Townhouse

This master's thesis focuses on a complex architectural and urban design of a multifunctional urban block in the historic center of Brno at the level of architectural study. The project aims to harmoniously integrate new buildings into the historical context of the city and respect the surrounding urban fabric. The proposal addresses the completion of an existing urban block and the creation of a new urban block between Veveří and Kounicova streets, thus creating a new Závodní street. The design preserves a memorial tree as a key element of the public space; the facade of the building steps away from it, creating a public space of a piazzetta with the memorial tree as the focal point. As part of the blue-green infrastructure, new greenery is integrated into the streets, and buildings with flat roofs have vegetated roofs with photovoltaic panels designed. The architectural solution includes two underground floors for parking, a ground floor with an active commercial ground floor with shops and a supermarket, and five above-ground floors with residential units. The last above-ground floor is set back from the rest. The urban design focuses on slowing down busy traffic and puts pedestrians in a dominant position. The architectural design respects the character of the area and combines traditional forms with a modern appearance. The structural solution of the building combines a reinforced concrete skelet system with a ceramic wall system. The project exploits the potential of land use and brings up to 399 new residential units ranging from 1+kk to 4+kk, with higher standard apartments on the last setback above-ground floor.
Comparison of selected methods of valuation for property type apartment in the city of Brno-Lisen

This diploma thesis deals with the valuation of the four residential units in three model situations – without reconstruction, with partial reconstruction and with complete reconstruction. The valuation is done in three selected ways – cost and comparative method by price prescription and method of direct comparison. Is determined the usual price and described and analyzed real estated market in the location. A conclusion of this work is analyzed evaluating the investment in reconstruction and usability of coefficient of condition and equipment.
Evaluation of the investment plan

The aim of the thesis is to focus on investment opportunities in the real estate sector. The theoretical part addresses and specifies basic concepts related to the real estate market, the development of real estate prices, and the investment process itself. The practical part analyzes the efficiency of investments in apartments in specific locations before and after reconstruction. The research is supplemented by a questionnaire exploring preferences for renting an apartment and selecting a suitable location. Another section of the thesis examines the decision-making process between buying an unreconstructed apartment and choosing an already renovated one. The final part focuses on the analysis of income and expenses, financing options, and the identification of the most advantageous variant of an investment property for potential investment opportunities.
The Multifunctional House

The main concern of this thesis is to design a five-storey multifunctional house. The house is divided into the main living area to which it belongs especially residential units accessible by stairs from the ground floor and also basement boxes and room for prams. On the ground floor are also located the individual garage, store room and technology. The house has four floors and a basement, the basement are located mass garages. The house has a sloping wooden roof trusses.
Methodology for Dividing a Building into Residential and Non-Residential Units

The main target was processing of methodology for dividing of building, into residential and non-residential units, and acquaint with jural operations which preceded this fact. There were also dealt with forms of property, problems and possibilities of dividing the apartment building on separate residential and non-residential units including examples of the declaration of building-owner, resolution of agreements and other necessary documents. Diploma thesis provides a comprehensive overview about problems with flat´s property which is arising from apartment-building dividing at residential units, so they can be self-contained property.

Apartment building

The bachelor's thesis deals with the new construction of an apartment building on the outskirts of the village Dohňany. The aim of the work was to develop project documentation for the construction. The building is designed on plot no. 842/2, which is slightly sloping. The apartment building has four above-ground and one underground floor. Perimeter load-bearing structures are designed from the Ytong system in the above-ground floors. In the basement, the perimeter load-bearing walls are solved by a combination of a reinforced concrete wall and a Ytong block. The ceiling structures in the building are designed as semi-assembled from the Ytong system. The building is covered with a single-skin flat vegetation roof with a slope of 3%. There are 9 residential units and one studio designed in the building. Housing units come in a variety of sizes and layouts. In addition, the building in the basement has a utility room, cellar, carriage house, cleaning room and four underground garages for cars.
Polyfunctional building Olšany near Vyškov

The bachelor thesis deals with project of polyfunctional building with two residential units in Olšany near Vyškov. The building is composed of basement and three above-ground floors. Its main part is formed by project documentation with a technical report. There are also drawn studies, heat technical assessment, fire safety solution and semestral work.
The Building Minska Brno

This bachelor thesis is based on my architectonic study written during the third year of studying. The theme is the project related to the town house Minska in Brno which will be situated in the current blank space in the street Minska which is located in the town district Brno Žabovřesky. In the thesis this project is subsequently developed into higher levels in terms of project documentation. The main idea is the draft of dominant but at the same time undemanding objects in terms of material and operation which bring the order into the particular area. Currently there are simple family houses and four and five-storey buildings in particular. In their ground floors there are services, shops and things like that. The estate which is the basis of my project is situated in the blank space between two buildings and is very narrow, deep and oriented on north and south by its shorter sides. The draft of the building elaborated by myself is divided into two parts – SO1 and SO2 which are interconnected with smaller garden. First of them – SO1 is a part of built-up area related to the street Minska and is constituted by the basic cubic substance characteristic of five above-ground and one underground storeys. There are four residential units, non-residential commercial space and technical facilities. The second part SO2 is situated on the second side of the estate on its edge next to the street called Kubanska made of the same cubic substance and is divided into two higher four and five-storey parts and one lower single-storey part in the middle. There are six residential units, three non-residential ones, technical facilities and underground parking place. There are ten residential units and four separate commercial spaces designed in my project. In terms of construction both parts are arranged as longitudinal wall system made of reinforced concrete which is stiffened by means of core and monolithic ceiling of reinforced concrete.
Apartment building

The subject of the bachelor thesis is the elaboration of project documentation for a new apartment building. The proposed building is located in Rožnov pod Radhoštěm in a newly developing housing development. The apartment building is designed as not being connected to the surrounding buildings. It consists of four floors above ground and one underground floor. On the upper floors there are 10 residential units, common areas with the mechanical rooms and a garage with three parking spaces. In the basement there are cellars belonging to individual apartments. All apartments have a terrace or balcony. The building is based on monolithic foundation strips made of plain concrete. The perimeter masonry in the basement is made of permanent shuttering kits/systems, in the upper floors of ceramic blocks, which is insulated with the ETICS contact thermal insulation system. In the above-ground floors are ceiling structures made of semi-assembled ceiling blocks, in the basement monolithic reinforced concrete slabs are designed. The roofing of the building is designed as a flat single-skin roof. Part of the bachelor thesis is also a basic assessment in terms of building physics and fire safety solutions.
