Comparing the Valuation Procedure for Houses in the Czech Republic and Slovakia

The topic of the diploma thesis is a comparison of evaluation methods of family houses in the Czech and Slovak Republic, a legislation in relation to the evaluation in mentioned countries and a definition of particular terms: family house, value and price. There are basic methods of the evaluation of the immovable property used in Czech and Slovak Republic described in this thesis. The important part of the thesis is an analysis of the real estate market. On the basis of this analysis were chosen two comparable localities. Methods of the evaluation of the immovable property were applied on specific cases. Chosen family houses were valued at the common price, time price and ascertained price. The result of the diploma thesis is the comparison of evaluation methods used in the Czech and Slovak Republic.
Optimizing the use of the Building in Terms of its Merketability

The aim of the thesis is to define basic concepts according to the law, defining the basic types of prices and methods of valuation of real estates. This work further solves the influence of the purpose of the real estate on its price. The property is located in the center of Brno. The selected building wonder about 3 types of use of real estate and they are evaluated in terms of sale and lease and, in the end, the most profitable option is used.
The Basic Legal Issues of the Real Estate Practice

rea of real estate practice is extremely extensive and real-estate market as a whole conceals and connects many scientific disciplines that reflect and contribute to its functioning. Differentiating market and curiosity, whether existing legislation reflects the current need for real estate market in the Czech Republic, played an important role in choosing the theme of my final thesis. I performed an analysis of adjustments related to business in real estate activities. With a view to these facts has been made establishment, that the current legislation appears to be "totally inadequate". It does not define any criteria that would select those in participating in the property market in Czech Republic. The only solution to this absurd situation of trade law is an amendment or other legislation to ensure the entry of new players on the real estate market, provided proof of professional competence and moral integrity, or the introduction of compulsory licenses in real estate activity, which should lead to an overall improvement in the real estate market - not only commercially and ehically.
Software Solutions for Comparative Market Valuation in the Real Estate Practice

This diploma thesis is about real estate market comparative appraisement, statistical approach and how to use software for data gathering and processing in its practical part. Practical part also includes draft of appraising algorithm. In the end of practical part, there are check of application's output and comparison of computed prices to both real traded prices and advertisement prices.
Systematic approach to the prediction of the real estate market development

The doctoral thesis deals with the finding of a suitable approach for predicting the development of the residential real estate market, which would also be applicable in the practice of Experts and further develop the appraisal field. It has been found that a delayed multiple linear regression model appears to be appropriate, as confirmed by the verification of this model. The resulting model is also suitable for use in routine Expert practice, thanks to the simplicity of calculation without ownership of any computing program. Expert thanks to the created model is able to predict the development of the real estate market. The result is bound to the accuracy of the input data. All assumptions of regression models have been tested, optimal explanatory variables were selected based on backword regression. The doctoral thesis explains all input data, methods, tests, procedures and detailed modeling.
Alternative solutions of investment project

The thesis deals with the evalutation, which of the variants of the project investment is the most advantageous to the developer. The thesis is divided to the theoretical and practical part. The theoretical part is dedicaded to the explanation of terms associated with the investment, the investment project, the price determination and valuation of the real estates. There are also explained the terms related to the development projects and the real estate market. At last but not least, the theoretical part clarifies, how is the tax burden applicated to the practical part. The practical part is dedicated to the options such as sale, rent and partical sale of the real structural object, which is located in Prague, Brno and Ostrava. In conclusion, all of the variants are appraised for every city.
Analysis of the Real Estate Market with Catering Facilities in Olomouc

The commercial real estate market is constantly changing and some developments can be observed in our approach to it. Like every other market, this market is also dependent on the existence of supply and demand. The diploma thesis "Analysis of the Real Estate Market with Catering Facilities in Olomouc" deals, as the name suggests, with the analysis of the real estate market with catering facilities in the statutory and university city of Olomouc. It solves especially the survey and analysis of the market with a focus on the sale and rental of catering facilities (such as restaurants, bars, pubs, cafes, etc.). Further, based on the analysis of this segment of the real estate market, this thesis determines the factors which influence market prices and market rents and it describes the way of their influence.

The bachelor thesis deals with the development project implemented by the company Urbau a.s. in the district of Brno – countryside. The the toretical part of the thesis deals with investment decision-making and project issues. Part of the thesis is analysis of the real estate market in Czech Republic and its development in recent years. In the practical part, the development project is evaluated using selected methods. The following are my own solutions and recommendations for the success of the project.

Over the three different studies (questionaries, personal interwiev and work experiens) in the practical part, I made the colletion of date, analysis and evaluation. At the end of the work, I made assessment theoretical and practical part, my self recommendation and conclusions of the diploma thesis. Including diploma thesis is manual for collection of new staff in real estate market.
Issue of Housing and its Solution in the Village Kobylí

This thesis discusses housing issues and its solutions in a village named Kobylí. The theoretical part focuses on introducing the issues by defining basic concepts related to housing, local real estate market and evaluating feasibility of projects. The thesis provides an overview of current as well as historic data and graphs related to housing. In the practical part, a feasibility study is presented and focuses on an economic evaluation of a construction of a new apartment building in Kobylí, followed by requirements assessment such as an effectiveness of critical variables and a crucial input value from the investor's point of view. Lastly, this thesis identifies and defines new tenants of the building which is offering appartemnts, and evaluates whether the tenants can afford housing in their new apartment.
