Appreciation in Municipal Property over Time

The aim of thesis "Appreciation in municipal property over time" is the selection of the most suitable variant of financing the investment project. The project solves the reconstruction of the existing unused House of Services at the Community House of Seniors. The theoretical part of the thesis deals with the functioning of public administration and territorial self-government, public and mixed goods. Municipal budget and revenues of territorial budgets. Furthermore, project funding, grant titles and project preparation and implementation are mentioned. The practical part deals with ways of financing an investment project using bank products, where the use of state subsidy is also used. The calculations take into account income from regulated and market rents. Variants are compared to find the most appropriate funding option for this project.
Creation of Pricing Details for the Determination of Open-market Rent for Apartments for the Brno-centre Locality

The motivation of this diploma thesis is the end of price regulation on December 31, 2012 lease revenues resulting from this one and the possibility of disputes over the normal rent. The aim of this work is an effort to raise awareness of the normal rent for apartments in the area of Brno-Center. Determine factors that affect the attainment of rental dwellings without a price control system design using the system of essential values "SPV". Based on the selection of appropriate resources to create a database for pricing documentation and analysis of the significant influences that affect the total amount of rent and rent of the unit. These influences are the apartment layout, location and condition of the apartment. The contribution of this work is to create materials and price impact assessment prior to the rental unit and rents, which may serve as a source for other expert tasks.
Creation of Pricing Details for the Determination of Open-market Rent for Apartments for the Brno - Žabovřesky Locality

The aim of my diploma thesis is to prepare documents for price calculation and determination of the common rent in the suburb of Brno - Žabovřesky. In this work, I used information from executed leases Realtors Matras&Matras & Real Estate Ltd. and Dvorak. Analysis of factors affecting price formation I have devoted the factors that I considered at that locality as valid for determining the price and verifying their influence on rental prices. I added my own factor into the monitored critical factors. This factor is noise. As the analysis results showed it was a major factor that significantly affects the final price of the lease. His inclusion among the decisive factors was correct. By setting standards and calculation of coefficients, I obtain results that helped determine the normal cost of rent and contributed to the view of the importance of determining the level of the individual factors to calculate the final rental price. Data collection, analysis and examination of the relationships between the key factors, I see as a guide for calculating the normal price, which will be used by districts and the real estate market.
Measuring living standards with income and expenditures in the Czech Republic: how much does treatment of housing costs matter?

The topic of this thesis is income and expenditures inequality and poverty in the Czech Republic between 2006 and 2011. For this purpose, I used three concepts of income and expenditures. They vary in accounting for housing costs. The inequality and the poor household's group composition differs based on the chosen concept. The first concept accounts for consumption flow from housing derived from market rents paid in similar dwellings. This thesis examines this concept closely because it has been used on the Czech dataset for the first time. Next concept includes the real housing costs and the last concept deducts housing costs completely to compare living standards of households without distorting housing costs. Income and expenditures inequality and poverty are examined based on these concepts. The results show that the share of the poor in the population slightly increased in the monitored period and especially between 2010 and 2011. Inequality remained approximately the same for all income concepts but slightly rose for all concepts of expenditures. This fact proves the necessity of additional measure to income. As regards poverty, the most endangered is a household of lone parent with children, and children generally. Attention is paid to regulated rent tenure type and the deregulation process. I study...

The development of housing prices in the Czech Republic

Bachelor´s thesis is concerned with the analysis of the development of housing prices in the Czech republic. First part of the thesis is devoted to characteristics of the real estate that are intended for living and individual forms of housing, including their andvantages and disadvantages. It also includes defining ownership and co-ownership right and delimit the activities of the Land Register Office. Second part is devoted to the real estate market, then the supply and demand and describe the factors influencing this market. Part of the final part of the thesis is an analysis of housing construction, the level of housing capacity and the development of housing prices in the Czech republic. At the conclusion of this chapter are given current trends in housing and marginally is mentioned the expected evolution of housing prices in the coming years.

RENT DEREGULATION IN THE CZECH REPUBLIC

The bachelor thesis is focused on the actual issue of rent deregulation in the Czech Republic. The first part is dedicated to the economic theory of housing demand, housing supply and price control. Afterwards is analyzed the rental sector, focusing on the rent control from its beginning to the present. In the third part is discussed the process of deregulation, regarding the development of deregulation in our country and also the system of rent comparisons. The final part is concerned to the development of housing benefit in our country and is compared with the addressed rent allowance / housing, which is applied in the most of European countries. The main purpose of the thesis is to assess the current situation on the housing market and the economic and social effects of rent deregulation. The partial purpose is to find the appropriateness of implementation of the addressable allowance for the rent / housing.
