Bakalářská práce se zabývá finančním hodnocením investice v oblasti realitního trhu a správy nemovitostí. Konkrétně se jedná o investici do koupě renomovaného obchodního centra v Olomouci, které nicméně dle analýzy stále skýtá velký prostor pro zvýšení jeho hodnoty především efektivním řízením property managementu. Bakalářská práce se skládá ze dvou vzájemně se doplňujících částí. První, teoretická část, se věnuje vymezení pojmu investice a následně jednotlivým metodám jejich hodnocení. Druhá, praktická část, se věnuje již konkrétní investici, na níž je demonstrováno využití jednotlivých metod hodnocení investic. V rámci praktické části se také věnuji citlivostní analýze, která ukazuje dopady změn klíčových předpokladů na celkové ohodnocení investice. Cílem bakalářské práce je zanalyzovat na základě zhodnocení investice výnosnost investice pro investora. The Bachelor thesis deals with the topic of financial valuation of an investment in Real Estate and Property management market. Specifically it evaluates the investment in reputable Shopping center in Olomouc city, which however, according to analysis, still offers a great opportunity for increase of its value predominantly throughout efficient property management. Bachelor thesis consists of two parts. First, the theoretical part, defines the principles of investments and afterwards it focuses on individual methods of investment valuation. Second, the practical part, deals with specific investment in above mentioned shopping center. On this particular investment, individual valuation methods are demonstrated. In this part I also pay attention to sensitivity analysis, which shows impact of changes of key assumptions on whole investment valuation. The goal of this thesis is to analyze financial impact of the investment for investor.
