Evaluation of Development Project

The topic of this thesis is a real estate development project. Its aim is to create economic evaluation of a newly arising real estate business plan and, while gradually defining this project, to determine the net present value and the duration of return on investment. Considering the diversity of real estate development projects, the difference between results of the economic methods of the evaluated options is being dealt with, namely either of the planned complete sale of the new object or of the plan of selling the object partly out and renting its administrative parts. Finally, the outcome of this real estate development project will depict economic efficiency of the two chosen options.
Calculating the cost of client change in standard development project

The thesis is abouth client changes in the selected development project compared to the standard. The catalog changes will be selected each item that replaces the original standard. The proposal looks flat is formed on the basis of harmonious living according to the teachings of feng shui. The proposed changes are enumerated and then one will be determined by the sum total of the cost of the client changes compared to the standard.
Land management for development project

Topic of this bachelor thesis is preparation of land for a development project. The thesis consists of two parts. The theoretical part gives on overview of processes necessary for initiation, preparation and implementation of the development project. Namely these are the idea of construction, issues related to spatial planning, different phases of the development project, funding of the development project, ensuring the legal ownership of the land and setting the utilities. The practical part describes the difference between two development projects of land preparation for construction of houses, one initiated and managed by a local authority and the second of uncontrolled construction on property of a real estate owner.
Financing of Development Project

Bachelor thesis consists of a theoretical and a practical part. In the theoretical part I define characteristics of the project, parts of the project and the methods by which we can manage the project. I also describe developers their activities and types of the development projects. I focus on the possibilities of financing these projects. In the practical part I present development project its individual parts and finally describe the way of its funding.
Opportunity or threat? Development projects for citizens in the village Obříství in 2015

Development projects are relatively new phenomenon in the housing market in the Czech Republic and currently leads to their expansion, particularly in Prague. This paper is about the subjective perception of citiziens about development projects in the village Obříství and this is based on the theoretical foundation of project management and activities of developer. In this work is used a quantitative research with the technique of a written questionnaire with analysis of the facts. The results showed that people perceive the impact of development projects on local life as a threat rather than an opportunity. Generally citizens are largely satisfied with the life in the village and the quality of services.
Accounting of property developer

The diploma thesis deals with accounting issues of property development. The main aim of the thesis is to determine why financial statements based on Czech accounting rules of some property developers are significantly different. Additionally this thesis define how various aspects of property development influence accounting. Theoretical knowledge is shown from practical side by using the example of a fictional case study.
Analysis of the marketing environment and marketing mix in selected company with an emphasis on the personal selling

This thesis aims to describe and analyze the marketing environment and the marketing mix in the selected company with the focus on personal sales. The theoretical part deals with the characteristics of marketing, development and specifies marketing environment as well as marketing mix. The practical part describes the analyzed company ONO-development s.r.o. and it's project Pozemky Vila Park Sviadnov. It will also analyze the marketing environment and the marketing mix of the company. The practical part also includes marketing research. Based on the outcome, this bachelor thesis will give a conclusion and a short summary of the analyzed areas and the recommendations.
Optimization of Project Management using IT Technologies

The goal of the dissertation is to find an effective form of optimization of the progress developer projects using IT technology in the point of view of a project manager. The theoretical part of the dissertation is dedicated to the project management's theory and clarification all used terms. After the theoretical part follows the description of progress of a standard developer project of building a department store. The fourth part is dedicated to the freely available software for a project management in perspective of applicability for a project control, a documentation process and sharing comments to be used inside a company in relation to the other external companies. Then follows a description of the concrete developer project in help of the management theory contained in the second part including activities definition, their logical sequence and competence math. Within the seventh part the first is identified a critical path in using CPM method (Critical Path Method) and then there are described the critical parts of the project and a description of solving the optimization of the project management, which provides a selected software product. At the end of the seventh part is appraised how successfully the critical parts of the project were optimized and increased the efficiency of the work of the project team.
Controlling of developments of Erste Group Immorent Czech Republic

Bachelor's thesis describes an information system for management of development projects of Erste Group Immorent Czech Republic. This is complemented by theory of the calculations, calculation systems, and project management. The main outcome of this work is proposal of three improvements for increasing efficiency of described system.
