Influence of Energy Saving Measures Performance on Insurance Value of Real Property

The goal of the Bachelor thesis is to analyze and evaluate the impact of energy saving measures on the insured value of the property insurance as regards prevention of underinsurance. From the analysis the adequate recommendations are following. This work deals with energy-efficient property modifications that should be reflected in prices of insured property during the development of the property value. The thesis explains and analyzes the energy-saving measures in the reflection of the applicable standards and compares the impact of investments to the value of insurance.

Application of methods of multicriteria decision in choosing financing real estate

The most important factor which people consider when deciding whether to invest in their own housing is the price of the selected real estate and the way of its financing. The aim of this thesis is to attempt to compile a complete list of products which are suitable for real estate financing, using methods of multicriteria decision in evaluating these products and examination of the appropriateness of the methods. The objective is to theoretically describe and practically analyse not only primary mortgage loans, but also ordinary and bridging loans from buildings savings. The core of this thesis are chapter four and chapter five. These chapters present the results of applying individual methods of multicriteria optimization to the organization and evaluation of the alternatives of selected loan types. In conclusion is chosen the best product.

Dealing with real estate in theory and case law

Nakládání s nemovitostmi v teorii a soudní praxi Romana Postránecká ABSTRACT (EN) This work is dedicated to a selected range of issues concerning the problems of dealing with real estate. The focus of this work is the handling of material rights to real estate; out of the group of laws of obligations the work includes the issue of leasing real estate. The work is divided into seven chapters. The first chapter provides and introduction to the issues and deals with the systematic legal relationships to real estate. The second chapter addresses real estate transfers, in which the focus is on the present development of judicature in regard to the effects upon a third party of withdrawing from a transfer agreement. The third chapter discusses encumbrances and easements, their contents and comparison with public use like an institute of public law. The forth chapter handles the issue of real estate liens, including liens established within the scope of carrying out a court decision or distraint. The fifth chapter looks into leasing real estate, in particular the differentiation of legal regimes by which the lease agreements abide, according to the type of real estate in question. Appraisement of a family house

This bachelor thesis deals with the appraisement of family houses. Real estate market and appraised properties are in the mikroregion Lipno. In the introductory part is described what is the real estate market, valid legislative and basic terms on appraisement and properties. Then there are described methods and approaches based on the market principle and the price regulation. Furthermore the thesis describes the kind of people who appraise properties, experts and appraisers belong amongst them. The begining of the practical part describes the real estate market in Lipno region. The purchase prices and estimated prices of family houses in Prachatice and Český Krumlov regions are compared. The result of the comparison is that higher demand for real estates is in Český Krumlov region. The fact that in Český Krumlov region is higher number of family houses transfer salso supports this result. Then there is described selected family house which is situated in Černá v Pošumaví in Český Krumlov region. Family house is appraised with comparative, value and cost methods.

The Real Estate Market Research in the Czech republic

The thesis deals with the real estate market research in the Czech republic, especially with the residential market. The main objectives are to create a survey about the development of the czech real estate and to identify and to introduce the main czech real estate specifics, to introduce and to compare selected real estate agencies and real estate servers. By using qualitative research there is defined behavior of the Czech people tending to buy or sell the realty. By using quantitative research, specifically by using questionnaire survey, there is examined knowledge of Czech real estate agencies and real estate servers and satisfaction with their services. This thesis also deals with the research of the the real estate perception. The objectives of these surveys are to identify behavior of the buyers and sellers, to identify their perspective and their knowledge of real estate agents. At the conclusion of the thesis there are shown the expert views on the current and future situation on the real estate market.

Real property search using the Internet

This Master's thesis explores people's behaviour when searching for real property to buy or to rent using the Internet. It examines the specifics of real estate sale or rental process and searches for various ways of using modern trends and technologies in this process. Goals of this thesis are to identify most frequent ways of people's behaviour when searching for real property on the Internet, map the search mechanisms used in current real estate offering websites in the Czech republic, test their user-friendliness based on own analysis and find the criteria responsible for perceived quality of a real estate offering website. The thesis also makes recommendations for a potencial newcommer sto the czech real estate offering website market.

Marketing research and usability analysis of "Nitra - Šindolka" land for company K CERO

This bachelor thesis is dedicated to the initial phase of real estate development. Specifically, the pre-design phase of project preparation, of which pays attention to the first two components. The components are intention of real estate development and marketing research, processed for the land belonging to the firm K CERO. This land is located in the provincial city of Nitra, Slovakia. In the first part of the work, the environment analysis for K CERO is carried out. Thereafter, the data detected are used in the SWOT analysis, which allowed the strategic decision in choosing the intention of using the land. Then, the individual projects are evaluated in terms of return and subsequently the one that appears to be preferable is chosen. Finally, the steps towards its realization are recommended.

Financial valuation of an investment in Real Estate and Property management

The Bachelor thesis deals with the topic of financial valuation of an investment in Real Estate and Property management market. Specifically it evaluates the investment in reputable Shopping center in Olomouc city, which however, according to analysis, still offers a great opportunity for increase of its value predominantly throughout efficient property management. Bachelor thesis consists of two parts. First, the theoretical part, defines the principles of investments and afterwards it focuses on individual methods of investment valuation. Second, the practical part, deals with specific investment in above mentioned shopping center. On this particular investment, individual valuation methods are demonstrated. In this part I also pay attention to sensitivity analysis, which shows impact of changes of key assumptions on whole investment valuation. The goal of this thesis is to analyze financial impact of the investment for investor.

Rotor supported on magnetic bearings - numerical and experimental analysis

The dynamic properties of rotor supported on passive magnetic bearingsis investigated by means of numerical solution and by measurement on the prototypeof experimental set developed in Institute of Thermomechanics AS CR. Mathematicalmodel was constructed both for linearized part of rotor with bearing and for stronglynonlinear system including impacts in retainer bearings. Comparison with resultsof measurement on prototype enables to ascertain real parameters of linearized partof magnetic bearings.
