Analysis of the real estate market price in border regions

The goal of my research and study is to analyze market prices of the real estate properties on the borders of the Czech Republic, Slovakia and Austria. Based on the collection of the needed data, there are databases made in which the real estates are categorized by the type, disposition and location. According to the database, we can then calculate the average market prices of the real estate properties which we can later compare to the border regions' standards. Likewise, we also consider the specific structure of the database in the outputs, which helps us to outline the different factors influencing the property price. Special attention is paid to those factors which play a big part in the real estate prices. Likewise, we considered the other factors increasing the property market price in the study.
Evaluation of the investment plan

The aim of the thesis is to focus on investment opportunities in the real estate sector. The theoretical part addresses and specifies basic concepts related to the real estate market, the development of real estate prices, and the investment process itself. The practical part analyzes the efficiency of investments in apartments in specific locations before and after reconstruction. The research is supplemented by a questionnaire exploring preferences for renting an apartment and selecting a suitable location. Another section of the thesis examines the decision-making process between buying an unreconstructed apartment and choosing an already renovated one. The final part focuses on the analysis of income and expenses, financing options, and the identification of the most advantageous variant of an investment property for potential investment opportunities.
Developement Project Financing

The bachelor thesis deals with the issue of financing development projects. In the first part of the thesis I present the theoretical background, the definition of basic concepts related to development activities and the possibilities of economic evaluation of projects. I also describe the development process as a comprehensive chain of business plans for construction and subsequent sale or lease of real estate. Subsequently, I analyze the current state of the real estate market and the development of development projects. In the last part I apply theoretical knowledge to the financing of a specific development project and assess the results of two financing structures of the project.
Selection of Suitable Alternative of Financing of a Developer Project

The goal of this thesis is to propose a suitable alternative of financing of a developer project. The thesis is divided into a theoretical - methodological part and a practical part. The theoretical/methodological part deals with the issue of developer project structuring and individual forms of financing, including the main products and procedures. The practical part is based on a comparison of individual alternatives of financing of the project in question. The author attempted to analyse the financial structure of the project and he applied financial instruments of project financing and, consequently, selected the most suitable alternative. The thesis concludes by stating the benefits that result from the outcomes of the presented proposal.
Analysis of Factors Affecting Real Estate Prices

The objective of the thesis Analysis of factors affecting real estate prices is to analyze selected aspects that somehow affects the price of real estate. The aim is to compare the impact of these factors on the market price of the selected type of property. The first part of the thesis defines theoretical bases and terms that relate to the real estate market. Furthermore, there are described the subjects of the real estate market and factors that influence the market and real estate prices. The most frequently used methods of real estate valuation are also described in the theoretical part. The practical part deals with the analysis of selected factors that affect the market price of the property. The analysis compares the prices of apartments in the three regional cities of the Czech Republic and then examines the differences in the average prices of these apartments and the degree of influence of selected factors causing differences in the prices.

Diploma thesis deals with the historical development of apartment building construction and its influence on the market prices of flats currently in the localities Brno-Černá Pole and Brno-Lesná. The theoretical part describes the territorial development of Černá Pole and Lesná and the individual periods of apartment buildings construction according to the historical development. The practical part deals with the analysis of a limited market of flats in the localities of Brno-Černá Pole and Brno-Lesná and the subsequent comparison across individual types of construction.

The diploma thesis focuses on evaluation of revenue of investing in real estate through collective investment, especially through the real estate investment trusts and revenue gained by direct investment in real estate with regard to current situation in Slovak real estate market. The thesis should guide potential investor through these types of investments and its result is formulation of investment recommendation.

The aim of this thesis is to explore the use of Mass Appraisal Methods in Czech republic. This diploma thesis specifies main use of those methods, next specifies who uses this methods and in which cases this methods are used. At first, there is description of appraisal methods used in Czech republic and abroad in this diploma thesis. On the basis of this knowledge utilizations of Mass Appraisal Methods are described. For illustration of Mass Appraisal Methods the appraisal of two sets of similar houses is performed for use of property taxes in context of legislation in Czech republic. Further advantages of appraisal systems are described, which use a Mass Appraisal Methods in praxes.
Specifics of real estate market in the Olomouc region

The objective of the thesis Specifics of real estate market in the Olomouc region is to analyse the real estate market of the districts of the Olomouc region. Then compare the market specifics of these districts and compare the selected location within the Czech Republic. The first part of the thesis is focused on the theoretical description and terms related to the real estate market. Then it describes the subjects of the real estate market and the factors that influence this market. Next chapter is focused on the regional policy and its impact on the real estate market. In the next part is the analysis of real estate market in the Olomouc region itself. There is the comparison of the districts in the Olomouc region. The analysis is focused mainly on the price development of selected types of real estate in the selected location and then is compared within the Czech Republic.

Diploma thesis is focused on historical development of block of flats in Brno – Žabovřesky and its impact on the nowdays market prices. Evolution of the district development Brno – Žabovřesky is described in the theoretical part. Different types of residential buildings (block of flats) according to historical development are also characterized in this chapter. The practical part of diploma thesis is focused on analysis of bordered flat market and comparison to the particular types of development. The main aim of this work is to determine which historical period of block of flats development is important and which less for contemporary flat market.
