In this diploma thesis is processed summary of bases and a method of local investigatioun for evaluation individual types of property intended for housing. The thesis is focused on the realty inspection by individual type sof evaluating and its bases necesery for implementation. In terms of this thesis was made a local inquiry of a family house and a flat. The outcome of the thesis is to determine a procedure for the realty inspection and ensuring bases, which are completing the information about the property.

The aim of this diplom thesis is to describe the issue itemized budget of reconstruct family house in Otrokovice. Theoretical part describes basic concepts of reconstruction, character of protected houses in Zlín, ways of reconstruction, itemized budget and real estate apraisal. The practical part is mainly focused on the information about building, ways of reconstruction and price of construction.
The valuation of construction in implementing and operating phases of the life cycle

This thesis treats about evaluation of construction in the operating phase and in the implementing phase of the life cycle, too. The thesis is e.g. about theoretical and practical budgeting of building object, real estate evaluation and implementing costs of concrete object. The main aim of this thesis is compilation of price concrete object with the help of budget and valuation by methods for real estate evaluation. In this thesis is done the valuation of object in the actual price level and in the price level of 1976. The price and the material development is illustrated between these ages, too. The real operating costs of object and their development and comparing with average wages are illustrated since 1980 until today.
The valuation of residental property for mortgage purposes

The thesis deals with the valuation of residental property for mortgage purposes. The theoretical part presents the methodology of real estate valuation process with respect to the new legislative amendments connected with the New Civil Code, which came into force on 1 January 2014. The practical part demonstrates a analysis of the market, where the residental property is located. Consequently the market value of real estate is estimated for selling purpose by comparison method. Then real property valuation is providing for the mortgage purposes based on the methodology respected by Raiffeisenbank. All the outcomes are summarized and mutually compared in the final part of the thesis.
Valuation of property as a subjet of mortgage collateral

This thesis deals with the valuation of property in connection with mortgage financing. First chapters are devoted to analyzing the current state of the real estate market and mortgage financing in Czech Republic. The second half focuses on the specifics of valuing real estate as mortgage collateral. The last chapter consists of a practical working example of a apartment building valuation.

Its main objective is the analysis of particular secured bank loans pledged with real estate from contemporary bank practice. The secondary goal is to present the laws in force, explaining policies and procedures of the different methodologies.
Valuation of a real property burdened by a property right and its redevelopment into apartments, including the assessment of the prospects of the project

The thesis deals with the valuation of the house, including land and all accessories under various conditions. The theoretical part explains the basic terminology and summarises the valuation methods used in this thesis. The practical part begins with the valuation of the house and land including all accessories, according to Ordinance for Valuation and Market Valuation Methods, specifically the Asset Value Method and the Comparative Method. The next section considers the existence of a life-use easement by a co-owner of part of the house, gardens and common areas, and sets the value of the property burdened by this easement. At the end, the property is valued as two separate apartments. All costs necessary to achieve the income from rent and property redevelopment are estimated, as well as the net annual return which would result from letting the two apartments. Final assessment of the benefit of the project is implemented through an Economic Rent Method and its comparison with the annual rent income.

This thesis explains basic, usually used constructional terms, describes the rules for drafting the projection drawings and it informs about legislative directives, which acompany every process of construction. It also mentions possibilities of building materials offered on the czech market. The work talks about wooden buildings, about constructions of bricks, enumerates advantages of insulation and presents the types of roofcoverings. It also describes the positives and negatives of classic heating and informs about new alternatives, which use bottomless natural sources. The most expanded windows in our country {--} thus the windows of wood and plastic are mentioned as well in the thesis. It presents some specialist´s opinions of most discussed themes in the building industry, it introduces new trends like thermal pump, solar collector and recuperation. Results of this work contain description of two solutionvariants, valuation of a detached house and determining of necessary construction costs. The thesis includes also a technical report and calculation of energy demands.
Evaluation of real estates for different subjects – analyse and comparison of valuations and approachs

The graduation theses is focused on inspection and description of basic access to evaluation of real property in the Czech Republic, their analysis and comparison. The theoretical part is focused on the description of legislative adjustment for evaluation of real property, definition of basic terms and relations. It deals with role of international standards and their impact on national regulations. The attention is paid methodological rules of assessing property. The next part of study descibes basic approachs, methods and techniques for assessing real property for specific aims. It is intersted in market methods (on basis of comparison, yield and cost substitutions), evaluation in agreement with regulation of Ministry of Finance and assessing in insurance (approachs of the biggest insurer, brokerage firms and methods advises by specialists). The theoretical knowledges are in the following part apply to practical study of evaluation (the real estate is family house). It contains description of valuations. In the end of the graduation theses, the approachs are compared and analyzed factors, which influences the differences.

Teoreticko-metodologická část: Základní pojmy při oceňování nemovitostí, potřebné podklady pro oceňování nemovitostí, metody stanovení hodnoty nemovitostí. Aplikační část: Administrativní ocenění rodinného domu s příslušenstvím a pozemky. Součástí administrativního ocenění je nález, popis jednotlivých oceňovaných objektů, jejich výměra, hodnocení a ocenění. V závěru shrnutí dosažených výsledků, porovnání administrativní a tržní ceny a posouzení odlišností obou cen.
