Determining influence of new construction on market value of nearby building sites

New building projects make changes in infrastructure and it is the reason of changing some of the characteristics of pricing building plots. For example: transport accessibility and connection to utilities. Side-effect of large-scale residential development is rising the price of land by speculation, because the expensive new buildings are creating places of "Good address". New construction pushing the boundaries of built-up area and in anticipation of further construction will begin trading at higher prices. The aim is to provide a method of determining of new construction on market value of nearby building sites. The project will be primarily focused on building sites as defined by law. Determination of the impact will be made by a comparative method. As comparative examples will be used traded, valued or offered real estates in locations with some new housing constructions (e.g. cadaster Bystrc, Komín, Sadova). The result of the work will be usable for real estate valuation: 1. Methodology for correction of index of variations to effects of new construction. 2. Methodology for correction of index of variations to speculative component of price.

Residential Building

The aim of my master´s thesis is elaboration of the project in the level for realization of new residential building. Designed residential building is located on parcel number 190/7, at the cadastral area of Lazce, in the city of Olomouc. Related buildings and utilities are designed on parcel numbers 105/60, 105/78, 282, 290/1, 289, at the cadastral area of Lazce, in the city of Olomouc. The plot is situated along the Dlouhá Street. This area is mainly made up of civic amenities while the building creates a transition between the existing settlement of blocks of flats and existing family houses. It is four floors building with warm flat roof. On the first floor are designed parking spaces for motor cars, cellar boxes and technical rooms. The second to fourth floors consist of flats which have different dispositions from 1+kk to 4+kk. Flats on the second and third floor are designed with loggias and on the fourth floor with terraces.

Technical infrastructure in cities

This bachelor's thesis consists of three parts: Theory, calculation and project. Theory deals with possibilities of laying utilities into the ground, collectors, technical corridors, technical cannals, basement manifolds and to the overhead lines. Furthermore, the issue of coordination between utilities and greenery both in the Czech Republic and abroad is also addresed. The calculation part includes water demand, rainwater quantity and waste water balance calculations. Project contains the accompanying report, technical report and drawings. It focuses on the Jircháře street located in Staré Brno, where a new apartment building has already been built, for which new relocation of utilities from Jircháře street to Kopečná street had to be made.

Changing attitudes of primary school pupils to integration after completing a two-month "Life with Disabilities" programme

Title: Changing attitudes of primary school pupils to integration after completing a two- month "Life with Disabilities" programme. Objective: The main aim of the thesis is to explore various possibilities of influencing primary school pupils attitudes to integration of a pupil with disabilities into physical education lessons. Method: Using the CAIPE - CZ and Adjective - Checklist questionnaires a qualitative- quantitative research has been applied to observe a change in primary school pupils' attitude to integration into the physical education lessons once a two-month "Life with Disabilities" programme was completed. A series of topical areas has been presented not only in health education lessons, but also in physical education lessons. The programme also included several sporting events taking place outside the school building and a Paralympic school day. A two-group quasi-experiment research group was formed by the 7th (headcount: 20; average age: 12) and 9th (headcount: 24; average age: 15) years of primary school. Results: The project activities have been carried out within the specified subjects both inside and outside the school building. The work is focused on creating a set of teaching materials on the theme "Birds", which are designed for work groups of pupils aged 8-11 years old elementary school under the guidance of a teacher without the presence of the trainer Zoo Hluboká nad Vltavou. File ("teaching package") will provide information and tools used to help demonstrate the approach of the topics dealt directly with exhibitions focusing on birds, guidance and information for teachers and worksheets for children, including solutions. Individual locations are related with biogeography and apply to the specific environment selected birds groups.

Táto práca sa zaoberá vytvorením knižnice znovapoužiteľných komponent a utilít určené na použitie v dátavo-intenzívnych aplikáciach. Jednou typickou komponentou pre také aplikácie je tabuľka, ktorá je považovaná za hlavnú komponentu knižnice. Pre zaistenie vysokej kohezie sú všetky ostatné komponenty a utility sú s nou úzko prepojené. Výsledná sada komponent je použiteľná deklaratívným spôsobom a umožnuje rôzne konfigurácie. Uživateľské rozhranie je tiež prizpôsobené na dátovo-intenzívne aplikácie s rôznymi prvkami.

Current Situation on the Czech Electricity Market: with an Emphasis on the Fourth Regulatory Period of the Czech Energy Regulatory Office

This thesis examines the current situation on the electricity market in the Czech Republic. A particular emphasis is put on the regulation of distribution system operators (DSOs). The Czech regulator applies only general efficiency factors for all incumbents, and the efficiency of the incumbents is not taken into account in the regulatory formula. In many countries, the regulators apply benchmarking methods to assess the efficiency of operators. This thesis analyses the current regulatory formula in international comparison and considers the application of benchmarking methods to the regulation of DSOs. The first part provides a description of the theoretical approach to the regulation of network industries, relevant legal norms, the current situation on the Czech electricity market and practices of the regulatory bodies in selected European states. The second, empirical, part presents an international benchmarking study based on data of 15 regional DSOs including two Czech operators. The study examines the application of yardstick methods using data envelopment analysis (DEA) and stochastic frontier analysis (SFA). Measurement of data network quality parameters

The aim of this thesis was studying and describing known methods for testing transmission parameters in data networks based on protocol stack TCP/IP. Firstly were individual transmission parameters specified and determined their impact on service quality. Another aim was to carry out a comparison of the different methodologies of measurement of transmission parameters, performed their qualifications on the basis of these findings and methodology for measuring service quality from the user's perspective was proposed. It was a web application where users measured basic transmission parameters, then the users judged videos according to the evaluation scale MOS (Mean Opinion Score) and with the help of these data was analysis, classification connection and impact of connection on MOS evaluation.

Apartment building - Brno

The subject of the diploma thesis is to elaborate the design documentation of an apartment house with restaurant. The building is designed in the village of Lipůvka, South-Moravian region, on plot No.: 544/1 and 545/1 – cadastral region Lipůvka. The bulit-up area is 443,3 m2. There are four floors. There is restaurant, one housing unit (for persons with reduced mobility) and utility room in first above-ground floor. Second, third and fourth above-ground floor is for housing. Each of these three floors has three apartments – two apartments 3+k, one apartment 3+1. Entrance to every apartment is from main staircase. The building is based on the foundation walls of concrete C20/25, all vertical walls are from Porotherm System. Celings are composed of ceramic-conrete beams POT, ceramic insertion Miako and concrete. The staircase is monolithic reinforced concrete. The building is without basement, roofed by a warm flat roof.
