Tématem práce je developerský projekt. Cílem je vytvořit ekonomické posouzení nově vznikajícího developerského záměru a postupným definováním tohoto projektu se dopracovat k čisté současné hodnotě a k době návratnosti investice. Vzhledem k různorodosti deve-loperských projektů se zde řeší rozdíl výsledků ekonomických metod u posuzovaných variant, a to buď u plánovaného celkového prodeje nového objektu, nebo u plánu částečně objekt rozprodat a částečně administrativní části objektu pronajímat. Výstupem je obraz ekonomic-ké efektivnosti developerského projektu zvolených dvou variant. The topic of this thesis is a real estate development project. Its aim is to create economic evaluation of a newly arising real estate business plan and, while gradually defining this project, to determine the net present value and the duration of return on investment. Considering the diversity of real estate development projects, the difference between results of the economic methods of the evaluated options is being dealt with, namely either of the planned complete sale of the new object or of the plan of selling the object partly out and renting its administrative parts. Finally, the outcome of this real estate development project will depict economic efficiency of the two chosen options.
