Cohousing as a Development Project

This master's thesis deals with a type of community living called cohousing. Describes typical attributes, residential differences and possibilities of ownership legal forms. In more detail deals with a formation of cohousing as a development project. Practical part of this thesis device the real cohousing and evaluates conditions of the sale according to the real estate market situation.

The theme of this bachelor thesis is the description of cohousing - a model of housing which combines elements supporting community ties with elements focused on the privacy of individual. Thesis deals with approach of this phenomenon to socio-geographical science by valuation of migration motivations, which are connected with cohousing. Other objective is mapping of the evolution and expansion of cohousing style of housing in the Czech Republic. More detailed study is devoted to the first cohousing project in the Czech Republic which was not implemented. The project is the illustration of barriers that may occur while forming cohousing.
NÁMESTOVO : Possibilities of the town

The northernmost territory of Slovakia. Upper Orava. Immediate neighbors with Poland, the proximity of the border with the Czech Republic. Centre vast and relatively densely populated district (an area of 690, 46 km2 and are home to 60,653 inhabitants). The whole region is a protected area, richly wooded. Right in the city cadastre passes Ramsar protected area. The town lies at the foot of Orava Beskydy, Magura and the banks of the Orava dam, which flooded the western part of the Orava Basin. The district does not rail, relatively dense settlements generates raster-developed road network and frequented suburban bus service. Cities Tvrdošín and Trstená are just 14 km far from Namestovo. Total 24 800 inhabitants combines an attractive route in the Orava Dam whose potential should be multiplied by completing the cycle path. Despite the lower number of inhabitants (8000) Námestovo is the centre a common system of public administration, recreation center, summer festivals and nightlife, the city that attract large numbers of visitors. Addressed area is located at the junction of the center of Namestovo and housing estates - places with the highest concentration of citizens. Meaning a small center of a small town is gaining esteem size of its catchment area. The functions above-urban importance are located in four areas - Square post office Hviezdoslava to the commercial zone, shops and services. Námestie A. Bernoláka - administration and authorities Lower Shores - health, industrial zone - centered manufacturing and service jobs in manufacturing. Out ff these sites two are located in solved area - commercial and health. Despite its importance, its appearance, depiction of a character does not correspond to his post. Absent are deeper expression, grasping and subsequent use of public space, and the concept of long-term strategy.

Housing is an important phenomenon that significantly affects the typology of cities. Many of the basic social needs are ensured by dignified housing. It is a premise of integration of the individuals to the human society. This dissertation will deal with a concept of cohousing, its history and with process of planning of construction. The work will define the target group of this specific form of housing and life of the whole community.
FUTURE SETTLEMENTS IN BRNO

Work shows a possible strategy to deal with the mass housing estates in the Czech Republic. That static and monotonous settlement can be flexible structure. Strategy shows one approach to transforming the settlement structure. It is a return to traditional town morphology and thereby achieve urban character and utilization of housing benefits that this structure offers. The settlement becomes readable by adding city-forming element such as streets, squares and city blocks.
ZBROJOVKA FACTORY BRNO

Subject of master thesis is urbanist-architecture study of the postindustrial site of former factory Zbrojovka Brno. The outcome of study is focused around further construction, new functional utilisation of existing buildings and novel spacial arrangement that take into the account currently under-utilised areas of the site. Study is focused on urban poly-functionality, quality of public spaces and application of sustainable urban development principles.
Havířov – Postsocialist City

Master thesis project presents Havířov, the city full of interesting things. It is the youngest city in the Czech Republic, built on a green meadow at Silesian Region. Architecture of Havířov is uniform and it was strongly influenced by Socialist realism. Town is located on the plane, surrounded by water tanks and White Carpathian Mountains. There are the cleanest air conditions from the whole surrounding area. The aim of the project was to find new idea and remedy the shortcomings of the city. The project addresses the issue of absence of typical picturesque square with stores in the city centre. Part of the objective is also dealing with the issue of rapidly aging city with a lot of inhabitants. This problem is based on the fact that in the 50s of the 20th century generation of young people at the same age were coming to Havířov due to possibility of work in the mines and ironworks.
Energy self-sufficiency residential units

This Bachelor’s thesis deals with the special community way of living in the residential unit called cohousing. The aim of the practical part is to define the possibillities of the heat and electrical supply to the cohousing by the renewable energy, make a price calculation and specify the return of the investment.
Residential Complex in Brno - Komín

The locality is one of the most desired in the city of Brno and its outskirts. My goal was to create an enclosed city block (a district in a district), where the neighbours know each other and therefore create a strong community. To ensure some degree of privacy I have divided the continuous longitudinal house block, which highlights the descend of the land, into separated groups of 3 to 6 terraced houses. To the groups I have then assigned shared gardens which together give impression of being one unit. The plot itself has the biggest value in todays state. The end of the village seamlessly turns into forrest which makes up for a barrier of some sort. The quality of the location lays in the contact with the forrest. That is the reason why I have decided to lower the building area under the visual horizon and keep the gardening colony, although on the roofs of the buildings.
