Apartment building Tvarožná

Bachelor´s thesis is focused a project of a new apartment building in Tvarožná on plot no. 216 and it contains the complete documentacuion for the execution of the project. This building is situated in the South Moravian region. The plot is flat and its area is 3757 m2 . The building has three above-groud floors. It is founded on a strip foundation and pads, and is coverded by a single-shell flat roof. The vertical constructions are designed from the Porotherm construction system. The perimeter structures are complemented by a contact insulation system according to the ETICS principles. The ceiling construction is made of monolithic reinforced concrete slabs. There are eight houding unit in the apartment building. Eache houding unit has a terrace or a balcony. The drawings were processed in a computer program AutoCAD.
Townhouses on the outskirts of Brno

The bachelor's thesis follows up on a studio project, that i made in my second year of the bachelor's study, Townhouses on the outskirt of Brno. Labor contains Plans for the building permit and Structural documentation. Area of interest is located in Brno - Li´šeň, on the right side, there's Ondráčkova's street, and an abandoned slaughterhouse on the other side. The main idea of my project is, to create two identical buildings, that will perfectly fit into the land and surroundings. By placing these two, into opposite corners of the land, there will be created a fine corner of Ondra´čkova's street and Zla´manky. At the same time, buildings will create direct and let's say "natural" way to the underground parking lot. People, who will visit park, will also have very usefull noise barrier from both sides. Designed buildings contain three above-ground floors and one underground floor, which connects both townhouses by tunnel. Each townhouse contains a total of five housing units, each one with different size. Designed buildings are installed in a way, to keep balance between modern industry and pure nature. First building is more dominant, so it can define the corner of both streets and the second one is less expressive, so it will fit with buildings next to her. Structurally, the townhouses are designed of the Porotherm system and reinforced concrete structures. The main goal of the work is to create modern housing on the suburbs, which will not disturb close neighborhood.
Living in the suburbs

The subject of my bachelor's thesis is to design a residential building on the outskirts of Brno. The building site is located on the outskirts of Líšeň, in a lucrative area near Mariánské valley. During the process it was necessary to consider the specific northern slope of the building site and thus make maximum use of a limited amount of natural light. I designed a house with seven housing units, common areas and commercial space. The apartment complex consists of two buildings. The main one has an L-shaped floor plan and there are all housing units, including garages, cellars and technical facilities. The second building is also L-shaped, but this time frontal viewed, there is a commercial space with a glass wall to the main street, space for facilities and on the roof there is a spacious walking terrace for social life and a small common room. The two objects together create a semi-public space. This courtyard is optically separated from the busy streets by the buildings themselves. There is greenery and the space is ideal for young families with small children. Another widely used space will be the garden, a strip of greenery left in the southern part of the plot. The residential building itself is very indented in terms of material. Four terraces and three atriums are taken from the whole mass of the letter L, which creates a private outdoor space for the residents. Terraces and atriums are only in the maisonettes, so that even bedsits located on the ground floor have a private outdoor seating area. There are also ground-floor terraces, which are accessible from each living room. The construction is actually a wall system made of Porotherm bricks. Ferroconcrete columns are used in the underground parking spaces. Horizontal load-bearing structures are ferroconcrete monolithic ceilings. The material solution is clean and simple. The façade is light grey with a concrete screed on the plinth and anthracite-colored doors and window frames.
Apartment house with a café in Valašské Klobouky

The bachelor thesis deals with the project of a apartment house with café in Valašské Klobouky. The apartment has 5 above ground floors and a partial basement. The house has a shape of irregular polygon and is covered with a single-layer flat roof. The house has 15 dwelling units. The semi-basement consists of a cellar rooms, gym, workroom and a café which is separated unit and has its own entrance. There is a accessible dwelling unit designed for two people on the ground floor. The building is designed from a single masonry system. Both vertical and horizontal constructions are made of Porotherm ceramic pieces. Mineral wool board system is used for the thermal insulation. There is an elevator designed in the building. During processing, emphasis was placed on layout solutions, architectural appearance, statics requirements and safety of use.
Real estate market analysis in selected location

The bachelor thesis provides an analysis of the real estate market. The subject of the analysis is the sale of flats in a specific parts of Jihlava, within all its cadastral areas. The main focus is the average prices of flats divided according to several parameters, primarily the flat layout. At first, the basic terminology is determined, including technical and economic terms used to process collected data. Consequently, the basic pricing methods of the estate are explained. The rest of the thesis describes in detail the real estate market including objects that are being traded and participating subjects. Factors affecting demand and supply are also mentioned here. In the practical part, the data are processed in order to show the results in the form of the average price for a square meter. Considering changes of rules in mortgage offer, which is the most used source of financing, the alternative, in a form of flat rental, is demonstrated.
Small apartment house

ABSTRACT The aim of the bachelor’s work is a composition of project documentation for the construction building of apartment building. The object is situated on the cadastral area of Myslibořice on plot number 9/1. The apartment building is designed as separated, three storeys, flat roof building without basement. There are five apartment units in total, from which one is designed for people with movement disabilities. To each apartment unit belong one basement cellar. The building stands on foundation strips. The construction system of the object is wall system. External walls are made of Porotherm brick blocks with thermal insulation from expanded polystyrene. The inside vertical load-bearing constructions are made of acoustic brick blocks. The horizontal load-bearing constructions are made of reinforced concrete slab and of precast floor slab Spiroll. The building is roofed with single layer hipped roof.
Detached house with the artworks shop in Vyškov

This Bachelor’s work is focused on the study and contract documents of one duplex family house with two dwelling units with artworks shop in Vyškov. The house is partly with a cellar and has three floors. A garage for both the flats belongs to the house too. The building is partly roofed with a single coat flat roof and partly with an aisle roof. The work also includes architectonical drawings, fire approval and technical appraisal of heating the house.
Analysis of the Influence of Location on the Usual Price of Flats in Uherské Hradiště

This diploma thesis deals with an analysis of localities in Uherske Hradiste and their influence on the usual price of housing units in years 2015-2017. A part of thesis is formation and evaluation of questionnaire and also detection of the prices of housing units according to preferences of respondents. This thesis includes databases of flats in given localities and the comparison of their price as well as the comparison of prices according to database with price entries from the land register and prices according to database of own record keeping and in the same time from advertized offers from real estates.
Apartment rent and the factors that influence it in the city of Prostějov

This thesis is focused on the analysis and comparison of rental apartments in Prostejov and all the factors that have the level of rents in the area of influence. The work presents textual and graphical part of a designated location according to the amount of rent in various parts of the city Prostejov flats of sizes 1 + 1, 1 + KK, 2 + 1, 2 + KK, 3 + 1, 3 + KK. These dispositions are examined and appreciation is shown in tables and graphs. The result is a calculation and comparison of individual dispositions rent flats and assess the factors that have influence on the price.

This bachelo’r thesis deals with the project of an apartment building and parking spaces on plot no. 426/13 in the cadastral area of Humpolec. The building has eleven residential units on three floors and basement for technical and civic amenities. Perimeter above-ground masonry is designed from ceramic hollow blocks with a contact thermal insulation system. In the basement, hollow concrete parts filled with concrete are used. The horizontal will be made of monolithic reinforced slabs. The roof is designed as a warm flat roof. Part of the parking spaces will be covered with steel structure with countertop roof.
