachelor's thesis deals with the design of a new residential complex in an attractive location in Kroměříž and the subsequent study of a selected polyfunctional building in the proposed development. The work follows the request of the town of Kroměříž. The goal was an apartment complex that would work with its surroundings, connect the area and ensure the quality of the current housing. The adressed area is located on Lutopecká Street in Kroměříž. Currently, it is a grassy unused area, which is listed in the Kroměříž Zoning Plan as a development area for housing in apartment buildings. The proposal connects two areas - Lutopecka Street with the street near Květná zahrada, which is currently a dead end. Furthermore, the proposal allows for future connection of other development areas listed in the Kromšříž zoning plan. The proposed housing development is divided into three blocks and has a rather denser character. For this reason, parking is expected to be mainly in underground garages. The space between the blocks will therefore be freed up and supplemented by greenery, playgrounds, gazebos, etc. Due to the considerable distance from the centre of Kroměříž, the proposal includes polyfunctional buildings that meet the current requirements for housing. Services are designed along the new road and create a small square. In addition to small services, there is a grocery store, a café, a clubhouse for young people, a room with a projector suitable for meetings or lectures and space for the transfer of the Library of Kroměříž. That is currently located in a nearby apartment building with unsuitable premises. When it comes to the flats themselves, the proposed study of one selected building includes apartments of different variations .
