This thesis presents a comparison of valuation methods for property type apartment in selected locations Brno Královo Pole and Žabovřesky. This thesis also describes the market situation immovable things in selected locations including a comparison of supply and demand. The valuation is according to the applicable valuation regulations for current price and established methods based on market valuation to determine the price as found. The result of this work is to estimate the current price of 10 selected apartments and assessment of the various valuation methods and their suitability
Valuing a Distressed Company

The doctoral thesis deals with bankruptcy and its possible solution from the point of view of expert activities. Valuation of the company in distress may be required at different stages of the business life cycle. While sometimes the valuation is requested directly by the shareholders or the managing partners facing bankruptcy (or preventing crisis) sometimes assessment is requested in insolvency proceedings by the insolvency administrator. Whether it is the intention to find out it is more beneficial for creditors to reorganise or liquidate the assets, in all these cases it is the work of experts in the insolvency proceedings who play a decisive role. The practical part of the thesis, therefore, focuses on the selection of appropriate methodologies which can be used at any given moment of crisis management.
Comparison of Residential Segments in Pardubice and Hradec Králové

The diploma thesis deals with global analysis and further analysis of the real estate market in the European Union, the Czech Republic and especially in the cities of Hradec Králové and Pardubice. The target of the thesis is to compile a global analysis of residential segments between Pardubice and Hradec Králové, especially the influence of spatial planning, socio-economic factors and economic comparison.
Determination of the Value of Easements for Construction on Land Owned by Another Individual and Crossing or Passage across Another Owner's Land

The diploma thesis is aimed on course of the easements in perspective of a forencis engineer. First chapter specifies the legal regulation of the easements, its division, the causes of its constitution, modification and termination. General description of easements’ assessment methodology ensued, the definition of the particular types of prices and values and purposes of evaluation of the easements alike. In the proposal part is the theoretical analysis used on two actual cases of easements, specifically the right to crossing another owner's land and the right of construction on land owned by another individual.
Assessing the Impact of Establishing an Accommodation Road on the Price of Land in Brno

This thesis deals with the accommodation road. The thesis also discusses the emergence, extincion and other law obligations of accommodation road, each mentioned in separate chapter. A valuation of service is done by various methods and a comparison of the influence of the easement price on the purchase price of the land. An optimal procedure for establishing an accommodation road is set up and a valuation procedure is structured. The value of accommodation road were compared with the purchace price of land, separated the agricultural and building land. The building lands were separated obligatory land and land with justification.
Comparison of Selected Methods of Valuation of a Holiday Cottage and a Garden Cottage in Náchod and Its Surroundings

The diploma thesis deals with the comparison of methods of valuation of the object type of holiday and a garden cottage in Nachod location and surroundings. In the first part is introduced location Nachod and concisely its surroudings. The next is a description individual valuation methods, which according to objects are valued. For the determination of the property valuation methods are used according to regulations, the valuation of substantive value, the valuation by comparing the price and yield valuation. The main part is the actual valuation of three real properties. The first is a holiday cottage V Kovarove dole, cadastral territory Nachod, the second holiday cottage is U Cihelny, cadastral territory Nachod and last is garden cottage, cadastral territory Kramolna. At the end of each chapter is a statistical summary and determination of current prices. On the Finally is the statistic summary of set prices and is determined the most appropriate method for property valuation for the type of holiday and garden cottage in location Náchod and its surroundings.
Analysis of the highest and best use of a former restaurant in Kromeříž

This diploma thesis deals with the analysis of the highest and best use of the property, which is practically applied to a specific example. The analysis is performed on the buildings of the former restaurant Slovan in Kroměříž that the currently unused. On logically probable recovery are performed four tests (legal admissibility, physical possibility, financial merits and maximum profitability), on the basis of which will be the highest and best use.

The master's thesis deals with methods of land valuation in France. The thesis contains the definition of basic terms and the legislation related to the land valuation. In the text the types of lands are defined and the division of areas according to the territorial plan is indicated. The thesis clarifies the requirements of the expert opinion and specifies who can qualify as an expert in France. It also includes an overview of the most commonly used valuation methods in France, an example of land valuation according to these methods, and a comparison with the Czech Republic. Additionally, the thesis deals with the situation on the land market in France.
Analysis of the Factors Influencing the Usual Price of Flats in the District of Vsetín

The thesis is focused on comparing the price of housing units in Vsetín region using different valuation methods. Theoretical part describes the basic concepts related to valuation, individual methods of valuation and description of the region. Practical part is focused on valuation of selected housing unit’s individual methods of valuation, which are the method of valid price provision, the direct comparison method and the yield method for determining the usual price. All these methods will be evaluated and compared in the conclusion of the thesis.
