Analysis of the development project for the construction of an administrative building in Brno

The aim of this diploma thesis is determine feasibility and profitability of property development project at particular lands in Brno. Solution of problem includes both, the legislative part that determines possibility lands focused on change of territorial plan and the financial part that estimates costs and revenues in project balance and potencial profits for investor, if project will be realized. Main result of this diploma thesis is to answer the question, if property development project should be realized at particular lands in question and estimate future value of lands and project. Diploma thesis \uv{Analysis of the development project for the construction of an administrative building in Brno} is useful for everyone, who needs estimate potential of a land for profit from realization of property development project.
Critical Analysis of Logistics and Industrial Centres and the Prediction of Their Development

Diploma thesis analyses the logistic and industrial centers and predicts of their development. The autor evaluates the history and current situation of the real estate in the Czech Republic with using the latest statistics. Forecast of development is based on three possible scenarios: realistic, pesimistic and optimistic. These scenarios také account probable developments of the world ekonomy, with emphasis on the impact of the events in the Czech Republic. The main part focuses on the development of realistic scenario with optimalized values.
Evaluation of Investment Project: Ski Resort Apartment Complex

The objective of the diploma thesis is to analyze the effectiveness of the investment project for the construction of the ski resort apartment house. The design of a particular investment project serves as the basis for the evaluation of the rated investments by using the selected methods. As a conclusion, the results of the methods are evaluated. The author also adds her own suggestion and recommendation.

This thesis deals with the valuation of property in connection with mortgage financing. First chapters are devoted to analyzing the current state of the real estate market and mortgage financing in Czech Republic. The second half focuses on the specifics of valuing real estate as mortgage collateral. The last chapter consists of a practical working example of a apartment building valuation.
Analysis of the specific business in road passenger transport

The purpose of this bachelor's thesis is to analyze business specific on the bus service market. The theoretical part analyzes the characteristics of transport services and transport market. In addition, this part is devoted to marketing, transport, financial management of the transport company, transport indicators, indicators of the transport quality and transport policy. The practical part of this thesis is focused on the situation on the transport market in Karlovy Vary region and in particular bus route Karlovy Vary - Prague. It's calculated the break event point of occupancy and then is calculated the momentum of population within the whole transport sector, but also directly for the bus service. The last part is devoted to the optimization and integration in the transport sector.
"Here or To Go?": Economics of Pizza Packaging

The paper tries to explain why pizzerias charge a fee for the pizza box, while the fee for coffee cup in cafeteria is not required. The hypothesis argues that the pizzeria charge a fee to recoup lost profits from sales of complements when visiting a pizzeria. Verification of the main hypothesis was performed using a system of auxiliary hypotheses (cafeteria not charge a fee because they do not compensate for loss profits - the level of compensation depends on the price of related products - with increasing occupancy price of boxes fall - return service fee charged by a container for pizza), which the empirical data collected in the market confirmed or disproved, and on the basis of auxiliary hypotheses verify the main hypothesis. 2 hypotheses were do not reject, one unconfirmed and one confirmed. Therefore, we do not reject the main hypothesis of compensating loss profits of pizzerias.
economy cars in the center: the allocation of parking space

Possibility of parking plays a role in deciding where to go and the driver where to purchase goods and services. In sectors such as trade, hotels, catering, transport and storage is likely that some percentage of these drivers will form. The paper tries to explain whether the introduction of paid parking zones will affect the growth of businesses in these sectors since the introduction of paid parking zones receive visitors "theoretical" chance to park, compared to locations where paid parking zones are not. Work with the help of least-squares could not determine whether this hypothesis is true in parts of Prague 3 and 7, which introduced paid parking zones in 2008. The model appeared generally statistically insignificant, which can not be concluded whether the introduction of paid parking zones will lead to greater development of businesses in sectors such as trade, hotels, catering, transport and storage in the city of Prague 3 and 7
Analysis of the development of hotel business in the Czech Republic and neighboring countries and the impact of financial crisis in this area

Hotel businesses in Czech republic has changed dramatically in last 20 years. Therefore, it is interesting to follow its development and see the most influential aspects in this area. However, so far there are none publicly available studies of Czech hotel industry development. The aim of this thesis is to explore the various phases the industry went through and point out those factors which influenced the current situation the most. First of all, the analysis of the development in Czech republic is presented. Consequently, the comparison to the neighbor states is discussed to show relatively how well or bad the business was evolving. The thesis is based on statistical models created with the software STATGRAPHICS and Excel. The gained results show that one of the main reasons of the current downfall is the ever higher market supply. On the other hand, the always blamed economical crises, proved to have lesser influence upon the downfall than originally expected. Finally, the thesis states the reasons of the decreasing occupancy and proposes an increase in the quality of service as a possible solution.
