Comparison of selected methods of valuation for property type apartment in the city of Brno-Lisen

This diploma thesis deals with the valuation of the four residential units in three model situations – without reconstruction, with partial reconstruction and with complete reconstruction. The valuation is done in three selected ways – cost and comparative method by price prescription and method of direct comparison. Is determined the usual price and described and analyzed real estated market in the location. A conclusion of this work is analyzed evaluating the investment in reconstruction and usability of coefficient of condition and equipment.
Institutional Framework of the Real Estate Activity

Presented diploma thesis deals with concepts from the real estate practice and people, who are employed in this practice. The thesis provides a look at contracts used in the real estate practice and their changes according to the passing of the new Civil code. The thesis is mapping changes in the real estate business as a follow-up to the passing ot the new cadastral act. Focus is also put on new definitions of some terms related to the real estate branch, as the new Civil code stipulates. The thesis studies present level of education of real estate brokers and possibilities of further education in this branch. Within the scope of the diploma thesis a questionnaire has been elaborated, which mapps fundamental issues of the real estate business. The questionnaire is also focused on prepared bill about providing of services of the real estate brokers.

DETERMINATION OF THE DIFFERENCE OF GARAGE PRICES IN PROSTĚJOV

This thesis compares the selected type of property valuation methods in the garage area of the Prostějov. Due to instructions of the work, the methods of valuation were chosen: cost method, comparison according to law and comparison based on databases. The thesis consists of a theoretical part, where is the introduction of basic concepts, market analysis and valuation of real estate. This is followed by a practical part, where is the description of the site and the actual value of selected garages with their descriptions and photographs. Differences of ways of valuation and their causes, which are based on obtained data, are discussed at the end of work.
Ownership acquisition of immovable thing

This thesis is concerned with the theme of characteristic of immovable thing and ownership acquisition of them. The main aim of this thesis is to analyze and appraise legislation of immovable thing and ownership acquisition of them in Czech legal order. One of the main aims is to provide a comparison of our legislation and legislation of Federal Republic of Germany. This thesis is composed of four chapters, which are divided into relevant sections and subsections for better lucidity. Chapter One contains characteristic and historical development of the concept of immovable thing including comparison of this concept with the German legislation. Chapter Two comprises chronologic historical development of acquisition of property law within the civil codes from common code of civil. The core of this thesis is chapter three, which deals with acquisition of property law in present legislation. This chapter gradually analyses individual way of acquisition of property law to immovable thing. Chapter four compares our legislation of acquisition of property law to immovable thing with the German legislation, the accent puts on description of identical and different characteristic of both legislations.
Immovable Thing

The aim of this thesis is to provide a summary of contemporary legislation related to the immovable thing and its position in Czech law. The paper involves legal basis of the term "immovable thing" according to the private law (mainly code of civil law) and partially according to the public law (cadastral and building code). The study focuses on crucial legislation and gives summary of interpretation of this term given by case law and legal theory. The thesis highlights contemporary regulation but there are also parts dedicated to previous legislations effective in 20th century and part related to the bill of a new civil law code. The paper also includes a summary of the public registers of immovables provided by state in 20th and 21st century. The thesis presents the topic chronologically. It consists of chapters divided into subchapters and than to parts and subparts. Each chapter focuses on legal regulation and land register effective and used in particular time period. There are crucial eight chapters including introduction and conclusion and other six chapters concerning administration (addendums, list of abbreviations, abstract, resumé and other).
