Tato diplomová práce se věnuje tématu zhodnocení možných způsobů využití nemovitých věcí pomocí analýzy nejvyššího a nejlepšího využití, též známé jako HABU. V rámci teoretického zkoumání je rozebrána problematika oceňování nemovitostí. Analýza nejvyššího a nejlepšího využití je podrobně popsána a jsou definovány její hlavní části, tedy: legální přípustnost, fyzická možnost, finanční opodstatněnost a maximální výnosnost. V praktické části práce je tato metoda aplikována na vybraném pozemku v lokalitě Brno – Trnitá. V práci je posuzováno několik možných variant využití, včetně jejich vyhodnocení. This diploma thesis examines the topic of evaluation of possible uses of real estate throughout method of highest and best use analysis also known as HABU. Within the theoretical part of thesis, the issue of real estate valuation is described. The principle of highest and best use analysis is described in detail and its main parts are defined and these are the following: legal permissibility, physical possibility, financial feasibility, and maximal productivity. In practical part of thesis this method is applied to a certain property in Brno – Trnitá area. In the thesis there are multiple possible options considered and evaluated.
