The diploma thesis is focused on the less used method of valuation of assets. It is an analysis of the highest and best use (HABU). The theoretical part of this thesis presents the basic law governing the valuation of assets, there are also explained the basic concepts and discribes the analysis of the highest and best use method. The practical part of the access method of valuation applied to a particular case.
Determining the amount of economic rent for a apartment building in Brno

This diploma thesis describes a general view on the issue of rent and the chosen type of immovable property as a apartment building located in Brno, including determining the cost of basic values on which will be determined the cost rent. The next phase will be for cost rent plus a reasonable profit, which is detected by the actual amount of economic rent. For comparison, there is also an economic rents determined by comparison with similar immovable properties in the vicinity.
Analysis of the Highest and Best Use of Land in Libušina Street in Brno

The motivation for the creation of this diploma thesis was the analysis of the highest and best use of property (HABU). In the practical part the analysis is applied to concrete examples of the use of unbuilt land, which is located in Brno-Kohoutovice on the street Libušina třída. The theoretical part describes and explains 4 basic hypotheses on which the HABU analysis is based (legal admissibility, physical possibility, financial merits and maximum profitability). The aim of this thesis is to determine which of the variants will be the most profitable, respectively, which will have the highest and the best use.
Determination of the Amount of Return of a House in Uherský Brod

This diploma thesis describes the impact of work performed on a family house and a comparison of this impact on its market value. The theoretical part defines the basic concepts of literature and legislation. The house in the town of Uherský Brod in the condition before reconstruction was chosen. In the practical part, the usual prices before the reconstruction were calculated. The reconstruction of the house was proposed and the construction costs were calculated by an aggregated budget. The usual price of similar properties after reconstruction was determined using the real estate database.
Environmental certification of buildings and its impact on the total price of construction

The thesis deals with the environmental certification of buildings. The basic description of the most used types of certification and their influence on the final price of the property. The thesis examines the estimated price of a reference building based on three basic valuation methods (income, comparative and cost). The next step of the thesis is the final reconciliation of the values found and the evaluation of the profitability in the sale and rental of the building. The projected costs of the building will also be analysed, also depending on the certification. The result of the work is a comparison of the profitability of the two investment options.
Building design optimization

This diploma thesis deals with the possibilities of optimizing the design of the building and the effect of this optimization on the realization price of the building. Part of this work then is the creation of a practical overview of the principles of the concept, divided into basic categories, so that it is possible to use these principles for the building as a whole, but for a specific part of it. Part of the work is then a comparison of the standard concept with the proposed solution and their resulting price comparison of the realization prices.
Determining the amount of insurance coverage for a structure damaged by a tornado

The diploma thesis deals with the issue of determining the amount of insurance compensation for a damaged object of a family house in the village of Hrušky in the Břeclav region. This work is divided into a theoretical and a practical part. In the theoretical part, terms related to insurance and real estate valuation are defined. The practical part is dedicated to the actual solution of the problem, where the object is valued in a cost way in three time periods. At the end of work, the itemized budget determines the cost of repairing the damaged object to its original condition and assesses the adequacy of the amount of the final insurance payment.
Valuation of defects in real estate

The aim of this thesis is to describe the basic legal defects on immovable property that in some way affect the right of ownership, use or enjoyment. Furthermore, their influence on the value of the property and its marketability is described. Specifically, easements, liens, construction rights, pre-emption rights, prohibition of alienation and encumbrances, leases, sale of shares, foreclosures, leaseholds, auctions, liens, and permanent residences are mentioned. These defects are categorised according to their effect on the value and marketability of the property. Basic property values and basic valuation methods are also described. Some of the valuation methods are applied to the fictitious case of valuing a house with land that is successively encumbered by a conservation easement, an easement of way in perpetuity, an easement of way in perpetuity, a right of way without an established structure, and finally a right of way with an established structure.
Evaluation of possible uses, including the best and highest use of land in the locality of Brno Trnitá

This diploma thesis examines the topic of evaluation of possible uses of real estate throughout method of highest and best use analysis also known as HABU. Within the theoretical part of thesis, the issue of real estate valuation is described. The principle of highest and best use analysis is described in detail and its main parts are defined and these are the following: legal permissibility, physical possibility, financial feasibility, and maximal productivity. In practical part of thesis this method is applied to a certain property in Brno – Trnitá area. In the thesis there are multiple possible options considered and evaluated.
Activities of the Managing Board of an Apartment Owners Association

The diploma thesis deals with the condominiums where apartment owners association is established. The first part of the diploma thesis summarizes basic terms essential for understanding the topic. Subsequently the history of flats ownership in Czechoslovakia and later in the Czech Republic are explained. The first chapter of the analytical part focuses on the foundation of the apartment owners association, the course of the assembly of unit owners and election of a chairman and committee. The last chapter analyses the housing law of selected European country, and its result is subsequently compared to Czech legislation. Lastly, we provide a suggestion for improvement of Czech legislation and answer the questions asked in the beginning. The hypotheses that were established at the beginning are confirmer or refuted and all the results are explained.
