Factors Affecting the Market Rent Rates for Agricultural Land in Selected Locations in the South Moravian Region

The aim of the diploma thesis is to determine the factors that influence the amount of market rent in selected localities of the South Moravian Region, such as Vyškov, Ivanovice na Hané and Rousínov and their surroundings. The diploma thesis describes individual cadastral areas of selected localities. To reach the target, five agricultural companies were contacted, which manage the leased or rented agricultural land in the cadastral areas of these locations. According to information from these agricultural companies, the individual impacts on market rentals in these selected locations are examined.

Comparison of Rents of Flats in a Chosen Area

The thesis deals with leases in the region of Brno, the breakdown of the various districts and particularly in the various locations, including characteristics that affect these leases. In each selected municipality of 10 flats are selected in each category for the winter and examined 10 categories of housing for the summer period. Districts were selected to best represent the geographical breakdown of the city of Brno to the north and south. The data are statistically evaluated and incorporated into the graphics. Thus, the data obtained are intended for practical use for the valuation of yield method.

Work based on the initial theoretical knowledge, followed by analysis of the current market situation and competition. Finally, it developed a detailed proposal on how it should look like accommodations, including a financial plan.
Rent Rates in Office Premises in Brno and the Influencing Factors

The diploma thesis describes the eal current estate market with commercial objects in selected city districts of Brno. At first, it offers a view of renting commercial buildings, then comparing the usual rental rates in individual urban areas. It evaluates which factors affect the amount of rent. Furthermore, a database of advertised office space in eleven districts of the city of Brno is being prepared. The resulting data is processed into graph and map charts. The conclusion of the diploma thesis is devoted to the evaluation of the results of the survey of the real estate market.

This diploma thesis deals with the real estate trading theme, this means the construction market and the real estate market. The introduction is devoted to basic terms, followed by familiarization with the investment project and the division of market to the construction one and the one with the real estate. There are also defined subjects (participants) of these markets and institutions that can affect these markets. The main part of the thesis is the description of a development project from pre-investment phase to final sale or lease of real estate. It describes the course of construction project in the perspective of the developer. The final part is focused to an economic evaluation of the project, determining the profitability of rental and sale of individual parts of the building
Mountain and Sport Hotel

The project designs engineering documentation of a mountain sport hotel for temporary accommodation for 55 people including firstly those with limited ability of movement and secondly a housekeeper flat with one room and a kitchenette plus sanitary facilities. The building is situated in a sky resort of the Krkonoše boarder village Dolní Malá Úpa in National Park KrNaP.The three-storey building is typical for its tin ridge roof, gable fronted and shed dormers, wooden facade, and a slope location with longitudinal parallel ground plan with level lines. Accommodation is projected on the second and third flours. On the first floor there are hotel premises like a restaurant with a kitchen, a sport requisites rental, storerooms, an office, a gym and a rehab with its own background. Construction system of the first floor is masonry whereas the second and third floors are designed as assembled wooden houses.
Comparison of Rents of Flats in a Chosen Area

The thesis is focused on finding the level of rent in locations of Brno- Lesna, Bohunice, Bystrc, Slatina, Brno-center. The aim of this work to compare the level of rent of flats taking into account three different sizes, one room, two rooms and three rooms flats. The comparison is based on the size and locality of these flats. Moreover the author research various effects infuencing the level of the rent. The results are expressed in text and also graphically.

This diploma thesis deals with the comparison of the real estate market in Brno and Košice with a focus on the sales and rental of residential real estate. The diploma thesis describes the fundamental microeconomic principles, the real estate market and its specifics. In the practical part of the work are analysed selected representative localities from both cities. For the purpose of comparison, market segmentation, a database of advertised properties and subsequent analysis of pricing factors, supply and demand are developed.
